The verdict at Aurora Residence is whole-unit family tenancy, and the proof is first-party: our own zero-deposit card has asked RM1,999 since 2019, carries 22 lifetime chat requests, and is flagged pet-friendly — a live flagship in a building whose measured rent band runs a tight RM1,900-2,000. Two fresh Mudah cards (22 and 23 hours old) both ask RM1,900 for 3-bed service-residence plates. The honest hole: the sale side was not collectable this sweep — no Aurora card in any sale feed read — so no yield is worked on this page, and none should be. The alternatives are measured and lose: nightly at the building's ~RM84 floor implies about RM1,500 a month at 60%, below the RM1,900 long ask; a three-bed split at corridor room rates grosses RM1,950-3,150 — marginal upside at best, and management-gated. Whole-unit, pet-flagged, zero deposit.
Three ways to run your unit
Pick a model card and put in your own numbers — the rent field loads RM1,999, our own live zero-deposit card, and the purchase field stays yours to fill: the sale side was not collected this sweep, so no denominator loads as truth. The answer updates as you type.

What can you earn?
First-party first — this is the fleet's strongest own-board story: one dedicated listing, "Aurora Residence Condominium @ Lake Side City", asking RM1,999, created 7 March 2019 and still live — 22 chat requests and 1 viewing appointment over its lifetime (platform record, not monthly demand), flagged pet-friendly, instant view and virtual viewing on. Zero deposit, pet-friendly, WFH-class service residence: the differentiators are product, not price.
The rent book, measured and tight. Mudah has no entity page for the building — the URL redirects to the Puchong area feed, itself a finding — but two in-building cards surfaced there, both hours old: "RM 1,900 per month | Partial furnish 5 star condo near LRT | Aurora Residence @ Lake Side City | 1,200 sq.ft 3Bed 2Bath | Listed 22 hours ago", and its fully-furnished twin at RM1,900, 23 hours old. That is a credible RM1,900-2,000 band. Read the plate label carefully: the cards say 1,200 sqft against published types of 1,141-1,238 — an agent-rounded label, never a new layout. The market shape around it: 958 live rentals in Puchong at a RM1,400 median, and Aurora's band sits about 36% above it — the newer-tower premium over older walk-up stock (Semarak at RM950, Sri Bayu at RM790-890), with Mudah's own popular-Puchong panel naming Aurora alongside LBS Skylake, Mutiara Hilltop and the Koi twins. Corridor counters on our board, other buildings: Idaman BSP RM1,500 twice, Mira at Shorea Park RM1,400, Seri Topaz RM1,600, Suria Garden RM2,200, Saville D'Lake RM1,500.
The denominator, honestly absent. The Puchong main sale feed was token-bound this sweep and the adjacent Puchong South feed reads 27 listings with zero Aurora cards — which also corroborates that the portals geocode this building under Puchong, not Puchong South. Launch-era history frames only: RM480,000-680,000 at launch, and 2026 portal subsale asking at roughly RM380,000-560,000 — a dated observation band for comparables homework, not a valuation, not a rent, and not this sweep's evidence. No yield is worked; when a dated sale comparable for your own parcel exists, run it in the calculator yourself.
The alternatives, worked and beaten. Short-stay: Airbnb recognizes the building as a location entity with a from-price of about RM84 a night — at 60% occupancy that is roughly RM1,500 a month, below the RM1,900 long-stay ask; long-stay wins at current rates unless your unit's nightly runs higher, and unit-level rates were not collected. Rooms: no dedicated Aurora room listing on any read; the corridor asks RM550-1,050 (Koi Kinrara's master at RM1,050 on our own board, Meta City medium-shared RM795, Sri Bayu RM680, a Puchong bilik at RM550) — a 1,200 sqft three-bed split at those rates grosses RM1,950-3,150 against RM1,900 whole: marginal upside at best, and it needs the management's written position first. The holes: maintenance and sinking fund not published (the RM0.22 psf print in the project record is a launch-era figure, a decade old), quit rent and assessment not published — the latest statements are the only numbers that count. Why an LRT-adjacent family-plate estate runs whole-unit
Aurora is Permodalan Masteron's 99-year leasehold scheme inside the 149-acre Lake Side City beside Tasik Prima — four blocks (A and B at 37 storeys, C and D at 27), 1,296 units, completed 2017 per handover records, three published three-room layouts at 1,141-1,238 sf, and an approximately 800 m covered walk to LRT Puchong Prima on the Sri Petaling Line. Every published plate is a three-bed family format: one household, one card, the LRT commuter and the lakeside family are the demand the record supports — and the rent band proves they pay. A 1,296-unit community writes its rules down; the StarProperty project record and the EdgeProp handover record carry the build facts. One identity fence that matters: Astra @ Aurora Residence is a distinct, newer phase — 364 units, launched 2024, estimated 2027 completion — and comparables, charges and house rules do not transfer between the two. The scarce card here is the pet-friendly whole unit — our own live listing flies that flag, and pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says; the offer is our policy, the by-law variance is one line in the same letter.
