Ritze Perdana 1 & 2: Whole-Unit Rental Investment Guide

The verdict at Ritze Perdana is per-phase, and the phases are not the same story. Ritze Perdana 1 is this batch's yield standout: a live Brickz base of 168 transactions at a RM225,000 median (541 psf), a measured RM1,100-1,500 rent band, and our own card at RM1,200 carrying 147 lifetime chat requests over 3.8 years — worked gross 5.9-8.0% on the median, 7.0-9.5% at the P25 RM189,000. Ritze Perdana 2 is thinner and dearer: portals read RM1,000-1,380 while our own dedicated ask sits at RM1,950 — an untested premium above its band, flagged, with no Brickz row surfaced at all and only snippet-grade sale reads (EdgeProp RM522 psf median). These are studio and SOHO plates (382-865 sqft), so the room-split question is moot by design — the pet-friendly room machine is next door at Palm Spring, not here — and short-stay's zero Ritze-named units mean the operators cluster at Empire City instead. Maintenance reads RM0.26 psf on RP1's own page text; confirm it covers RP2 before trusting it there.

Three ways to run your unit

Pick a model card and put in your own numbers — the rent field loads RM1,200, our own RP1 card with its 3.8-year, 147-request record, and the purchase field loads RM225,000, the live 168-transaction RP1 median. RP2 owners: anchor at the portal band, not the premium ask. The answer updates as you type.

What can you earn?

First-party, per phase — the entities are separate and so are the records. RP1: card 229631, "Ritze Perdana 1, Damansara Perdana", RM1,200, 147 lifetime chat requests and 34 viewings on a plate live since January 2023 — one of the fleet's longest-running demand records. RP2: card 288238, "Ritze Perdana 2, Petaling Jaya", RM1,950, 21 requests and 4 viewings since March 2025 — younger, and priced above its own portal band, which is a flag, not a fact.

The rent books. RP1: the PropertyGuru page text reads "The rent of the units starts from RM 1100 and goes up till RM 1500" — and the same echo carries the maintenance line, "There is a maintenance fee of RM 0.26 per sf which the residents have to pay", which is why both numbers ride together here. RP2: iProperty reads "rents from ~RM1,000 - RM1,380/month" — the own-board RM1,950 sits above it, untested; the page anchors RP2 at the portal band. The corridor around both (measured, other buildings): Empire City RM1,250 with 180 lifetime requests, Crown Tower at RM1,450 with 141, an Empire SOHO at RM2,800 — and the Palm Spring room machine at RM490-690 with 83-191 requests per card, every one pet-flagged, which is the adjacent proof of what co-living demand looks like in this neighbourhood, not in these buildings.

The denominators are unequal, and the page says so. RP1 is live-bound: "Ritze Perdana 1 have 168 sold Non-Landed Transactions. Median price RM225,000 (541 psf), Price range RM189,000 (P25) - RM300,000 (P75)" — a deep, dated file. RP2's Brickz row did not surface in two probes — an honest gap, re-probe flagged — and its sale side rests on snippets: EdgeProp's RM522 psf median (range RM429-615) with a claimed "rental yield ~6.02%", irumah's ~RM550 psf for studios, iProperty's "sale prices from RM259,000". Worked, labelled, gross, before the 2.19% processing fee: RP1 at RM1,100-1,500 annualises to RM13,200-18,000 — 5.9-8.0% on the RM225,000 median, 7.0-9.5% at the P25 RM189,000, with the own RM1,200 ask mid-band and its 147 requests as validation; RP2 at RM1,000-1,380 annualises to RM12,000-16,560 — 4.6-6.4% on the RM259,000 floor, and EdgeProp's ~6.02% claim corroborates the middle of that. See the real cost of self-managing a rental.

The alternatives, settled by design. Rooms: studio and SOHO plates from 382 to 865 sqft make the split question moot — no Ritze room card exists on any channel, and the room economics of this neighbourhood live at Palm Spring. Short-stay: zero Ritze-named Airbnb units — "Ritze" is absent from every title and so is "Damansara Perdana" — the operators cluster at Empire City (Mossaz skypool RM540 per five nights, The Velvet Studio at Paxtonz RM412, Empire 5 at RM414), which is where that demand sits, not here. Costs: maintenance RM0.26 psf is RP1-sourced page text at snippet-echo grade (roughly RM130 a month on a ~500 sqft studio); quit rent is not published; the MC's positions are unknown.

