SPEEDHOME Tenant Membership Fee
If your rental deposit is 1.5 months of rent or less, you are on SPEEDHOME Tenant Membership. The fee is added to your monthly rent invoice — no separate bill, no separate sign-up.

What you get
Rent any SPEEDHOME-listed unit without paying an upfront cash deposit.
Non-structural defects found in the first 21 days of your tenancy are repaired at no cost to you.
If you are hospitalised for more than 7 days, SPEEDHOME pays your landlord up to 1 month of rent on your behalf — so you do not have to worry about rent while recovering.
At the end of 12 months, RM200 back to you if you paid rent on time, settled all dues (including utilities), and returned the unit in its original condition (minus reasonable wear and tear).
Pricing and billing
Pricing
The membership fee is RM59 + SST per month for a whole-unit rental or RM79 + SST per month for coliving or a room. It is added to your monthly rent invoice.
Billing cycle
The fee appears on the same monthly invoice as your rent. The invoice is sent to your registered email 7 days before the rent due date. Pay via credit or debit card, online banking, or ATM/CDM.
Cancellation and non-payment
Your membership ends when your tenancy ends. If you do not pay the fee in any month, SPEEDHOME will send 3 warning letters over 14 days. If the fee is still unpaid after the 14-day grace period, your membership ends.
Once membership ends, you lose access to Zero Deposit and the other benefits. If you re-rent, you must pay the standard deposit for the new unit. No refunds are available for fees already paid.

FAQ
Is the membership fee refundable if I cancel?
No. There are no refunds for fees already paid.
What if I move out before 12 months?
You forfeit the RM200 completion rebate. The rebate is paid only when you complete a full 12 months under the conditions above.
How do I claim Hospitalisation Rental Support?
Notify SPEEDHOME within 14 days of your hospital admission. SPEEDHOME will then pay your landlord directly for up to 1 month of rent on your behalf.
What counts as a “non-structural defect” for the 21-day repair?
Things that do not affect the building's structure: broken appliances, faulty plumbing, electrical issues, air-conditioning, door locks, etc. Structural issues such as wall cracks, roof leaks and foundation problems are handled under the tenancy agreement, not the membership.
