(Registration No. 201601005661 (1176587-M)) (&#8220;SRT&#8221;).<\/span><\/p>\n<p id=\"pat_tenant-clause-1-2-user-the-individual-accepting-these-terms-user\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">1.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">User: The individual accepting these Terms (&#8220;User&#8221;).<\/span><\/p>\n<p id=\"pat_tenant-clause-1-3-these-terms-govern-the-user-s-access-to-the\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">1.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">These Terms govern the User&#8217;s access to the Speedhome platform (&#8220;Platform&#8221;) for browsing listings, submitting enquiries, messaging, viewing coordination, screening workflows, document uploads, and pre-tenancy transactions (including Application Fee and Speedsign Fee payments). SRT facilitates Platform tools and document preparation only; the User remains responsible for reviewing the transaction documents and obtaining any independent advice the User considers necessary. The User\u2019s use of the Platform during an active tenancy is governed by the applicable SRT Platform Terms and the executed tenancy documents, and not by these Terms.<\/span><\/p>\n<p id=\"pat_tenant-clause-1-4-srt-s-obligations-under-these-terms-are-limited-to\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">1.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">SRT\u2019s obligations under these Terms are limited to the pre-tenancy facilitation described herein and shall terminate upon Go-Live (or earlier termination of the application process). Nothing in these Terms shall be construed as imposing on SRT any obligation to provide financial support, indemnification, enforcement assistance, or ongoing operational support to the User during or after the tenancy term. Any such obligations, if any, are set out exclusively in the applicable tenancy documents and SRT Platform Terms.<\/span><\/p>\n<p id=\"pat_tenant-clause-1-5-these-terms-do-not-create-any-tenancy-lease-right\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">1.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">These Terms do not create any tenancy, lease, right to possession, or obligation for any party to proceed to a tenancy. A tenancy exists only after execution of the relevant tenancy documents (Sub-Tenancy Agreement or Direct Tenancy Agreement) and Go-Live confirmation.<\/span><\/p>\n<h2 id=\"pat_tenant-section-2-definitions\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">2. <\/span><span class=\"legal-text\">Definitions<\/span><\/h2>\n<p id=\"pat_tenant-clause-2-1-application-fee-means-the-non-refundable-subject-to-clause\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Application Fee means the non-refundable (subject to Clause 4.3) fee of Ringgit Malaysia Five Hundred (RM500) payable by the User upon confirming intent to proceed with a specific property, as set out in Clause 4.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-2-go-live-means-the-point-at-which-all-tenancy\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Go-Live means the point at which all tenancy documents are executed, required initial payments are completed, and the relevant landlord party confirms activation in the Platform.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-3-platform-means-the-speedhome-digital-platform-website-and-mobile\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Platform means the Speedhome digital platform (website and mobile application) operated by SRT through which invoicing, payment facilitation, ledger administration, notices, and document workflows are administered.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-4-recorded-channel-means-a-platform-message-email-whatsapp-message\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Recorded Channel means a Platform message, email, WhatsApp message, SMS, recorded call, or other electronic message that can reasonably be recorded and retrieved.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-5-speedsign-fee-means-the-one-time-digital-contracting-and\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Speedsign Fee means the one-time digital contracting and stamping facilitation fee payable by the User at or before Go-Live, in the amount shown in the Platform at the time of the relevant tenancy transaction (plus SST at the prevailing rate), as set out in Clause 5.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-6-business-day-means-a-day-other-than-a-saturday\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.6<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Business Day means a day other than a Saturday, Sunday, or gazetted public holiday in the State of Selangor or a Federal public holiday in Malaysia.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-7-sst-means-service-tax-chargeable-under-the-service-tax\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.7<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">\u201cSST\u201d means service tax chargeable under the Service Tax Act 2018 [Act 807], or any successor or replacement tax of a similar nature.<\/span><\/p>\n<p id=\"pat_tenant-clause-2-8-interpretation-of-capitalised-terms-capitalised-terms-used-but-not\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">2.8<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Interpretation of capitalised terms: Capitalised terms used but not defined in these Terms shall have the meanings given to them in the applicable Direct Tenancy Agreement or Sub Tenancy Agreement.