Own a suite at Danau Kota? Run it whole-unit. The measured band is RM2,000-3,000 a month — and the proof of demand is our own card: a 969 sqft three-bed at RM2,300, zero deposit, keys held, twelve days live and already carrying 7 chat requests and 3 booked viewings. Against the one asking excerpt of about RM420,000, that card works out to 6.6% a year gross, asking over asking, labelled — no verified transacted price exists for this tower, and the "Danau Kota" price panel you will find online is landed-house data, not this building. Splitting loses at the midpoint: three rooms at Setapak corridor rates gross RM1,500-2,100, mostly under the whole-unit floor — only the band top RM2,000-2,100 reaches it. And no Airbnb unit names the building. One format, one household, one job: run it well.
Three ways to run your unit
Pick a model card, tell the tool which plate you hold, then put in your own numbers — the loaded price is one asking excerpt and the loaded rent is our own live card, nothing stronger exists. The answer updates as you type.

What can you earn?
The whole-unit market here is small and consistent: the Mudah entity carries exactly three live cards — RM2,000 for a 969 sqft suite, RM2,000 for an 830 sqft suite fully furnished with aircon and kitchen cabinet, and RM3,000 for a 969 sqft suite — plus our own RM2,300 card on the 969 plate. Four reads, RM2,000-3,000, no outliers. (One of those cards renders "5 bed" — this building has only ever had 3-bed suites, so that is a portal rendering flag, not a room count.) The search band for Setapak three-beds starts from RM1,850 and names this tower — the floor, not the market.
The denominator is thinner: asking listings around RM420,000 (about RM433 psf on the 969 plate). Sold-price excerpts run RM229-364 psf with a median around RM300, and one aggregator reads about RM460 psf on the 969 sqft layout — excerpt grade, none of it a verified transacted row. Worked out, labelled: RM2,300 x 12 is RM27,600 a year — 6.6% gross on RM420,000, with the full rent band reading 5.7-8.6% on that same denominator. On the RM300 psf excerpt median (about RM290,700 for a 969 suite) the same card would read 9.5% — that number is arithmetic over excerpts, never a market yield.
Rooms are not measured in this building — no room card exists on any channel. The corridor assumption that decides the split question: Setapak rooms run about RM500-700, so three of them gross RM1,500-2,100 — mostly under the RM2,000 whole-unit floor; only the band top RM2,000-2,100 reaches it. Splitting loses on the stated assumption at the midpoint (RM1,800), and the management letter has not answered anyway.
Short stay: zero Airbnb units name the building. The corridor pool around Setapak and Zetapark asks RM62-346 a night — context for what the area tolerates, not a price this tower has printed. Nothing here says the model is open; nothing says it is closed either. The letter decides.
Why whole-unit wins here
Danau Kota Suite Apartments is UOA Development's leasehold tower — one 29-storey block, 285 units, completed 2018, off Jalan Genting Kelang at the Danau Kota/Setapak Indah seam, under DBKL, near LRT Wangsa Maju and LRT Taman Melati with DUKE, MRR2, Karak and AKLEH on the doorstep. The design brief was uniformity: every suite is a three-bedroom, 818-1,012 sqft, no studios, no SOHOs. That uniformity is the whole investment story — one comparable proves the market for every parcel, and with 284 near-identical neighbours, condition and management are the only differentiators your card has.
The demand side is family- and sharer-shaped: three real bedrooms near two LRT stations and four highways rent to one household cleanly — and the fresh evidence says the market pays for exactly that: our 12-day-old zero-deposit card is already at seven chat requests. The fit-out budget follows the format: durable finishes, honest photos, working aircon. Not partitions (a 3-bed is already three rooms), not guest equipment (no building-named nightly presence exists to underwrite it).
5 checks before you buy
-
Get the real land title document. Leasehold is the record — read the actual title, its remaining term, and the car park on the parcel plan. Done: you hold the title copy.
-
Get the management's rules in writing — multi-tenancy, pets and short-stay in one letter. A uniform tower makes this letter the same for every parcel; get it once, keep it. Done: you have the letter.
-
Get the real running costs. The fee is unpublished on every channel read, and a 2018 building past its defect-liability years lives on its sinking fund. Done: your statement, not a guess. See the real cost of self-managing a rental.
-
Show your renovation plan to DBKL before you sign anything. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out converts the unit back in a day.
FAQ
Is Danau Kota Suite Apartments good for room rental?
Every unit physically has three bedrooms, but no room rate has ever been measured in this building. On the stated Setapak corridor assumption (RM500-700 a room) a split grosses RM1,500-2,100 — below the RM2,000-3,000 whole-unit band except its top RM100 (RM2,000-2,100 overlaps the band floor). Whole-unit is the default; sharing opens only with the management's written position, and it still has to beat the whole-unit rent to be worth the work.
What yield does Danau Kota Suite Apartments give?
About 6.6% a year gross on our own RM2,300 card over the RM420,000 asking excerpt — 5.7-8.6% across the full measured rent band, and 9.5% only if you believe the RM300 psf excerpt median. Asking over asking, excerpt-grade, no verified transacted row. Enter your own dated numbers in the calculator above; nothing stronger is honest.
Is short-stay allowed at Danau Kota Suite Apartments?
No Airbnb unit names the building, so there is no measured nightly price here — only corridor context at RM62-346 a night. The management's position is not public, and the courts have confirmed a corporation can prohibit short-term letting outright. The letter decides; never buy guest equipment before it arrives.
Are pets allowed at Danau Kota Suite Apartments?
The building's written position is not published — the pet flag you see on listing cards (including ours, which currently runs pet-off) is offer-level, not a building verdict. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; building rules can vary.
What running it looks like
Setup is two documents: the title (which settles the leasehold term and the parcel) and the management's letter (which settles everything else). The work is one household in a three-bed suite at the measured level — one listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, keys held so viewings actually happen, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a tower of 285 identical suites, the card that rents first is the fresh, well-run one — the 12-day, 7-request record on our own listing is what that looks like in practice.

The three Mudah cards, our own RM2,300 card and its demand counters, and the sale excerpts are reads of 10 October 2026; the yield arithmetic is labelled derivation over those reads. More: the landlord investment decision guide.
