Own a unit at Meritus Residensi (or buying one)? Whole-unit is the play. Fifty rentals are live right now — three-beds ask RM1,450-2,300 with most sitting at RM1,500-2,000, studios RM900-1,300 — which is about 3.6-4.8% a year gross at the RM500,000 recorded median. Thirteen units already run short-stay at RM140-248 a night, the strongest measured alternative here; rooms have no measured market at all. Here are the three ways to run the unit, and what to check first.

What can you earn?
Rent at the going rate, buy at the recorded median. The 50 live rentals split cleanly by plate: three-beds (958-1,100 sqft) ask RM1,450-2,300, with the mode at RM1,500-2,000 and RM1,500 the single most common ask; studios (400-650 sqft) ask RM900-1,300. A handful of outliers — a renovated penthouse, a 4-bed variant — sit above the band and are quoted as-is, never blended into it.
Worked out: RM1,750 x 12 = RM21,000 divided by RM500,000 = 4.2% a year (asking rents over the recorded transacted median, 11 Oct 2026). Across the mode band the 3-bed gives 3.6-4.8%; at the RM410,000 floor of the recorded transaction range the same rents work out to 4.4-5.9% — a transacted-basis figure, labelled as such. Studios carry no separately measured price, so run them through the calculator with your own purchase number.
Based on comparing current listings: "3 Room Meritus Cheapest Unit for 3 Room - Near Pg Bridge | RM1,500 | 960 sqft"; "Meritus Residensi One room studio Fully furnished | RM1,300 | 500 sqft"; "Meritus Residensi Studio Unit for Rent URGENT | RM900 | 500 sqft".
SPEEDHOME's own board is the gap: zero dedicated Meritus listings today, and the building's pages currently mis-serve one landed card from Kajang as their only "nearby" home — a placement defect we have reported. Treat the local zero-deposit lane as empty. The first landlord to list here owns it, in a building where 50 rentals compete on deposit terms.
The 2020 tower needs furniture, not walls. A furniture-only SPEEDRENO rental fit-out — the RM20,000 lean plan, not the RM40,000 premium rebuild — is all a unit needs to show well.
Why whole-unit wins here — and when short-stay beats it
The studio is the yield plate: one room, no split physics, RM900-1,300 of monthly income on the cheapest entry format in the building. The 3-bed is the family let: RM1,500-2,000 mode, Penang Bridge and Prai factory commuters, Mydin and Sunway Medical walking distance.
Rooms are a story nobody has measured. The full 50-card read found zero in-building room listings — there is no building data to underwrite a split. The RM550-650 room figures floating around aggregator summaries are unverified at this building; do not buy the unit on them. If the management letter later allows sharing, the room rental and co-living guide is the next read — it is not evidence this building cleared the gate.
Short-stay is the measured alternative: 13 building-named units, RM140-248 a night. At RM180 a night and 60% occupancy — an assumption, not a measurement — that is roughly RM3,200 a month, comfortably above the 3-bed long-let mode. Two things gate it: the management's written position (Malaysia's top court confirmed a management corporation can ban short-stay) and the commercial-title utility stack, which taxes a busy short-stay unit at commercial tariffs unless your parcel holds a domestic conversion. Get the letter and the tariff answer before spending on lockboxes and photography.
5 checks before you buy
-
Get the real land title document — not the agent's ad. The record says freehold commercial title; your own copy settles what you may legally do with the unit. Done: you hold the title copy.
-
Get the management's rules in writing — short-stay, room rental, pets. One letter answers all three. Done: you have the letter.
-
Get the real running costs — maintenance fee, sinking fund, quit rent. None are published, so ask. Done: a number on paper. See the real cost of self-managing a rental.
-
Show your renovation plan to MBSP before you sign anything. Seberang Perai's city council (Majlis Bandaraya Seberang Perai) holds the enforcement pen here — and ask TNB and PBA in the same week whether your parcel's meters bill at domestic or commercial rates. Done: the council answers in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. For Meritus: furniture yes, walls no — a reversible SPEEDRENO rental fit-out converts the unit back to normal in a day.
FAQ
Can you rent rooms at Meritus Residensi?
Nobody does today — zero room listings in the full 50-card read of the building's rental feed. A 3-bed split only enters the table after the management's written permission, and the aggregator room figures you may have seen are unverified here. See the room rental and co-living guide.
What yield does Meritus Residensi give?
About 3.6-4.8% a year before costs on a 3-bed at the RM1,500-2,000 mode over the RM500,000 recorded median (RM546 psf); the worked mid case is 4.2%. At the RM410,000 floor of the recorded transaction range, 4.4-5.9%. Running costs are not published, so your real return is lower.
Is short-stay allowed at Meritus Residensi?
Thirteen building-named units trade at RM140-248 a night, so the demand is real — but permission is the management's to give, and the courts have confirmed they can refuse it. The commercial title adds a utility-tariff question a busy short-stay unit cannot dodge. Letter first, spend second.
Are pets allowed at Meritus Residensi?
The building's rules are not public. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.
What running it looks like
Setup is two documents: title, house rules. Then the work is one tenant whole-unit — one listing, a handful of viewings, a stamped tenancy agreement, then rent day — with the office-and-factory tenant base of Prai keeping vacancy short. Short-stay multiplies that cycle daily and stays gated until the management's letter is in your hand; rooms have no measured market to run on. SPEEDHOME runs the listing, the viewings and the zero-deposit screening; you approve the tenant before the agreement is signed. Keep the unit easy to convert, and treat selling as a bonus — the rent is the business.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
All figures are asking prices read on 11 Oct 2026 (the building's live rental feed, the short-stay platforms' building-named units, and SPEEDHOME's own board); the sale median and transaction range come from a recorded-transactions building row whose dates the excerpt did not state. Running costs are not published. More: the landlord investment decision guide.
