Own a unit at LakePark? Run it whole-unit — and read the supply line before the yield line. Sixteen live cards, every rental in the Selayang feed, ask RM1,550-1,750 a month on 665-750 sqft plates; the portal pool runs 100 listings deep at the same price point. That is an investor-heavy building competing at one price: condition and management differentiate, not the asking. The yield depends entirely on which plate you hold — 3.4-3.8% a year gross at the RM550,000 transacted median, 6.8-7.7% at the RM272,000 entry floor, labelled, excerpt-grade. Rooms are unmeasured. One serviced-stay operator runs an Agoda page here, but no rate was captured and no permission is on record. The zero-deposit route on our own board is empty — first-mover vacancy.
Three ways to run your unit
Pick a model card, tell the tool which plate you hold, then put in your own numbers — the loaded price is a plate-mixed Brickz median and the loaded rent is the modal card, nothing stronger exists. The answer updates as you type.

What can you earn?
The capture is unusually clean: no building entity page on the portal, so the whole Selayang area feed was read — and all 16 listings on it are Lakepark. The modal card is RM1,750 for a 704 sqft fully furnished unit, roughly ten of the sixteen; one RM1,550 card is partially furnished at 700 sqft; two Lake 1 tower cards ask RM1,750 for 665 sqft. Band: RM1,550-1,750, cards 12-16 days old.
One conflict carried verbatim, because it changes your math: the building record reads 975, 1,265 and 1,538 sqft plates; the live cards read 665-750; sale-side copy reads "typically 3 bed / 2 bath, ~900-950 sqft". Three claims, none reconciled. The rent band belongs to the card plates; the record plates have no rent card at all.
The denominator: Brickz reads a RM457 psf median and RM550,000 median price, quartiles RM450,000-590,000 — excerpt grade, no transaction count or dates in the snippet, re-sweep named. At RM457 psf the card plates imply about RM304,000-343,000; the record 1,265 sqft plate implies about RM578,000 — the median is plate-mixed, so do not pair it blindly with the small-plate rent. Portal asking starts at RM272,000. Worked out, labelled: RM1,550-1,750 a month is RM18,600-21,000 a year — 3.4-3.8% on the median, 6.8-7.7% on the entry floor. The small plates carry the yield; the big plates carry the price.
Rooms: unmeasured — zero room cards on any channel for this building. The 665-704 sqft plates barely split, and in a 100-listing pool any premium is capped by the identical card next door. Whole-unit default.
Short stay: zero Airbnb units name the building. One Agoda property page — "Lakepark Residence@KL North" with free car park — proves a serviced-stay operator is present, but no nightly rate was captured and no permission is on record. Presence, not permission, not a rate.
Why whole-unit wins here
LakePark is JL99 Group's leasehold lakefront project at Pusat Bandar Utara — 516 units in two towers of 40 and 42 storeys, completed 2018, fronting a 23-acre lake, near Pasar Borong Selayang, Hospital Selayang and the MRR2/Jalan Kuching intersection, under MPS. The demand base is corporate and family tenants anchored by the hospital and the wholesale market — households that take a whole unit, sign a year, and renew.
The honest structural fact is supply: 100 portal listings plus 16 fresh cards, all asking within one RM200 band. In that pool the card that rents first is the one with honest photos, working aircon, a real price and viewings that happen — which is exactly what a zero-deposit, professionally-run card is. The corridor's own-board counters measure the appetite: Seri Wahyu at RM1,450 with 186 lifetime requests, Magnaville at RM1,500 with 165. None of those are LakePark — they price the neighbourhood demand that a well-run LakePark card steps into.
5 checks before you buy
-
Get the real land title document. Leasehold is the record — read the actual title for the remaining term and the parcel, and settle which plate you actually hold, because the record, the cards and the sale copy disagree. Done: you hold the title copy.
-
Get the management's rules in writing — multi-tenancy, pets and short-stay in one letter, plus the sinking-fund trajectory. With an Agoda operator already in the building, the short-stay answer is the valuable one. Done: you have the letter.
-
Get the real running costs. The fee is unpublished — no portal or agent page carries it. Done: your statement, not a guess. See the real cost of self-managing a rental.
-
Show your renovation plan to MPS before you sign anything. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. In a 100-listing pool, a stranded conversion is the one card that never rents. A reversible SPEEDRENO rental fit-out converts back in a day.
FAQ
Is LakePark Residence good for room rental?
No room card exists for this building on any channel, so nothing is measured — and the arithmetic is against it: the 665-704 sqft plates barely split, and a 100-listing supply pool caps any per-room premium. Whole-unit is the default; sharing opens only with the management's written position and a viewing that proves the plan carries separate occupants.
What yield does LakePark Residence give?
It depends on the plate, honestly: 3.4-3.8% a year gross at the RM550,000 Brickz median, 6.8-7.7% at the RM272,000 entry asking floor — RM1,550-1,750 rent, excerpt-grade denominator, no transaction dates in the snippet. The small plates carry the yield; the big plates carry the price. Enter your own dated numbers in the calculator above.
Is short-stay allowed at LakePark Residence?
One serviced-stay operator runs a building-named Agoda page, but no nightly rate was captured and the management's position is not public. The courts have confirmed a corporation can prohibit short-term letting outright — the letter decides, never the operator next door.
Are pets allowed at LakePark Residence?
The building's written position is not published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; building rules can vary.
What running it looks like
Setup is two documents: the title (which settles the leasehold term and which plate you actually hold) and the management's letter (which settles everything else, short stay included). The work is one household in a furnished plate at the measured level — one listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a building where a hundred owners ask the same price, the professionally-run zero-deposit card is the differentiated one — and the empty dedicated board here means that card can be yours.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