<\/span><\/p>\n<h2 id=\"pat_tenant-section-3-screening-consent\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">3. <\/span><span class=\"legal-text\">Screening consent<\/span><\/h2>\n<p id=\"pat_tenant-clause-3-1-the-user-consents-to-srt-and-or-its-group\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">3.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">The User consents to SRT (and\/or its group companies, including SPEEDHOME PROPERTY SDN. BHD. (Registration No. 202601021813 (1683910-A)) (&#8220;SHP&#8221;)) conducting verification and screening checks reasonably required for onboarding, including:<\/span><\/p>\n<p id=\"pat_tenant-block-a-identity-and-document-verification-nric-passport-work-permit-student\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(a)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">identity and document verification (NRIC, passport, work permit, student ID, or other identification);<\/span><\/p>\n<p id=\"pat_tenant-block-b-credit-and-tenancy-screening-checks-via-licensed-credit-reporting\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(b)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">credit and tenancy screening checks via licensed credit reporting agencies (including CTOS Data Systems Sdn Bhd and RAM Credit Information Sdn Bhd (RAMCI)) and SRT&#8217;s internal tenancy databases; and<\/span><\/p>\n<p id=\"pat_tenant-block-c-employment-income-and-affordability-checks-using-documents-provided-by\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(c)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">employment, income, and affordability checks using documents provided by the User.<\/span><\/p>\n<p id=\"pat_tenant-clause-3-2-screening-results-may-be-shared-with-the-listing-landlord\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">3.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Screening results may be shared with the listing landlord (or SHP, where applicable) strictly for the purpose of the tenancy application decision. The User acknowledges that a negative screening result may result in the application being declined.<\/span><\/p>\n<p id=\"pat_tenant-clause-3-3-the-user-represents-that-all-information-and-documents-submitted\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">3.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">The User represents that all information and documents submitted for screening are true, complete, and not misleading. Submission of false or forged documents may result in: (a) immediate rejection of the application; (b) forfeiture of any Application Fee paid; (c) recording of the incident in SRT&#8217;s internal fraud\/screening database; and (d) reporting to relevant authorities where required by law.<\/span><\/p>\n<p id=\"pat_tenant-clause-3-4-automated-screening-review-where-the-user-s-application-is\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">3.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Automated screening review. Where the User\u2019s application is declined based in whole or in part on an automated screening assessment, the User may request a manual review by submitting a written request via the Platform within seven (7) Business Days of the rejection notice. SRT shall use reasonable endeavours to complete the manual review within fourteen (14) Business Days. The outcome of the manual review shall be final and binding.<\/span><\/p>\n<p id=\"pat_tenant-clause-3-5-tenancy-record-the-user-consents-to-srt-maintaining-a\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">3.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Tenancy Record. The User consents to SRT maintaining a tenancy conduct record (\u201cTenancy Record\u201d) reflecting the User\u2019s tenancies facilitated through the Platform, including payment history, tenancy completions, defaults, breaches, and eviction events. The User consents to the Tenancy Record being made available to prospective landlords to whom the User applies via the Platform, for the purpose of tenancy application decisions, including but not limited to for any product or service offered by SRT using Platform data, such as tenant screening, eligibility assessment, and tenant conduct verification services. The User may add contextual annotations to any entry in the Tenancy Record via the Platform. SRT will not disclose the Tenancy Record to third parties outside the Platform except as authorised in these Terms or as required by law.<\/span><\/p>\n<p id=\"pat_tenant-clause-3-6-fraud-and-screening-database-entries-in-srt-s-internal\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">3.6<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Fraud and screening database. Entries in SRT\u2019s internal fraud and screening database are: (a) retained for five (5) years from the date of the incident, unless a longer period is required by law; (b) accessible only to authorised SRT personnel and, where relevant to an active tenancy application, to the listing landlord in summary form; (c) subject to the User\u2019s right to request review or correction via the Platform, with SRT to respond within twenty-one (21) days; and (d) not disclosed to credit reporting agencies except in the case of a verified financial default, being an outstanding amount confirmed as due and payable under these Terms or any tenancy agreement facilitated through the Platform, as reported under Clause 8.2<\/span><\/p>\n<h2 id=\"pat_tenant-section-4-application-fee\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">4. <\/span><span class=\"legal-text\">Application Fee<\/span><\/h2>\n<p id=\"pat_tenant-clause-4-1-when-payable-the-application-fee-is-payable-when-the\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">When payable. The Application Fee is payable when the User confirms intent to proceed with a specific property after viewing (or virtual viewing). Payment of the Application Fee confirms the User&#8217;s serious intent to rent the specific property and initiates the screening and contracting process.