Own a unit at Twin Tower Residence? Run it whole-unit — and on this block the numbers, not doctrine, are what rule the room model out: two measured rooms at RM1,580 each make RM3,160, and the 2-bed whole-let mode is RM3,300-3,500. The market is deep and read in full: a fifty-card dedicated Mudah book (thirty cards rendered) with the 2-bed mode at RM3,300-3,500 on 882 sqft, studios at RM2,000-2,800, rooms pricing at studio levels on CIQ-worker demand. Sale asks run RM680,000-1.28 million with studios clustering at RM780,000 — Brickz is not indexed for this building, so both sides of the division are asks: about 3.2-5.1% a year gross on the 2-bed class, near 3.8-4.1% at the mode plate. Short-stay is live and named — eight building-titled units at RM605-1,346 per five nights, operators with 103 and 68 reviews — and it is the management's letter that decides it, not the demand.
Three ways to run your unit
Pick a model card, tell the tool which unit you hold, then put in your own numbers — the loaded price is the 2-bed ask spread midpoint rounded down to RM1,030,000, and no transacted file exists to better it. The answer updates as you type.

What can you earn?
The whole-unit book is the deepest measured market this side of the causeway: the dedicated entity holds fifty rent results, thirty rendered on the canonical page (page two re-serves page one — a site defect recorded, leaving twenty older cards unread this sweep). The 2-bed 882 sqft class asks RM3,000-3,900 with the mode sitting at RM3,300-3,500 across twelve-plus cards; studios and 1-beds on 500-600 sqft plates ask RM2,000-2,800, including a dual-key 559 sqft at RM2,300; the 3-bed 1,054 sqft card reads RM3,900. One RM1,600 card on a rendered 950 sqft 3-bed says "for family/couple! price can neg" — a low outlier whose plate conflicts with the documented 3-bed formats, and it is carried as exactly that, not averaged in. The FAQ's "starting from RM850" is a cross-titled low-deposit card, not the market.
The room market is measured, and it teaches the lesson: four in-building room cards at RM980 (150 sqft), RM1,580 (200 sqft, twice), RM1,980 (300 sqft), plus our own three dedicated cards — all room-class at RM1,000-1,200. Rooms price near studio levels because the CIQ-and-RTS worker demand is per-bed. So the split arithmetic fails on its own numbers: 2 x RM1,580 = RM3,160 against a RM3,300-3,500 whole-let — and the SPEEDHOME room plates run at half that. Rooms lose here; whole-unit wins.
The denominator is asks-only — Brickz holds no project page for the building — with studios clustering hard at RM780,000 (five of fifteen sale cards, about RM1,395 psf), 2-beds scattered RM820,000-1,250,000, and the 3-bed at RM1,280,000. Put together, asking-basis: the 2-bed mode RM3,300-3,500 x 12 over the ask spread = 3.2-5.1% a year gross, settling near 3.8-4.1% on the mode plate; studios RM2,000-2,800 over RM680,000-890,000 = 2.7-4.9%, about 3.7% on the RM780,000 mode at the band midpoint. Maintenance runs an estimate-grade RM150-200 a month in agent prose — not a published rate; your statement decides.
Short-stay is the live upside: eight building-titled units at RM605-1,346 per five nights — roughly RM121-269 a night, which at the calculator's 60% occupancy assumption implies about RM2,180-4,850 a month — including a 103-review operator at RM1,245 per five nights and a 68-review family-suite operator walking distance to CIQ. Proven operators, proven demand, one missing document.
Why whole-unit wins here
Twin Tower is SKS Group's freehold twin-block at Jalan Tengku Azizah — 458 units over 27 and 31 storeys, completed 2023 per the entity FAQ, five minutes' walk into JB Sentral and the CIQ bus decks. The tenant base is written by the border: the Singapore-commuting professional, the CIQ-and-RTS worker, the weekly crosser — one tenant, one agreement, a furnished 2-bed let whole at the mode.
Two disciplines come with the address. Identity: TriTower Residence at JB Sentral is a different building, "Tritower Skysuites" is a cross-title, and a RM380,000 "TWIN RESIDENCE" card in the for-sale feed belongs to a Tampoi project — all fenced, none of them your comparable. Permission: with eight short-stay units already named in the building, the MC's written position on short-stay is not paperwork here; it is the difference between a licensed upside and an enforcement letter, and Malaysia's top court has confirmed a corporation can ban the use outright.
5 checks before you buy
-
Get the real land title document — freehold per the sale-card icons, and the parcel's category settles the short-stay ambiguity. Done: you hold the title copy.
-
Get the management's rules in writing — with a live short-stay cluster in-building, the by-law text and its enforcement record decide your model. Done: you have the letter.
-
Get the real running costs — RM150-200 a month is agent-prose estimate-grade; the calculator's cost field starts there but your statement governs. Done: a number on paper. See the real cost of self-managing a rental.
-
Show your renovation plan to MBJB before you sign anything. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out converts the unit back in a day.
FAQ
Can you rent rooms at Twin Tower Residence?
Rooms are measured and real — RM980-1,980 on the Mudah entity plus our own three room-class plates — and they still lose: two rooms at RM1,580 make RM3,160 against a RM3,300-3,500 whole-let mode, before a second tenancy's wear and rules. The room price is per-bed CIQ demand; the whole 2-bed captures it in one agreement. See the room rental and co-living guide for where splits do work.
What yield does Twin Tower Residence give?
About 3.2-5.1% a year gross asking-basis on the 2-bed class — the measured RM3,300-3,500 mode over an RM820,000-1,250,000 ask scatter — settling near 3.8-4.1% on the mode plate; studios run 2.7-4.9%. Brickz is not indexed for this building, so both sides of the division are asks. Enter your own dated comparable in the calculator above.
Is short-stay allowed at Twin Tower Residence?
Eight building-titled units trade at RM605-1,346 per five nights today, with operators at 103 and 68 reviews — demand is proven, permission is not. Only the management's current written by-laws grant it, and Malaysia's top court confirmed a corporation can ban short-stay outright. Get the letter before spending money.
Are pets allowed at Twin Tower Residence?
The building's rules are not public. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.
What running it looks like
Setup is the two documents: title and the management's letter. The work is one tenant whole-unit — a border commuter or a CIQ-corridor worker in a furnished 2-bed at the mode — with the cycle of one listing, viewings, a stamped tenancy agreement, then rent day. In a fifty-card book the differentiated card wins: furnished, fast internet, zero deposit. SPEEDHOME runs the listing, the viewings and the screening, and you approve the tenant before the agreement is signed. Keep the fit-out reversible, and treat short-stay as the letter-gated upside the named operators have already priced.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
The rent, room and short-stay bands are the dedicated-entity read of 12 Oct 2026 (30 of 50 cards; the page-2 render defect is recorded); sale figures are Mudah asks with Brickz not indexed.
