Own a unit at Bora Residences? Run it whole-unit. The one dated rent on record is a 2-bed at RM2,600 a month — top of the Danga Bay band — against one asking price of RM598,000, which works out to 5.2% a year gross if both snippets hold. Both are dated asking captures, labelled, because this tower is entity-less on the portals: no directory page, no project profile, no transacted-price page we could read. One of its units just sat unsold through a third auction at 19% below market value. Rooms are unmeasured, and on corridor arithmetic a two-bed split collects less than the one whole-unit card. Waterfront and ten minutes from CIQ — but priced on thin evidence, so keep the fit-out reversible.
Three ways to run your unit
Pick a model card, tell the tool which plate you hold, then put in your own numbers — the loaded price and rent are the two dated snippets, nothing stronger exists. The answer updates as you type.

What can you earn?
Exactly one building rent surfaced this sweep: a Mudah card dated 10 September 2026 — "For Rent: RM2600 nego", a 2-bed of 1,088 sq ft. It sits at the top of the corridor band around it: Tropez Residences asking RM1,799-2,000, Lovell Residence RM1,800-2,400, Bay Point RM1,800-2,800, Royal Strand RM2,999, with the Johor Bahru feed averaging RM2,038 (median RM2,059). The denominator is the same grade: one asking of RM598,000 for the same 1,088 sq ft 2+1 layout, fully furnished, freehold — about RM550 psf. Worked out, labelled: RM2,600 x 12 is RM31,200 a year, on RM598,000 that is 5.2% gross — asking over asking, snippet confidence, never a market yield.
Against that, one counter-signal the page will not bury: a unit at Bora went "3rd Auction LACA 19% BMV UNSOLD". Buyers passed at 19% below market value on the third attempt. No transacted row has printed anywhere — so treat the RM598,000 asking as an anchor to replace, not a price.
Our own board has zero dedicated Bora cards today — first-mover vacancy in a proven corridor: Amberside's 667 sq ft 2-bed runs RM2,400 with 37 lifetime chat requests and 12 viewings booked, and Country Garden Central Park's 2-bed at RM2,650 has 28. That is the demand a well-run Bora card steps into.
Rooms: unmeasured — no Bora room listing exists on any channel. The operator bands say RM600-700 small, RM800-900 medium, RM1,000-1,200 master as market context, and the corridor's own-board rooms (Epic Residence medium RM750, Aliff master RM1,390) bracket them. A two-bed split at RM750-900 a room grosses RM1,500-1,800 — under the one RM2,600 whole-unit card. On this arithmetic, splitting loses.
Short-stay: one named sighting — "BORA Residences @ Zoom Inn Danga Bay" — with no rate collected. That is presence, not permission, and not a rate.
Why whole-unit wins here
Bora is Tropicana Danga Bay Sdn Bhd's freehold waterfront tower for Tropicana Corporation and Iskandar Waterfront Holdings — one 42-storey block, 396 units, completed 2019, layouts from a 694 sq ft one-bedroom to 3,443 sq ft duplex penthouses, on Jalan Skudai under MBJB, about ten minutes from the CIQ complex. That catchment — cross-border executives, Singapore commuters, regional business owners — takes a whole plate with the sea view, one agreement, one vacancy risk.
The supply side says the same thing: a search snippet claims 122 condos for rent at Bora (unverified this sweep), in a corridor feeding 5,155 Johor Bahru rental listings. In a pool that deep, condition and management differentiate; decorative spend does not. The one measured-ish card at RM2,600 already clears the corridor — the job is running it well, not adding rooms the arithmetic says to skip.
5 checks before you buy
-
Get the real land title document. Freehold is claimed on listings — read what your parcel's title actually says (serviced residences can sit on commercial-titled land) and confirm the car park on the parcel plan. Done: you hold the title copy.
-
Get the management's rules in writing — multi-tenancy, pets and short-stay in one letter, plus the sinking-fund trajectory. Nothing beyond whole-unit letting is on the table until this letter arrives. Done: you have the letter.
-
Get the real running costs. The fee is unpublished, and a tower with a sky lounge, infinity pool, heated jacuzzi and tennis court does not run at generic JB rates. Done: your statement, not a guess. See the real cost of self-managing a rental.
-
Show your renovation plan to MBJB before you sign anything. Furniture yes, structure no. Done: the council tells you in writing.
-
Until checks 1 and 2 are done, buy nothing you cannot undo — especially at a building where the auction signal says the exit is slow. A reversible SPEEDRENO rental fit-out converts the unit back in a day.
FAQ
Is Bora Residences a room-rental investment?
No Bora room listing exists on any channel, so nothing is measured. And the arithmetic leans against it: a two-bed split at RM750-900 a room grosses RM1,500-1,800, below the one RM2,600 whole-unit card. Rooms open only with the management's written position and a viewing that proves the plan carries separate occupants.
What yield does Bora Residences give?
5.2% a year gross — asking over asking, snippet confidence: the RM2,600 dated card over the RM598,000 asking. No transacted row has printed for this building, and a third auction at 19% below market went unsold. Enter your own dated numbers in the calculator above; nothing stronger is honest.
Is short-stay allowed at Bora Residences?
One short-stay listing names the building; no rate was collected and the management's position is not public. The courts have confirmed a management corporation can prohibit short-term letting outright — the by-law decides, and this sweep could not read it.
Are pets allowed at Bora Residences?
The building's written position is not published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; building rules can vary.
What running it looks like
Setup is two documents: the title (which settles what the freehold actually is) and the management's letter (which settles everything else). The work is one household in a sea-view plate at the measured level — one listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a corridor this deep, the fresh well-run card is the one that rents — and when a transacted sale row finally prints, re-price the unit against it.
Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.
The RM2,600 rent card and the RM598,000 asking are dated search captures of 10 October 2026; the auction signal, the corridor bands and the own-board counters are the same sweep's reads. More: the landlord investment decision guide.