<\/span><\/p>\n<p id=\"pat_tenant-clause-4-2-application-toward-rent-upon-successful-execution-of-the-tenancy\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Application toward rent. Upon successful execution of the tenancy documents and Go-Live, the Application Fee is applied as a credit toward the first rental invoice. The Application Fee credit shall be applied in priority to and before any other Platform-level deduction, allocation, or set-off (including any Waterfall Allocation under the applicable SRT Platform Terms). The User acknowledges that rental payments collected through the Platform may thereafter be allocated in accordance with the payment waterfall set out in the applicable tenancy documents and SRT Platform Terms. For the avoidance of doubt, payment allocation during an active tenancy is governed by the applicable SRT Platform Terms and not by this Clause.<\/span><\/p>\n<p id=\"pat_tenant-clause-4-3-refund-conditions-the-application-fee-is-refundable-only-in\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Refund conditions. The Application Fee is refundable only in the following circumstances:<\/span><\/p>\n<p id=\"pat_tenant-block-a-the-user-does-not-pass-srt-s-or-shp\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(a)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the User does not pass SRT&#8217;s or SHP&#8217;s screening\/eligibility check, even after providing all required documentation;<\/span><\/p>\n<p id=\"pat_tenant-block-b-the-landlord-does-not-approve-the-application-or-rents\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(b)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the landlord does not approve the application or rents the property to another tenant; or<\/span><\/p>\n<p id=\"pat_tenant-block-c-the-landlord-unilaterally-alters-the-agreed-upon-terms-or\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(c)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the landlord unilaterally alters the agreed-upon terms, or the listing is found to contain materially false or misleading information after the User paid the Application Fee.<\/span><\/p>\n<p id=\"pat_tenant-clause-4-4-forfeiture-conditions-the-application-fee-is-forfeited-non-refundable\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Forfeiture conditions. The Application Fee is forfeited (non-refundable) if:<\/span><\/p>\n<p id=\"pat_tenant-block-a-the-user-unilaterally-cancels-or-withdraws-from-mutually-agreed\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(a)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the User unilaterally cancels or withdraws from mutually agreed-upon terms with the landlord;<\/span><\/p>\n<p id=\"pat_tenant-block-b-the-user-fails-to-sign-the-tenancy-documents-within\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(b)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the User fails to sign the tenancy documents within three (3) days of receiving them through the Platform, or by the agreed tenancy commencement date (whichever is earlier);<\/span><\/p>\n<p id=\"pat_tenant-block-c-the-user-fails-to-pay-the-full-amount-required\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(c)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the User fails to pay the full amount required for move-in within two (2) days after the signing date or seven (7) days before the move-in date (whichever is earlier), unless otherwise agreed in writing between the landlord and the User; or<\/span><\/p>\n<p id=\"pat_tenant-block-d-the-user-provides-false-forged-or-misleading-documents-during\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(d)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the User provides false, forged, or misleading documents during screening.<\/span><\/p>\n<p id=\"pat_tenant-clause-4-5-forfeiture-allocation-where-the-application-fee-is-forfeited-under\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Forfeiture allocation. Where the Application Fee is forfeited under Clause 4.4:<\/span><\/p>\n<p id=\"pat_tenant-block-a-ringgit-malaysia-three-hundred-rm300-is-directed-to-the\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(a)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Ringgit Malaysia Three Hundred (RM300) is directed to the landlord as compensation for the landlord&#8217;s time and opportunity cost; and<\/span><\/p>\n<p id=\"pat_tenant-block-b-ringgit-malaysia-two-hundred-rm200-is-retained-by-srt\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(b)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Ringgit Malaysia Two Hundred (RM200) is retained by SRT as an administrative fee.<\/span><\/p>\n<p id=\"pat_tenant-clause-4-6-refund-process-refunds-under-clause-4-3-are-processed\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.6<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Refund process. Refunds under Clause 4.3 are processed within three (3) Business Days of the refund request being approved. The User must submit the refund request via the Platform with the required payment details as shown in the Platform.