Own a unit at One South? The verdict splits by phase — the name alone tells you nothing. Hold a Flexis or Cube SOHO (450-550 sqft)? That is a small whole-unit play: the one raw rent card this sweep is a Cube 1-bed at RM1,500, and a studio that size has no split physics. Hold a Parc, Gardenz or Flora three-bed (1,021-1,220 sqft)? Whole-unit family letting, with the honest caveat that no raw family-band rent card exists — the RM2,000-2,400 band is corridor-implied, and against the Parc-phase Brickz median of RM450,000 that is 5.3-6.4% a year gross, phase-mixed arithmetic, labelled hard. One smart-home short-stay unit runs about RM228 a night with the management position unknown. And the rule that saves you money: never quote Parc evidence against Flexis — the portals, the prices and the tenants are all phase-specific.
Three ways to run your unit
Pick a model card, tell the tool which phase band you hold, then put in your own numbers — the loaded price is the Parc-phase median and the loaded rent is the one raw Cube card, nothing stronger exists. The answer updates as you type.

What can you earn?
Start with what is actually measured, because it is thin. Exactly one raw rent card surfaced: a Cube 1-bedroom service residence at RM1,500 a month, inside a portal pool of 33 One South service residences. The specialist-page studio band of RM1,000-1,200 is summarizer grade — parked, not printed. What the corridor implies, labelled: the SOHO band likely clears RM1,200-1,500, because Serdang Skyvillas asks RM1,500 with 76 lifetime chat requests and 22 viewings, and 3 Elements asks RM1,350 with 53.
The family band has no raw card at all. The RM2,000-2,400 range is corridor-implied — Prestige Residence at RM2,000, City of Green at RM2,300, both different buildings nearby. Against the Parc-phase transacted median of RM450,000 (RM397 psf, quartiles RM405,000-470,000, excerpt grade), that implied band works out to 5.3-6.4% a year gross. Every label applies: a Parc price against corridor rents, no raw Parc card, never a market yield.
Rooms: not found in this building — the Seri Kembangan rooms feed carries 146 cards and not one belongs to a One South phase. The nearest corridor room anchor is Vista Impiana at RM700. Nothing to measure, nothing to underwrite.
Short stay: one live building-named unit — a "New Cosy Smart Home" for up to 5 pax at RM1,140 for five nights, about RM228 a night — plus an unpriced Flexis listing in search results. At an assumed 60% occupancy the priced unit implies about RM4,100 a month, well above the family band. A thin but real pilot; the management position is unknown. Presence, not permission.
Our own board is empty across all five phases — zero dedicated One South cards in a 40-card pool where 26 are genuine Seri Kembangan corridor listings. First-mover vacancy, again, in a corridor our own counters prove is deep.
Why the phase decides everything
One South is Prop Park Sdn Bhd's scheme for Hua Yang Berhad — a 17.89-acre leasehold master plan along Persiaran Serdang Perdana, built out 2013-2018 as five separate phases plus a 384-lot Street Mall: Parc (418 units, 2014), Gardenz (377, 2014/15), Flexis (424 SOHO, 2015), Flora (194, 2016) and The Cube (270 SOHO, 2018). The leasehold runs to about 2108 — a very long remaining term, so tenure is not the binding constraint. The binding constraints are the phase your parcel sits in and that phase's written management position, because each phase is its own strata community with its own rules.
The two bands are different businesses. The SOHO band rents to singles and couples who want work-from-home space near MRT Serdang Raya Utara — one tenant, one agreement, furniture that maximises the 450-550 sqft. The family band rents to households that need three real bedrooms near the KL-Seremban/Besraya corridors. The Brickz row you will find online is the Parc phase only — RM450,000 median — and quoting it against a Flexis studio is the single most expensive mistake available on this address.
5 checks before you buy
-
Get the real title document — and read which phase it names. The leasehold runs to about 2108, so the term is fine; the question is the parcel, its phase, and for the SOHO phases, the title category and any utility-surcharge condition. Done: you hold the title copy.
-
Get your phase management's rules in writing — multi-tenancy, pets and short-stay in one letter. Five phases means five answers; the One South name settles none of them. Done: you have the letter for your phase.
-
Get the real running costs. No phase publishes its fee — two probes returned forum threads, not figures. Done: your statement, not a guess. See the real cost of self-managing a rental.
-
Show your renovation plan to MBSJ before you sign anything. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out serves both bands — SOHO work-from-home layouts, family-durable finishes — and converts back in a day.
FAQ
Which One South phase should an investor buy?
Buy the band, not the name. The SOHO band (Flexis, The Cube) is a small whole-unit play — one raw card at RM1,500, corridor-implied RM1,200-1,500, no split physics, no transacted row. The family band (Parc, Gardenz, Flora) is a whole-unit family let — corridor-implied RM2,000-2,400 against the Parc median RM450,000. Match the phase to the tenant you want, then get that phase's letter.
What yield does One South give?
5.3-6.4% a year gross on the family band — corridor-implied rents over the Parc-phase Brickz median, phase-mixed, no raw family card, labelled. The SOHO band has one raw card (RM1,500) and no transacted denominator at all. Enter your own dated, phase-matched numbers in the calculator above; nothing stronger is honest.
Is short-stay allowed at One South?
One building-named smart-home unit asks about RM228 a night, implying roughly RM4,100 a month at 60% occupancy — but the management's position is not public, and each phase's rules can differ. The courts have confirmed a corporation can prohibit short-term letting outright. Your phase's letter decides.
Are pets allowed at One South?
No phase publishes a written position — and with five phases, "One South" cannot answer the question. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; your phase's rules can vary.
What running it looks like
Setup is two documents: the title (which names your phase and its conditions) and your phase's management letter (which settles multi-tenancy, pets and short stay). The work is one tenant in one furnished unit at the measured level — one listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a master scheme where every phase is its own market, the phase-matched, well-run card is the one that rents — and our board is empty in all five phases, so that card can be yours.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
The Cube rent card, the Parc-phase Brickz row, the corridor counters and the smart-home nightly card are reads of 11 October 2026; the family-band rents and all yields are labelled corridor-implied derivation over those reads. More: the landlord investment decision guide.