Why a two-phase studio estate beside 1Utama runs whole-unit

Ritze Perdana 1 and 2 are Usaha Hartamas' leasehold studio stock in Damansara Perdana — RP1 from November 2006 (three blocks, 997 units, 382-634 sqft) and RP2 from 2010 (two 13-storey blocks, 468 units, 420-865 sqft) — in the 1Utama-IKEA belt with Mutiara Damansara MRT at hand. Small plates near mega-retail mean one thing: single-professional and student lets at velocity, and the 147-request RP1 card is what that velocity looks like when it compounds for years. The pet angle lives next door — Palm Spring's all-pet-flagged room machine — and pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says; the offer is our policy, the by-law variance is one line in the same letter.

5 checks before you commit

  1. Get the current maintenance statements for YOUR phase. The RM0.26 psf print is RP1 page text; confirm it covers RP2 before trusting it there — two phases, two fee histories. Done: the latest pack, in writing.

  2. Read the real title document — leasehold studio/SOHO parcel; the title names your phase and plate. Done: you hold the copy.

  3. Read the house rules as they stand today — pets and short-stay clauses gate the only upside models small plates have. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says. Done: the current by-law text.

  4. Price RP2 at the band, not the ask. The RM1,950 own-card premium over the RM1,000-1,380 portal band is untested; and RP2 has no transacted base at all — RP1's median never transfers across phases. Done: your comparables, dated, same phase.

  5. Spend on condition, not on reconfiguring — RM20,000 lean and RM40,000 premium are SPEEDRENO planning assumptions, not quotes; a studio's rent moves on furnishing and presentation alone. See the SPEEDRENO fit-out guide. Done: scope stays reversible.

FAQ

What yield does Ritze Perdana give?

Two answers, per phase: RP1 is the standout — 5.9-8.0% gross on the live RM225,000 median (7.0-9.5% at the P25 RM189,000) at the measured RM1,100-1,500 band; RP2 works to 4.6-6.4% on snippet-grade RM259,000-floor arithmetic, with no transacted base surfaced. Bind a same-phase comparable before quoting either.

Can you rent out rooms at Ritze Perdana?

Moot by design: the plates are 382-865 sqft studios and SOHOs — no Ritze room card exists on any channel. The neighbourhood's room machine is Palm Spring next door (RM490-690, all pet-flagged), which is proof of demand, not of permission here. See the room rental and co-living guide.

Is short stay allowed at Ritze Perdana?

Zero Ritze-named Airbnb units exist — the short-stay operators of this corridor cluster at Empire City (RM412-540 per five nights). The written by-law text is the only answer that counts, and none is public.

Are pets allowed at Ritze Perdana?

The management's position is not published; what is measured is next door — Palm Spring's room machine flies the pet flag on every card at offer level. Pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms; the offer is our policy, and the by-law variance travels in the same letter.

What running it looks like

Setup is two documents plus phase discipline: the title copy (phase and plate named), the current house rules, and pricing inside your own phase — RP1 at its measured band over its live base, RP2 at the portal band until a transacted row surfaces. The work is one clean studio card to a screened tenant — zero deposit, SPEEDHOME runs the listing, the viewings and the rent collection, and you approve the tenant before anything is signed. The plans sit on top: Standard at RM799 + SST a year, Protect at one month's rent, Protect+ at one and a half.

Ready? List your Ritze Perdana unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

The own-board reads (both phase entities with counters), the PropertyGuru page-text read carrying rent band and fee in one echo, the iProperty/EdgeProp/irumah snippet reads, the live RP1 Brickz bind, the failed RP2 Brickz probes and the Airbnb read are reads of 12 October 2026 (evidence file ritze-perdana-1-ritze-perdana-2-ritze-perdana-market-evidence-2026-10-12.yaml); the RM13,200-18,000 and RM12,000-16,560 annualised figures are labelled derivations, and the 5.9-8.0% / 7.0-9.5% / 4.6-6.4% ranges are median-basis, P25-basis and snippet-floor arithmetic respectively; the RP2 RM1,950 ask is an untested premium above its portal band, anchored at the band; the RP2 Brickz row is not surfaced — snippet-grade only; the RM0.26 psf fee is RP1 page text at snippet-echo grade; chat-request counts are lifetime counters; the Palm Spring and Empire City numbers belong to other buildings, fenced.
