Own a unit at Residensi Zamrud? Run it whole-unit — the market here is already formed, which is rarer than it sounds. Mudah carries a 77-card entity for this one building, PropertyGuru lists 197 rental units, and our own board holds three cards at RM1,200-1,500, each with 22-28 lifetime chat requests across one-to-three-year runs. The transacted denominator: 17 sales at a RM350,000 median, so the own-board band works out to 4.1-5.1% a year gross, labelled. One short-stay operator runs both blocks at RM806 for five nights — real, measured, and gated on a management letter nobody has produced. Rooms: nothing measured.
Three ways to run your unit
Pick a model card, tell the tool you hold a 995 or 1,023 sq ft three-bed plate, then put in your own numbers — the loaded price is the Brickz transacted median and the loaded rent is the freshest own-board card. The answer updates as you type.

What can you earn?
Three own-board cards, three vintages, one verdict: steady mid-band demand. The newest — RM1,200, pet-friendly, live since April 2025 — has 28 lifetime chat requests and 6 viewings. A RM1,300 card from July 2024 carries 27. A RM1,500 card from June 2023 carries 22. Around them the entity is the deepest of the batch: 77 live Mudah cards reading RM1,000-1,600 across Blocks A and B, and the portals agree — Trovit "from around RM 1,200/month", Waa2 RM950-1,500 for the three- and four-beds.
The sale side: Brickz records 17 transactions at a RM350,000 median (362 psf), quartiles RM255,000-410,000 — excerpt grade, because the live Brickz URL currently 404s, and it files the building under BANGI rather than Kajang (the Sungai Tangkas seam; carried, not reconciled). The RM211,000 portal asking floor is asking, not transacted. Worked out, labelled: RM1,200 x 12 is RM14,400 a year, on RM350,000 that is 4.1% gross; RM1,500 x 12 is RM18,000, that is 5.1%. At the P255,000 quartile the band is 5.6-7.1%; at the asking floor, 6.8-8.5% asking-basis. Transacted median preferred; never a market yield.
Short-stay is real here, and that is the page's live question: "Chenta Homestay @ Zamrud Residence, Blocks A & B" asks RM806 for five nights — about RM161 a night — and the same Blocks A-and-B operation appears on the booking platforms at a reported ~$14 a night average. One operator, both blocks, multi-platform. Nothing public says the management allows it; the courts have confirmed a corporation can prohibit short-term letting outright. The letter decides.
Rooms: no in-building room card exists on any channel — unmeasured. The registry bands (RM600-700 small, RM800-900 medium, RM1,000-1,200 master) are operator defaults, never this building's rents. Same-road neighbours are different buildings — Rimbun at RM1,600, Parkland at RM1,300-1,750, Jed just down the road — the address alone does not identify the building, and comparables do not transfer.
Why whole-unit wins here
Zamrud is Cheras Hong Soon's freehold scheme of 1,205 units in four blocks (A 13, B 12, C 14, D 14 storeys) on Jalan Zamrud Utama, Sungai Tangkas, completed January 2019, under MPKj, in the Kajang 2 precinct — Types A and B, 995 and 1,023 sq ft, both three-bed two-bath. That plate and this market make the default easy: one household in a three-bed at the RM1,200-1,500 level, one agreement, one vacancy risk, against a 197-listing supply pool where condition and furnishing decide which card rents.
The own-board record is the template: the pet-friendly RM1,200 card is also the busiest. In a formed market, the fresh well-run card is the one that rents — and the fit-out that matters is reversible.
5 checks before you buy
-
Get the real land title document — freehold, and the parcel's own title confirms the block, plate and car parks. Done: you hold the title copy.
-
Get the management's rules in writing — multi-tenancy, pets and short-stay in one letter. With a homestay running across Blocks A and B, the short-stay answer is the valuable one. Done: you have the letter.
-
Get the real running costs — the maintenance rate and quit rent are unpublished, and generic psf ranges for the area are not this building's figure. Done: your statement, not a guess. See the real cost of self-managing a rental.
-
Show your renovation plan to MPKj before you sign anything. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out serves the next tenant whatever the letters say.
FAQ
Is Residensi Zamrud a room-rental investment?
No Zamrud room card exists on any channel, so nothing is measured. The three-bed plates make the split a fair question, but it opens only with the management's written position and a viewing that proves the plan carries separate occupants. Whole-unit is the measured play — three cards deep.
What yield does Residensi Zamrud give?
4.1-5.1% gross on the own-board band over the RM350,000 Brickz median (17 transactions); 5.6-7.1% at the P255,000 quartile; 6.8-8.5% at the RM211,000 asking floor, asking-basis labelled. The Brickz row is excerpt grade — the live URL 404s — so re-verify before yield-led decisions. Enter your own dated numbers in the calculator above.
Is short-stay allowed at Residensi Zamrud?
One operator demonstrably runs it — RM806 for five nights, both blocks, on multiple booking platforms — but that is evidence of demand, not permission: the management's written position is not public and nothing in the record says the MC allows it. The courts have confirmed a corporation can prohibit short-term letting outright. The letter decides.
Are pets allowed at Residensi Zamrud?
The building's written position is not published. The one measured fact nearby: our busiest own-board card — 28 chat requests — is the pet-friendly RM1,200 one. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; building rules can vary.
What running it looks like
Setup is two documents: the title (freehold, block and plate confirmed) and the management's letter (which settles everything else, short stay included). The work is one household in a three-bed at the measured level — one listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a 197-listing pool, the pet-friendly, well-run card is the one that rents.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
The three own-board cards, the 77-card entity read and the Airbnb rate are reads of 12 October 2026; the Brickz row is a search excerpt with a rotted URL, named. More: the landlord investment decision guide.