5 checks before you commit
-
Get the current maintenance and sinking-fund statements — the check this page cannot do for you. The RM0.22 psf print is launch-era; seven years of statements have happened since. Done: the latest pack, in writing.
-
Read the real title document — 99-year leasehold, MBSJ, and a serviced-residence estate can carry a distinct title category; the individual issue document of title names yours, and it also settles which estate your parcel belongs to — Aurora, not Astra. Done: you hold the copy.
-
Read the house rules as they stand today — multi-tenancy, pets and short-stay clauses gate every model above whole-unit in a 1,296-unit community. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says. Done: the current by-law text.
-
Bring your own dated sale comparable before quoting any yield. This sweep collected none; the launch and portal bands are context. A yield without a denominator is a guess wearing a percentage. Done: your comparable, dated and same-format.
-
Spend on condition, not on reconfiguring — RM20,000 lean and RM40,000 premium are SPEEDRENO planning assumptions, not quotes; reversible work only until the management has answered in writing. See the SPEEDRENO fit-out guide. Done: scope stays reversible.
FAQ
What yield does Aurora Residence give?
Honestly: none is worked on this page — the sale side was not collectable in this sweep, so there is no measured denominator. The rent side is solid (RM1,900-2,000, own card at RM1,999, about 36% above the RM1,400 Puchong median); bring a dated sale comparable for your parcel and run it in the calculator. Launch prices RM480,000-680,000 and portal asking RM380,000-560,000 are context, not the number.
Can you rent out rooms at Aurora Residence?
No dedicated Aurora room listing was found on any channel read — per-room economics are unmeasured in this building. The corridor asks RM550-1,050, so a split three-bed grosses RM1,950-3,150 against RM1,900 whole: marginal at best, and gated by the written management position. See the room rental and co-living guide.
Is short stay allowed at Aurora Residence?
The written by-law text is the only answer, and none is public. What is measured: Airbnb recognizes the building as a location entity from about RM84 a night — at 60% occupancy roughly RM1,500 a month, below the RM1,900 long-stay ask. At current rates the long tenancy wins; do not buy guest equipment on a location-entity listing page.
Are pets allowed at Aurora Residence?
Our own live listing is flagged pet-friendly — that is a first-party offer, not the management's consent; the MC's stance is not published. Pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms; the offer is our policy, and the by-law variance travels in the same letter.
What running it looks like
Setup is two documents plus the comparable that unlocks the yield: the title copy (leasehold parcel, Aurora not Astra) and the current house rules, with your own dated sale evidence turning this page's honest hole into a worked number. The work is one clean three-bed card to a screened household — zero deposit, pet-flagged where the rules allow, SPEEDHOME runs the listing, the viewings and the rent collection, and you approve the tenant before anything is signed. The plans sit on top: Standard at RM799 + SST a year, Protect at one month's rent, Protect+ at one and a half.
Ready? List your Aurora unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
The own-board read (including the NEXT_DATA platform counters), the area-feed card read, the Puchong South sale-feed read and the Airbnb entity read are reads of 10 October 2026 (evidence file aurora-residence-puchong-market-evidence-2026-10-10.yaml); the RM1,500 nightly-implied figure is a labelled derivation at 60% occupancy, the RM1,950-3,150 split band is labelled corridor arithmetic, and the 36% median premium is arithmetic on the measured band; the sale side was not collected — no yield is worked and the launch-era RM0.22 psf, RM480,000-680,000 and RM380,000-560,000 prints are dated context, never a denominator; the 22 chat requests are lifetime counters since March 2019, not monthly demand.