<\/span><\/p>\n<p id=\"pat_tenant-clause-4-7-one-property-at-a-time-each-application-fee-applies\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">4.7<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">One property at a time. Each Application Fee applies to one specific property only. If the User wishes to apply for a different property, a separate Application Fee is required (subject to refund of the prior Application Fee if a refund condition under Clause 4.3 applies).<\/span><\/p>\n<h2 id=\"pat_tenant-section-5-speedsign-fee-digital-contracting-and-stamping-facilitation\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">5. <\/span><span class=\"legal-text\">Speedsign Fee (digital contracting and stamping facilitation)<\/span><\/h2>\n<p id=\"pat_tenant-clause-5-1-what-it-covers-the-speedsign-fee-is-a-one\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">What it covers. The Speedsign Fee is a one-time fee covering: (a) preparation and facilitation of the digital tenancy agreement (Sub-Tenancy Agreement or Direct Tenancy Agreement, as applicable); (b) stamping facilitation with the Inland Revenue Board of Malaysia (LHDN); and (c) Platform administration for the tenancy contracting process.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-2-amount-the-speedsign-fee-is-the-amount-shown\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Amount. The Speedsign Fee is the amount shown in the Platform at the time of the relevant tenancy transaction, plus SST at the prevailing rate where applicable. The amount may vary by property type, tenancy term, customer group, promotion, or package as displayed in the Platform.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-3-when-payable-the-speedsign-fee-is-payable-at-or\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">When payable. The Speedsign Fee is payable at or before Go-Live, as part of the initial invoice shown in the Platform.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-4-non-refundable-after-go-live-the-speedsign-fee-is\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Non-refundable after Go-Live. The Speedsign Fee is non-refundable once Go-Live has occurred and stamping has been facilitated or initiated, except as expressly provided in Clause 4.3 for Application Fee refunds.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-5-refund-before-go-live-if-the-tenancy-does-not\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Refund before Go-Live. If the tenancy does not proceed to Go-Live due to a refund condition under Clause 4.3 (and the Speedsign Fee has already been paid), SRT will refund the Speedsign Fee within three (3) Business Days.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-6-stamping-and-speedsign-stamp-duty-is-a-statutory-obligation\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.6<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Stamping and Speedsign. Stamp duty is a statutory obligation and the amount is determined by LHDN based on the tenancy terms. Where the User pays a Speedsign Fee and the Platform states that stamping is included, the Speedsign Fee includes standard tenancy agreement preparation, stamping facilitation, and standard first stamping for the relevant STA\/DTA when stamping is requested, selected, or required through the Platform. The User shall not be separately charged for the same standard first stamping. Additional stamping, re-stamping, amendment stamping, LHDN reassessment or variance, or out-of-scope stamping requests may be shown separately in the Platform. SRT&#8217;s role is administrative facilitation only; SRT does not determine the stamp duty amount and is not liable for LHDN processing timelines.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-7-stamping-on-request-stamping-is-initiated-through-the-platform\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.7<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Stamping on request. Additional stamping, re-stamping, amendment stamping, LHDN reassessment or variance, or out-of-scope stamping requests will be shown in the Platform invoice at the time of request.<\/span><\/p>\n<p id=\"pat_tenant-clause-5-8-if-stamping-is-refused-by-lhdn-for-reasons-not\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">5.8<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">If stamping is refused by LHDN for reasons not attributable to SRT, SRT shall not be liable for the refusal or any consequence thereof.<\/span><\/p>\n<h2 id=\"pat_tenant-section-6-virtual-viewing-disclosure\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">6. <\/span><span class=\"legal-text\">Virtual viewing disclosure<\/span><\/h2>\n<p id=\"pat_tenant-clause-6-1-where-the-user-proceeds-based-on-a-virtual-viewing\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">6.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Where the User proceeds based on a virtual viewing (photos\/video) without a physical inspection, the User acknowledges that:<\/span><\/p>\n<p id=\"pat_tenant-block-a-the-virtual-viewing-is-for-reference-only-and-may\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(a)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">the virtual viewing is for reference only and may not capture all property conditions; and<\/span><\/p>\n<p id=\"pat_tenant-block-b-if-upon-physical-viewing-or-move-in-the-user\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(b)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">if, upon physical viewing or move-in, the User finds a material discrepancy from the virtual viewing content, the User must notify SRT within three (3) days of the physical viewing or move-in date.