Own a house in Kajang East? Rent it whole to one family — and know what you are buying. The two-storey superlink band reads RM1,100-1,600 a month on excerpt evidence, against a landed transaction median of RM738,000: that is 2.2% a year gross at the mid-band, 1.8-2.6% across it, labelled. This is a capital-growth hold with a clean family let on top, not a yield asset — and the exit story is the spread: MKH's Precinct 2 new stock asks RM1.278-1.705 million while the secondary median sits roughly RM540,000-967,000 below that. Rooms are not the model here — no room market exists inside the township, and the only measured corridor rooms are apartment and student stock. The demand pool is real and deep; the arithmetic says one household, one agreement.
Three ways to run your house
Pick a model card, tell the tool which house you hold, then put in your own numbers — the loaded price is an excerpt-grade landed median and the loaded rent is the excerpt band mid, nothing stronger exists. The answer updates as you type.

What can you earn?
The honest grade first: no live in-township rent card surfaced this sweep — the band is excerpt evidence. The two-storey superlink band runs RM1,100-1,600 a month; the one 3-storey card is RM2,500 for a 5-bed, 5-bath, 2,700 sqft house — its own plate, never blended into the 2-storey band. Nearby Semenyih 3-storey superlinks read around RM1,630, and the area pool carries 77 rental units under RM3,500.
The denominator: the landed transaction record under the "Taman Kajang East" name — seven transactions, median RM738,000 (RM365 psf), range RM581,000-980,000. Since October 2020 the same record counts 65 transactions at a RM729,000 median (RM386 psf). Name identity is probable but unverified — treat it as the best excerpt, not a title search. Worked out, labelled: RM1,350 a month (the band's true midpoint) is RM16,200 a year, on RM738,000 that is 2.2% gross; the full band reads 1.8-2.6%. The RM2,500 three-storey card over the same median is 4.1% — a different, bigger house, priced on its own plate.
The exit spread is the part worth reading twice: MKH's official Precinct 2 listing asks RM1.278-1.705 million for 231 new superlink units. The secondary median sits about RM540,000-967,000 below that band. New-stock premium, precinct differences, or both — whatever the reason, the resale market is not paying developer pricing, so buy on the secondary record, not the showroom.
Rooms: not the model. Inside the township no room market exists to argue a split; the measured corridor rooms — a PR1MA apartment room at RM400, student SMALL rooms at RM750-800 — are different stock. Landed houses in this corridor rent whole by default, and the community's written position plus your parcel title decide anything else.
Short stay: not collected this sweep — landed enclaves rarely carry a building-named nightly entity, and none was probed. Absence of data, not evidence of permission or prohibition.
Why whole-house wins here
Kajang East is MKH Berhad's freehold gated township off Jalan Semenyih — double-storey superlinks on 20x70 and 22x75 plots plus semi-detached residences, 1,800-2,200 sqft built-ups, delivered across precincts from 2015 to 2018, under MPKj, near the LEKAS interchange, Eco Majestic and the University of Nottingham Malaysia campus. A superlink is a family machine: four real bedrooms, two floors, a yard — one household fills it completely.
The demand record is the deepest landed corridor measured to date. Three corridor listings have run for years collecting lifetime counters: Ascotte Boulevard at RM900 with 165 chat requests and 20 viewings since January 2018, Residensi Aman Bandar Teknologi at RM1,400 with 150 requests, DCassia Semenyih at RM1,300 with 124. Our own board carries zero dedicated Kajang East cards today — the zero-deposit route into that proven pool is empty. Semenyih tenants — university staff and students, industrial executives, growing families — rent whole houses here; the corridor's landed stock rents whole by default, and the numbers above say the same.
5 checks before you buy
-
Get the real title document. Freehold landed means an individual title — read the issue document, the plot dimensions and any restrictions before anything else. Done: you hold the title copy.
-
Get the Resident Association's rules in writing — multi-tenancy, pets and short-stay in one letter, plus the security subscription and how reliably neighbours pay it. In a gated landed scheme the RA letter is what a tower gets from its MC. Done: you have the letter.
-
Get the real running costs. What is published is only a structure — sinking fund at 10% of the maintenance fee — with no base rate, no quit rent figure, no assessment. Done: your bills and the RA schedule, not a guess. See the real cost of self-managing a rental.
-
Show your renovation plan to MPKj before you sign anything. Landed does not mean unregulated: extensions and structure need the council. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out keeps the house sellable to the next family — the buyer of a landed house is usually an owner-occupier, and owner-occupiers do not pay for a conversion.
FAQ
Is Kajang East good for room rental?
The houses physically hold four to five bedrooms, but no room market exists inside the township and the corridor's measured rooms are apartment and student stock, not landed rooms. Whole-house family letting is the default; anything else needs the Resident Association's written position first — and at 2.3% gross, the return case is the land, not the room count.
What yield does a Kajang East superlink give?
About 2.2% a year gross — RM1,350 mid-band over the RM738,000 landed median, 1.8-2.6% across the excerpt band, and 4.1% only on the bigger RM2,500 three-storey plate. All of it excerpt-grade. This is a capital-growth hold with family-let income on top, not a yield asset. Enter your own dated numbers in the calculator above.
Is short-stay allowed at Kajang East?
Not probed this sweep — landed enclaves rarely carry a building-named nightly presence. The Resident Association's position is not public, and a gated community's house rules bind harder than a tower's by-laws in practice. The RA letter decides; never buy guest equipment before it arrives.
Are pets allowed at Kajang East?
The township's written position is not published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; the RA rules of your precinct can vary.
What running it looks like
Setup is two documents: the individual title (which settles the plot and its restrictions) and the RA letter (which settles multi-tenancy, pets, short stay and what the security subscription actually buys). The work is one family in a 1,800-2,200 sqft house at the measured level — one listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit widens the family pool, professional screening keeps it safe, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. Semenyih's tenant pool has been knocking on this corridor for eight straight years — the 165-request counter on one nearby listing is what patient, well-run stock looks like.
Ready? List your house with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
