Platinum Hill: Rental Investment

The verdict at Platinum Hill is the phase you own, not the estate name. PV3's own-board record is RM1,700 — flat from January 2019 to August 2023 across two dedicated zero-deposit cards, 96 and 84 lifetime chat requests — while PV8's large 3+1 plates ask RM2,500-2,900 on the Mudah entity. Worked on the raw PV8 asking capture: RM2,500-2,900 x 12 = RM30,000-34,800 on RM550,000 = ~5.5-6.3% asking-basis, before 2.19%. On the PV3 project-page band: RM1,600-1,700 x 12 = RM19,200-20,400 on ~RM369,000-430,000 = ~4.5-5.5%. PV2's yield is withheld — its rent plate is unmeasured. Maintenance is measured once: RM438.90 a month, RM0.27 psf, on a 1,620 sqft PV8 plate. Rooms: no room card in PV2, PV3 or PV8. Short-stay: no unit names the estate.

Three ways to run your unit

Pick a model card and put in your own numbers. The rent field loads RM1,700 — the own-board PV3 record, flat across a full rate cycle — and the purchase field stays yours to fill: the sale evidence is phase-split, from a RM452,500 Brickz median excerpt on PV2 to a RM550,000 expired PV8 asking capture. The answer updates as you type.

What can you earn?

First-party first: two dedicated PV3 cards, both RM1,700, four and a half years apart. One live since 8 January 2019 with 96 chat requests and 10 viewings (~7.8 years on the counter), one since 9 August 2023 with 84 requests and 5 viewings. The entity title reads "2 Zero Deposit Houses for Rent in Platinum Hill Kuala Lumpur · 31 nearby". A flat RM1,700 across 2019 and 2023 is a no-growth rent record — underwrite the plate, not the growth.

The wider market, dated context, phase-split. The Mudah entity carries 7 cards: "RM 2,900per month 3+1 2 1,800 sq.ft PV8 Platinum Hill 5d" and "RM 2,500per month 3+1 1,551 sq.ft PV8 Platinum Hill Full Furnished 1w" on the large plates; "RM 1,600per month 3 2 1,350 sq.ft Platinum Hill PV3"; and "RM 1,500per month 2 1 880 sq.ft Platinum Hill 2 Partial Furnished" — a naming the phases do not confirm, carried as written. In-estate siblings on our own board: Platinum Lake PV10 at RM1,700 pet-friendly (155 requests, 36 viewings) and Platinum Lake PV20 at RM1,800 (41). The Setapak corridor around it: Setapak Green RM2,200 @265 CRs, Seksyen 1 Wangsa Maju RM1,300 @214, Flat Seksyen 2 Wangsa Maju RM1,100 @224, Residensi Vista Wirajaya RM2,600 fresh.

The sale side, phase by phase, honest about grade. PV8: one raw expired asking — RM550,000, RM340 psf, 1,620 sqft, two parking bays. PV3: the project-page sold band of RM291-339 psf, roughly RM369,000-430,000 on ~1,270 sqft plates. PV2: a Brickz search excerpt — "median price per square foot is RM325, with a median property price of RM452,500. Transactions ranged from RM430,000 to RM475,000" — excerpt-grade, never a live bind, and one sibling-trap discarded by name-read: the TAMAN MELATI FLAT row at RM348 psf is a different asset class. Purchase stays owner-input.

Rooms, short-stay and costs. No PV2, PV3 or PV8 room card exists on any surface read; the estate's room evidence is the PV21 sibling ladder — RM500 @129 requests, RM600 @31, RM700 @102 — a different phase's operating machine, context only, and the registry's room bands (RM600-700 / RM800-900 / RM1000-1200) remain labelled defaults. Short-stay: zero building-named units in 19 cards read; the grid belongs to ZetaPark, KL East and Melawati stock at RM774-2,205 for five nights. Quit rent and assessment are not published; council is DBKL.

Why a 2010 freehold estate prices by phase

Platinum Victory built this estate as PV-numbered phases, and the phase is the asset. PV8: 600 units of 3+1 1,550-1,800 sqft completed June 2010. PV2: 700 units on a 1,313 sqft 3-bed standard. PV3: 475 units around 1,270 sqft. Two owners who both "own Platinum Hill" own different investments — different plates, different charge histories, different AGMs. The maintenance quirk is the tell: RM438.90 a month reads cheap at RM0.27 psf and big in absolute terms, because the plate is 1,620 sqft — the psf flatters, the invoice does not. Pets: no phase MC position is published, the PV10 sibling runs pet-friendly at offer level, and pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms; the offer is our policy, and the by-law variance is one line in the same letter.

5 checks before you commit

  1. Confirm the phase on the title — PV2, PV3 or PV8 on the issue document, not the estate name on the advert. Done: you hold the individual issue document of title with the phase stated.

  2. Get that phase's MC written stance — short-stay, multi-tenancy and pets in one request; a rule from another phase's AGM is not your rule. Done: the clauses, in writing, with the COB filing date.

  3. Get the sinking-fund and charge history for your phase — the only measured maintenance in this estate is PV8's RM438.90 raw pair; your phase's own schedule is the number that counts. Done: the last three years in writing.

  4. Verify the sale side at your phase — the PV2 Brickz row is an excerpt, the PV8 capture is an expired asking, the PV3 band is a project page. Bring your own dated sale. Done: your own comp, in writing.

  5. Price by phase, deliberately — PV3 clears at RM1,700 flat on the record; PV8's large plates carry RM2,500-2,900. Choose your end on purpose. Done: your ask, justified in writing. See the SPEEDRENO fit-out guide.

FAQ

What yield does Platinum Hill give?

Phase-split, both asking-basis and labelled. PV8: RM2,500-2,900 x 12 = RM30,000-34,800 on RM550,000 = ~5.5-6.3% on the expired-listing capture. PV3: RM19,200-20,400 on ~RM369,000-430,000 = ~4.5-5.5% on the project-page band. PV2: withheld, because its rent plate is unmeasured — no like-for-like basis exists. All gross, before the 2.19% processing fee.

Can you rent out rooms at Platinum Hill?

No room card exists in PV2, PV3 or PV8 on any surface read. The estate's room evidence is the PV21 ladder (RM500/600/700) — a different phase. Registry bands (RM600-700 / RM800-900 / RM1000-1200) remain labelled defaults; see the room rental and co-living guide.

Is short stay allowed at Platinum Hill?

No unit names the estate on the short-stay grid — the 19 cards read belong to ZetaPark, KL East and Melawati at RM774-2,205 for five nights. The phase MC's written stance gates the model regardless.

Are pets allowed at Platinum Hill?

No phase MC position is published. The PV10 sibling runs pet-friendly at offer level, and pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms; the offer is our policy, and the by-law variance travels in the same letter.

What running it looks like

Setup is three documents plus one discipline: the title with the phase stated, the phase MC's written stance, the sinking-fund history — and family-grade furnishing sized to the plate, because PV8's 3+1 and PV3's 3-bed let to one household on 12-month zero-deposit terms. The work is one clean household per unit — SPEEDHOME runs the listing, the viewings and the rent collection, and you approve the tenant before anything is signed. The plans sit on top: Standard at RM799 + SST a year, Protect at one month's rent, Protect+ at one and a half.