<\/span><\/p>\n<p id=\"pat_tenant-clause-6-2-if-a-material-discrepancy-is-confirmed-and-reported-within\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">6.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">If a material discrepancy is confirmed and reported within the timeline in Clause 6.1(b), the User may exercise a full refund of all payments made (including Application Fee and Speedsign Fee), provided the User returns all keys and vacates the property before the refund is processed.<\/span><\/p>\n<h2 id=\"pat_tenant-section-7-platform-rules\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">7. <\/span><span class=\"legal-text\">Platform rules<\/span><\/h2>\n<p id=\"pat_tenant-clause-7-1-the-user-must-not\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">7.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">The User must not:<\/span><\/p>\n<p id=\"pat_tenant-block-a-submit-false-forged-or-misleading-information-or-documents\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(a)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">submit false, forged, or misleading information or documents;<\/span><\/p>\n<p id=\"pat_tenant-block-b-harass-threaten-or-abuse-other-users-landlords-tenants-srt\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(b)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">harass, threaten, or abuse other users, landlords, tenants, SRT staff, or SHP staff;<\/span><\/p>\n<p id=\"pat_tenant-block-c-attempt-to-circumvent-platform-workflows-or-solicit-off-platform\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(c)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">attempt to circumvent Platform workflows or solicit off-platform transactions that bypass Platform payment or contracting processes;<\/span><\/p>\n<p id=\"pat_tenant-block-d-use-the-platform-for-any-unlawful-purpose-or\" class=\"legal-blokk subclause\"><span class=\"legal-num\">(d)<\/span><span class=\"legal-text\">use the Platform for any unlawful purpose; or<\/span><\/p>\n<p id=\"pat_tenant-block-e-interfere-with-or-attempt-to-compromise-platform-security-or\" class=\"legal-block subclause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">(e)<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">interfere with or attempt to compromise Platform security or integrity.<\/span><\/p>\n<p id=\"pat_tenant-clause-7-2-srt-may-suspend-restrict-or-terminate-the-user-s\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">7.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">SRT may suspend, restrict, or terminate the User&#8217;s Platform access for suspected fraud, abuse, security risk, or violation of these Terms.<\/span><\/p>\n<p id=\"pat_tenant-clause-7-3-suspension-or-restriction-does-not-discharge-any-outstanding-payment\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">7.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Suspension or restriction does not discharge any outstanding payment obligation of the User.<\/span><\/p>\n<h2 id=\"pat_tenant-section-8-privacy-and-data-consent\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">8. <\/span><span class=\"legal-text\">Privacy and data consent<\/span><\/h2>\n<p id=\"pat_tenant-clause-8-1-data-processing-srt-collects-and-processes-the-personal-data\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Data processing. SRT collects and processes the personal data submitted under these Terms (including identity, contact, employment, financial, screening, transaction, Platform activity, device, and communications data) for the purposes of Platform access, screening, billing, contracting, fraud prevention, dispute handling, credit reporting, compliance, and service improvement, and for any product or service offered by SRT using Platform data (including tenant screening, eligibility assessment, and tenant conduct verification services). Data may be disclosed to SHP, landlords (for application decisions, on a need-to-know basis), successor landlords or transferee owners of the relevant property (where applicable), payment processors, vendors, professional advisors, credit reporting agencies, regulatory authorities, and successor entities as required. Screening and onboarding may involve automated profiling and algorithmic assessment; the User consents to such processing for the purposes stated in this Clause 8. Data may be processed outside Malaysia where needed for Platform operations, with reasonable data protection safeguards in place. Data is retained for seven (7) years from the later of account deactivation or the last tenancy transaction, unless a longer period is required by law.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-2-tenancy-record-and-credit-reporting-consent-the-user-consents\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Tenancy Record and credit reporting consent. The User consents to SRT recording and using application, screening, payment, fraud, platform-risk, and tenancy-conduct information in SRT&#8217;s internal Tenancy Record, fraud\/screening database, and future Platform screening workflows, subject to applicable law and correction rights. External disclosure to licensed credit reporting agencies (including CTOS Data Systems Sdn Bhd and RAM Credit Information Sdn Bhd (RAMCI)) shall be limited to information that is legally permitted and operationally accepted by the relevant agency. As the default position, external credit reporting is limited to verified financial defaults, including outstanding Application Fee forfeiture amounts, unpaid Speedsign Fees, and other verified payment defaults. Fraud allegations, screening flags, or platform-risk events shall not be disclosed externally unless they constitute a verified financial default, are required by law, or the relevant licensed agency confirms it may accept that category. Before reporting a default externally, SRT will issue a cure notice through the Platform giving at least seven (7) days to cure, unless immediate reporting is required by law.