This page explains how SPEEDHOME's landlord plans work — Standard, Protect and Protect+. It covers what each plan does, what is protected, how payouts work, and how pricing is structured, so you can choose the plan that fits your property.

How the plans work

SPEEDHOME offers three landlord plans. They differ in how the tenancy is structured and in the level of financial protection included.

Standard

You contract directly with your tenant under a Direct Tenancy Agreement. SPEEDHOME provides the platform tools — rent invoicing, payment handling, ledger administration, notices and tenant communication. Standard does not include rent protection payouts or insurance-backed protection.

Protect and Protect+

SPEEDHOME becomes the master tenant under a Master Lease Agreement and sub-lets to your occupant. SPEEDHOME operates the tenancy and provides the plan benefits — including scheduled rent payouts — within the caps and conditions of the plan. You remain the owner of the property and still approve the tenant, the rent and the agreement before signing.

In short: Standard gives you the tools to manage the tenancy yourself. Protect and Protect+ add financial protection and let SPEEDHOME handle the tenant side and pay you on a schedule.

Protect+ gives the strongest position: payout on the rent due date, the highest Rent Protection Pool, Overstay Cash Defender, and the highest Inconvenience Benefit. It suits landlords who want the most cover and the fastest, most predictable payout.

What is protected

Protection on Protect and Protect+ comes from two sources. Rent payout support is part of your SPEEDHOME agreement. Household contents protection is insurer-backed, arranged through the current insurer or insurance partner, with SPEEDHOME topping up above the insurer amount where your plan provides for it.

Rent Protection Pool (RPP)

The Rent Protection Pool is the maximum SPEEDHOME pays you if the tenant is late or does not pay. SPEEDHOME pays you on the plan schedule whether or not the tenant has paid, up to this limit.

It works like a revolving limit. Each payout uses up part of the pool. If the tenant later repays the overdue rent, SPEEDHOME is reimbursed first and the used portion of the pool frees up again — the same way a credit card limit refreshes once you pay down the balance.

Protect: up to 70% of 2 months' rent, paid within 10 days of the rent due date. Protect+: up to 2 months' rent, paid on the rent due date.

Overstay Cash Defender (Protect+ only)

If a tenant stays on past the rent they have paid for, Overstay Cash Defender continues paying you up to the tenancy end date or until the tenant moves out, whichever is sooner. It is request-based, capped, and depends on your cooperation with the enforcement process.

Inconvenience Benefit

Where a tenant abandons the tenancy or it ends due to tenant default, the Inconvenience Benefit covers eligible direct costs — outstanding utility bills, professional cleaning, and repair of accidental damage to fixed items. It is capped per plan: up to RM1,000 on Protect, up to RM2,000 on Protect+. It is paid by direct settlement to the relevant vendor against a verified invoice, not as cash to the landlord.

Optional add-ons can be elected at signing to raise specific cover, each with a one-time fee. Each add-on raises only its own category — the Utility Extra and Fixture Refurbishment sub-caps are separate and cannot be used interchangeably. Utility cover cannot be spent on fixtures, and fixture cover cannot be spent on utilities.

The Bundle adds both sub-caps, but they remain separate — RM1,000 for utilities and RM1,000 for fixtures, each usable only for its own category.

Household contents protection

For Protect and Protect+, household contents protection covers eligible movable items in the property. It is made up of two parts:

  • The first RM5,000 is insurer-backed base cover, arranged through the current insurer or insurance partner.
  • Where your plan provides a higher household contents amount, SPEEDHOME covers the portion above RM5,000 as a contractual top-up under your plan.

Both parts are assessed on the same claim standard, so your household contents claim is handled consistently across the full amount. The amount shown depends on your plan and is confirmed at signing.

SPEEDFIX and SPEEDFIX Advance

SPEEDFIX is a repair and vendor coordination service available on all plans within covered areas. Repair work is carried out by independent vendors coordinated by SPEEDHOME.

A major repair often lands as one large bill, all at once. SPEEDFIX Advance helps with that: for approved repair jobs, SPEEDHOME pays part of the repair cost directly to the vendor, so you do not fund the full amount upfront. You repay it from your rental payouts over up to 6 months, interest-free.

SPEEDFIX Advance is subject to approval and eligibility. The advanced amount is a repayable trade credit — it carries no interest, but it still needs to be repaid.

Plan pricing

Pricing has two parts: the plan cost, and a monthly service fee deducted from each rental payout.

For Protect and Protect+, the plan cost is taken as a rent-free period rather than a separate annual invoice.

Monthly service fee

The monthly service fee is deducted from each rental payout. It gets lower as your number of completed tenancy agreements with SPEEDHOME grows — the longer you stay, the less you pay.

Your tenancy agreement count is based on your lifetime record with SPEEDHOME, not only your active units today.

Note: The pricing on this page reflects the plan structure effective from 4 June 2026. Special or legacy arrangements may apply to some landlords based on their account history. The terms that apply to your tenancy are always the ones confirmed in your Platform record and signed agreement.

Changing or cancelling your plan

You select a plan at the start of a new tenancy. After that, a 60-day Plan Change Window applies from the commencement date:

  • A Standard tenancy may upgrade to Protect or Protect+ within the first 60 days, subject to the charges shown in the Platform.
  • A Protect or Protect+ tenancy may downgrade to Standard within the first 60 days, subject to approval and recalculation.
  • After the first 60 days, there is no ordinary plan change, downgrade, or cancellation.

This page covers plan changes only. It does not by itself create any cancellation or refund right. Ending a tenancy early is a separate matter, governed only by your signed tenancy agreement.

Important conditions

This page is a general explanation of how the plans work. It is not the tenancy agreement. The signed agreement set and your tenancy-specific Platform record set out the binding terms, and they prevail over anything stated here.

A few key points to be aware of:

  • Plan benefits do not cover pre-existing defects, normal wear and tear, or losses caused by landlord non-cooperation with enforcement or re-letting.
  • Household contents insurance is subject to the insurer's terms, excess, exclusions and claim validation.
  • SPEEDFIX and SPEEDFIX Advance are subject to service-area availability and eligibility.
  • Plan benefits are personal to the registered landlord; a change of ownership or identity requires notification and may require re-assessment.
  • After the Rent Protection Pool is fully used, SPEEDHOME continues tenancy operation and enforcement coordination, but scheduled payouts pause until the pool is replenished.
