Whole-unit default, with a short-stay upside you must earn in writing — that is the verdict at Seroja Hills. Every unit is the same 1,096 sq ft three-bed plate, so condition is the only lever: partially furnished cards ask RM1,200-1,350, fully furnished RM1,800 — a RM450-600 monthly premium on an identical floor plan. Brickz binds the exit at RM402,000-405,000 transacted over 61 all-time transactions, so the long-let yields 3.6-5.4% gross. The short-stay flag is real: three building-named Airbnb units ask RM232-300 a night, the strongest short-stay-to-long-let ratio of this batch — but an assumed 60% occupancy drives it, and the management's written position gates it. Rooms: no in-building market exists; corridor rooms run RM700-900. Our board: zero dedicated listings. One portal table says freehold; the record says 99-year leasehold — the title settles it.
Three ways to run your unit
Pick a model card, put in your own numbers — the loaded price is the RM405,000 Brickz median over 61 transactions and the loaded rent is the RM1,500 band mid of the nine-card entity. The answer updates as you type.

What can you earn?
First-party first: SPEEDHOME's page reads "Zero Deposit House for Rent in Seroja Hills" with zero Seroja-named cards live — first-mover vacancy, and the pool that serves the Salak Tinggi corridor carries context, not comps: a "Bandar Baru Salak Tinggi" RM2,000 pet-friendly card (fresh, zero chats), "2-Storey M Senyum Sepang" RM1,700 at 11 chat requests, "Taman Indah Puteri 4" RM1,600 at 44.
The measured market, excerpt-labelled. Mudah's entity prints "9 Apartment / Condominium For Rent Seroja Hills in Sepang, Selangor" — the title count verified live, the card values search-excerpt grade. The band runs RM1,200-1,800 on the uniform 1,096 sq ft three-bed: "RM1,200-1,350/month partially/furnished 3R2B", "RM1,400/month condo ~10 min to ERL Salak Tinggi station", "RM1,800/month fully furnished". The gradient is the story: furnish is worth roughly RM450-600 a month here, a third to a half of the bare ask.
Worked arithmetic, both pairings labelled. Over the loaded RM405,000 Brickz All-window median: RM1,200-1,800 x 12 = RM14,400-21,600 = 3.6-5.3% gross. Over the thin one-year window's RM402,000, the top end reaches 5.4%. EdgeProp independently implies about 4.81% — mid-band confirmation, not our figure. The card values stay excerpt-grade until a re-sweep binds live cards.
Rooms: no Seroja room card exists on any channel this sweep. The corridor evidence is our own board one postcode over — Acacia Residences at Salak Perdana, middle room RM700, master RM900, both live with three chat requests each. Three rooms at RM700-900 would gross RM2,100-2,700 and beat the whole band — but that market is at Acacia, not here; the arithmetic is corridor-labelled, never asserted as a Seroja rent.
Short stay: three building-named Airbnb units measured — "TheAvaniSerojaHills| FreeWifi+Netflix|10minKLIA" at RM1,160 for five nights (RM232 a night), "NOVATI Seroja Hills (MUSLIM Guest)" at RM1,500 for five (RM300), "D'Seroja Homestay" at RM1,354 (RM270.8). At an assumed 60% occupancy those imply RM4,176-5,400 a month — 2.3-4.5x the long-let band, the strongest ratio in this batch. The occupancy is an assumption; the management's written position gates the model.
Running costs: maintenance, sinking fund and quit rent are NOT PUBLISHED — dedicated probes found nothing building-specific. See the real cost of self-managing a rental.
Why a one-plan hill block prices condition, not floor plans
Seroja Hills is OIB Group's 256-unit scheme — one 19-storey block, roughly 14 units a floor, on a 5-acre elevated site, completed 2019, every unit the same 1,096 sq ft three-bed two-bath plan. When 256 floors are identical, the plan is worthless as differentiation and everything rides on condition and policy: the furnish gradient above is the yield lever, and a pet-friendly whole-unit tenancy is the scarce side of an aviation-corridor market where most landlords say no. The demand base is shift workers from KLIA/KLIA2, Xiamen University Malaysia staff and postgraduates, and ERL-served commuters — whole-household demand first. Two record cautions: earlier drafts attributed the project to a Gadang Holdings vehicle — the record names OIB Group (Oriental Interest Berhad); and one portal specification table lists freehold against the balance of the record's 99-year leasehold. The title document settles both what you own and for how long.
5 checks before you commit
-
Get the real title document — the record says 99-year leasehold and one portal table says freehold; your issue document ends that argument and dates the remaining term. Done: you hold the copy.
-
Get the management's written position on short-stay, multi-tenancy and pets — one letter answers all three, and this is the building where the short-stay answer is worth real money. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says for the corridors. Done: the letter itself.
-
Get the real running costs — maintenance, sinking fund, quit rent; none published anywhere, and the AGM pack carries the audited accounts. Done: the latest statement.
-
Show your fit-out plan to MPSepang before structural work — reversible refresh yes, partitions never without written approval. Done: written reply.
-
Until the letter and the statement are in hand, commit nothing you cannot undo. A reversible SPEEDRENO fit-out — the furnish package the RM1,800 cards prove out — keeps every door open. Done: scope stays reversible.
FAQ
Can you rent rooms at Seroja Hills?
No in-building room market was found on any channel — the corridor rooms (RM700-900 at Acacia Residences) are one postcode over, not here. Three rooms would gross RM2,100-2,700 on paper, but that is corridor arithmetic; whole-unit is the model the building actually runs. See the room rental and co-living guide.
What yield does Seroja Hills give?
3.6-5.4% gross asking-basis: RM1,200-1,800 monthly rents over the Brickz RM402,000-405,000 transacted range (61 all-time transactions, live-bound; the one-year window is only 3 transactions deep). EdgeProp independently implies about 4.81%. Enter your own dated numbers above.
Is short-stay allowed at Seroja Hills?
Three building-named Airbnb units ask RM232-300 a night — the demand is real and airport-side. Whether it is allowed is settled only by the management's written position; treat it as an upside flag, not a base case, and never buy guest equipment before the letter.
Are pets allowed at Seroja Hills?
The building's own position is not published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn roughly 15-20% more where allowed, market context rather than a Seroja measurement. The offer is SPEEDHOME policy; the by-law variance is one line in the same letter.
What running it looks like
Setup is two documents: the title copy (leasehold, hill site) and the management letter. The work is one plate — furnished to the standard the RM1,800 cards set, listed inside the measured band, marketed to the aviation and university base the hill already pulls. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed; if the unit needs the furnish package first, that is one company too, not a contractor who leaves after handover.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
The zero-dedicated board read, the nine-card Mudah entity (excerpt-grade values), the Brickz live bind, the Airbnb cluster and the cost probes are reads of 12 October 2026 (evidence file seroja-hills-market-evidence-2026-10-12.yaml); yields and the short-stay monthly figures are labelled derivations on asking figures and an assumed occupancy.