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-3-data-subject-rights-under-applicable-personal-data-protection-laws\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Data subject rights. Under applicable personal data protection laws, the User may request access to, or correction of, personal data held by SRT, or withdraw consent to processing (subject to contractual and legal obligations). Requests may be submitted via the Platform. SRT will respond within twenty-one (21) days or such other period as required by law.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-4-sensitive-personal-data-where-srt-processes-sensitive-personal-data\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Sensitive personal data. Where SRT processes sensitive personal data (including credit check data), such processing is carried out under the User&#8217;s explicit consent given under these Terms and in compliance with applicable law.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-5-withdrawal-of-consent-the-user-may-withdraw-consent-to\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Withdrawal of consent. The User may withdraw consent to the processing of personal data at any time by submitting a written request via the Platform. Withdrawal of consent does not affect the lawfulness of processing carried out before the withdrawal. Where consent is withdrawn: (a) SRT may be unable to continue providing certain Platform services; (b) any outstanding contractual obligations remain unaffected; and (c) SRT may retain personal data to the extent required by law, regulation, or for the establishment, exercise, or defence of legal claims.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-6-third-party-data-sources-srt-may-collect-personal-data\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.6<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Third-party data sources. SRT may collect personal data about the User from third-party sources, including credit reporting agencies, government databases, publicly available records, the other party to a tenancy arrangement, and referees or employers nominated by the User. Such data is used for the purposes described in Clause 8.1.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-7-obligatory-and-voluntary-data-certain-personal-data-including-identity\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.7<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Obligatory and voluntary data. Certain personal data (including identity documents, contact details, and financial information) is obligatory for Platform registration and tenancy facilitation. Failure to provide obligatory data may result in SRT being unable to process the User\u2019s application. Other data (such as property preferences) is voluntary.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-8-data-protection-enquiries-for-enquiries-complaints-or-requests-relating\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.8<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Data protection enquiries. For enquiries, complaints, or requests relating to personal data, the User may contact SRT\u2019s data protection team via the Platform\u2019s support channel or by writing to the registered address of SPEEDRENT TECHNOLOGY SDN. BHD. SRT will acknowledge receipt within seven (7) Business Days.<\/span><\/p>\n<p id=\"pat_tenant-clause-8-9-privacy-notice-section-8-of-the-srt-terms-of\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">8.9<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Privacy Notice. Section 8 of the SRT Terms of Use as in effect on the date these Terms are accepted constitutes SRT&#8217;s Privacy Notice for the purposes of applicable personal data protection laws. The User acknowledges having been informed of, and consents to, the data processing practices described therein. If Section 8 of the SRT Terms of Use is later updated, the version in effect on the date these Terms are accepted shall prevail for these Terms unless the User separately accepts the updated version.<\/span><\/p>\n<h2 id=\"pat_tenant-section-9-limitation-of-liability\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">9. <\/span><span class=\"legal-text\">Limitation of liability<\/span><\/h2>\n<p id=\"pat_tenant-clause-9-1-srt-does-not-guarantee-that-any-tenancy-will-proceed\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">9.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">SRT does not guarantee that any tenancy will proceed. The Platform facilitates matching, screening, and contracting; it does not guarantee property quality, landlord conduct, or tenancy outcomes.<\/span><\/p>\n<p id=\"pat_tenant-clause-9-2-to-the-maximum-extent-permitted-by-law-srt-s\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">9.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">To the maximum extent permitted by law, SRT&#8217;s total liability arising from or related to these Terms or the User&#8217;s use of the Platform at Stage 1 (pre-tenancy) is limited to the total amount of Application Fee and Speedsign Fee actually paid by the User for the relevant transaction.<\/span><\/p>\n<p id=\"pat_tenant-clause-9-3-ai-and-automation-disclaimer-no-ai-generated-output-automated\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">9.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">AI and automation disclaimer. No AI-generated output, automated suggestion, automated calculation, automated Platform action, chatbot response, estimate, system notice, or other automated Platform output constitutes a binding representation, warranty, undertaking, guarantee, legal advice, or commitment by SRT or SHP beyond what is expressly stated in the applicable signed documents. The User must review and verify automated outputs before acting on them. Where an automated Platform action is confirmed to be inconsistent with the applicable signed documents, the signed documents prevail and SRT\u2019s obligation is limited to correction or reversal of that specific action within a reasonable time, subject to any express dispute window in the applicable signed documents.<\/span><\/p>\n<p id=\"pat_tenant-clause-9-4-exclusion-of-consequential-loss-to-the-maximum-extent-permitted\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">9.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Exclusion of consequential loss. To the maximum extent permitted by law, SRT shall not be liable for any indirect, incidental, special, or consequential loss or damage arising from or in connection with the User\u2019s use of the Platform or these Terms, including (without limitation) loss of rental opportunity, loss of profit, loss of data, loss of goodwill, vacancy loss, enforcement status changes arising from automated triggers, or opportunity loss arising from incorrect estimates, whether or not SRT has been advised of the possibility of such loss.<\/span><\/p>\n<p id=\"pat_tenant-clause-9-5-no-post-go-live-financial-obligation-for-the-avoidance\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">9.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">No post-Go-Live financial obligation. For the avoidance of doubt, nothing in these Terms shall be construed as creating, reviving, or implying any financial obligation of SRT or SHP to the User during or after the tenancy term, including (without limitation) any obligation to provide rent protection, indemnification, or enforcement funding. Any such obligations, if any, are governed exclusively by the executed tenancy documents and the applicable SRT Platform Terms.<\/span><\/p>\n<h2 id=\"pat_tenant-section-10-notices-and-communications\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">10. <\/span><span class=\"legal-text\">Notices and communications<\/span><\/h2>\n<p id=\"pat_tenant-clause-10-1-the-user-consents-to-receiving-platform-notices-via-platform\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">10.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">The User consents to receiving Platform notices via Platform notice inbox, email, WhatsApp\/SMS, and other channels configured in the Platform.<\/span><\/p>\n<p id=\"pat_tenant-clause-10-2-notices-are-deemed-served-at-the-time-shown-in\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">10.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Notices are deemed served at the time shown in the Platform transmission log or the time sent via the relevant channel. Where a Platform-generated notice is confirmed by SRT to have been issued in error due to a system or automation malfunction, SRT shall withdraw the notice and no consequence shall flow from the erroneous notice, provided the error is confirmed within seven (7) Business Days of the notice date.<\/span><\/p>\n<p id=\"pat_tenant-clause-10-3-no-informal-variation-no-communication-by-any-srt-staff\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">10.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">No informal variation. No communication by any SRT staff member, agent, or automated system via any Recorded Channel shall vary, amend, or create any obligation not expressly stated in these Terms, unless confirmed in writing by a duly authorised officer of SRT. The User shall not rely on informal communications as creating or evidencing any financial or contractual commitment by SRT.<\/span><\/p>\n<p id=\"pat_tenant-clause-10-4-the-user-must-keep-contact-details-updated-failure-to\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">10.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">The User must keep contact details updated; failure to update does not invalidate service.<\/span><\/p>\n<h2 id=\"pat_tenant-section-11-general\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">11. <\/span><span class=\"legal-text\">General<\/span><\/h2>\n<p id=\"pat_tenant-clause-11-1-these-terms-are-standalone-and-do-not-incorporate-external\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">These Terms are standalone and do not incorporate external documents by reference. These Terms supersede any prior Platform Access Terms accepted by the User. These Terms, together with the specific transaction details displayed in the Platform at the time of the User\u2019s acceptance, constitute the entire agreement between SRT and the User in respect of the subject matter hereof. The User acknowledges that the User has not relied on any representation, warranty, collateral contract, or undertaking not expressly set out in these Terms. General content on the Speedhome website, mobile application, social media pages, blog, and marketing materials is provided for informational and promotional purposes only and does not form part of these Terms or any contract between the User and SRT. In the event of any inconsistency between such general content and these Terms, these Terms shall prevail.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-2-if-any-provision-is-invalid-the-remainder-continues\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.2<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">If any provision is invalid, the remainder continues.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-3-these-terms-are-governed-by-malaysian-law-and-the\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.3<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">These Terms are governed by Malaysian law and the parties submit to the Courts of Malaysia.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-4-electronic-acceptance-and-platform-records-are-valid-and-binding\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.4<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Electronic acceptance and Platform records are valid and binding.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-5-srt-may-update-these-terms-with-at-least-thirty\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.5<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">SRT may update these Terms with at least thirty (30) days&#8217; notice via the Platform. Any change that materially affects the fees, liability framework, or obligations under any active tenancy agreement (a Material Change) is effective only if the User is shown the updated Terms in the Platform and explicitly accepts them (e.g., by clicking &#8220;I Agree&#8221; \/ OTP confirmation). Non-material changes take effect on the effective date stated in the notice, and continued use of the Platform after that date constitutes acceptance. The User may close their account if they do not accept a Material Change.<\/span><\/p>\n<p class=\"body\">Special Conditions \/ Additional Clauses: None<\/p>\n<p id=\"pat_tenant-clause-11-6-assignment-and-succession-the-user-shall-not-assign-transfer\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.6<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Assignment and succession. The User shall not assign, transfer, novate, or otherwise dispose of any right or obligation under these Terms without SRT\u2019s prior written consent. SRT may assign or transfer its rights and obligations under these Terms to any group company or successor entity upon thirty (30) days\u2019 notice via the Platform. Any change in the identity of the landlord, property owner, or other counterparty on the landlord side in respect of a tenancy facilitated through the Platform shall not discharge, release, or affect the User\u2019s obligations under these Terms.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-7-survival-clauses-3-screening-consent-4-application-fee-to\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.7<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Survival. Clauses 3 (Screening consent), 4 (Application Fee, to the extent of any forfeiture or outstanding obligation), 8 (Privacy and data consent), 9 (Limitation of liability), 10.3 (No informal variation), and this Clause 11 shall survive the expiry, termination, or completion of these Terms and any change of ownership on the landlord side.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-8-manifest-error-in-the-event-of-a-manifest-error\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.8<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Manifest error. In the event of a manifest error in any fee amount, rate, or calculation displayed in the Platform, SRT reserves the right to correct the error and notify the User before processing payment. The User shall not be charged the incorrect amount, and the corrected amount shall apply.<\/span><\/p>\n<p id=\"pat_tenant-clause-11-9-plan-summary-a-plan-summary-summarising-key-features-fees\" class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">11.9<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Public or generic Plan Summary. A public or generic Plan Summary summarising key features, fees, and plan details may be made available via the Platform for the User\u2019s general information only and does not form part of these Terms or any contract between the User and SRT. A transaction-specific final Plan Summary issued to a landlord is governed by the relevant landlord-facing agreement set and transaction records, and does not create separate tenant rights under these Terms.<\/span><\/p>\n<h2 id=\"pat_tenant-section-12-execution\" class=\"legal-heading section-heading\" style=\"margin:22px 0 12px 0;line-height:1.2;\"><span class=\"legal-num\">12. <\/span><span class=\"legal-text\">EXECUTION<\/span><\/h2>\n<p class=\"legal-block clause\" style=\"display:grid;grid-template-columns:3.6em minmax(0,1fr);column-gap:.45em;align-items:start;margin:0 0 8pt 0;page-break-inside:avoid;padding-left:0;text-indent:0;\"><span class=\"legal-num\" style=\"display:block;grid-column:1;white-space:nowrap;text-align:left;padding-right:0;text-indent:0;\">12.1<\/span><span class=\"legal-text\" style=\"display:block;grid-column:2;min-width:0;text-indent:0;overflow-wrap:break-word;\">Execution is evidenced by the applicable Platform record or e-sign provider evidence record for this document.<\/span><\/p>\n<p>  <\/main><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Table of Contents 1.
