Choosing a letting model for a Bukit OUG Condominium unit

Bukit OUG Condominium, Kuala Lumpur: Rental Investment

Own a unit at Bukit OUG Condominium (or buying one)? Underwrite whole-unit only. The scheme's strata titles remain unissued per the Court of Appeal record — a Joint Management Body runs it — so every rooms or short-stay plan waits on a written position that is both harder to get and more binding. The measured money around it: whole-units RM1,700-2,000 and rooms RM500-750 on our own board — the split does not beat the whole. Bukit OUG itself carries zero dedicated listings on our board: list first, own the demand.

Three ways to run your unit

Pick a model card, tell the tool which unit you own, then put in your own numbers. The answer updates as you type, and the charts show the trade-offs.

What can you earn?

This building has no measured rent on any channel read — no dedicated card on our own board (51 nearby condos showed instead) and no live portal entity page located. The measured money is the corridor, on SPEEDHOME's own board: OUG Parklane whole-units ask RM2,000 (2-bed, 47 chat requests and 10 viewings since September 2026) and RM1,700 (3-bed, 11 chat requests), with The Legacy OUG further up at RM3,200. That is RM1,700-2,000 for about 950 sqft in the same corridor — context, not this building.

Worked out on labelled corridor numbers: RM1,800 x 12 = RM21,600 divided by RM290,000 (the recorded December 2017 sale of a 775 sqft unit in this building) = 7.4% a year gross — if a corridor rent transfers here, which is unmeasured, and at a 2017-18 price.

Rooms: corridor rooms ask RM500-750 (OUG Parklane RM600 with 15 chat requests; Endah Regal in adjacent Sri Petaling RM500-750 across three live cards). A 3-bed split at those rates grosses RM1,500-2,250 — it does not clearly beat the RM1,700-2,000 whole-unit band, and the in-building room market is unmeasured. The smallest formats here run from one room at ~775 sqft — nothing to split. Any split needs the JMB's written yes first. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more.

Short-stay: nothing measurable exists — no building-named unit surfaced in the sweep's reads, and permission here is the hard part anyway (see below).

Why whole-unit wins here

Because governance is the binding constraint, not layout. With strata titles unissued per the Court of Appeal record — the developer, Sri Keladi Sdn Bhd, was wound up — the body you would ask for a rooms or short-stay yes is a Joint Management Body: no management corporation, thinner records, and any operator's "assured return" pitch is a stop signal, not a shortcut. The physical case agrees: the smallest formats are around 775 sqft.

The market slot is real. Zero dedicated listings on our board at a 51-nearby corridor means the first furnished zero-deposit card owns the demand — and in a 14-block scheme of ~1,700 near-identical 1990s plates, furnished-plus-zero-deposit is what stands out. With the sale record 2017-18 stale, underwrite the rent and treat selling as a bonus.

Honest gaps: no live portal entity page for the building itself (URL discovery failed twice — recorded, not guessed); rents, rooms and short-stay all unmeasured in-building; the sale band is 2017-18 material; running costs not published.

5 checks before you buy

  1. Get the real land title position in writing — not the agent's ad. With strata titles unissued per the court record, establish exactly what your purchase transfers before anything else. Done: the title position is documented, not assumed.

  2. Get the JMB's rules in writing — short-stay, room rental, pets. One letter answers all three; it comes from a Joint Management Body here, not a management corporation, so ask for the constituent documents too. Done: you have the letter.

  3. Get the real running costs — service charge, sinking fund and the special-levy history; in a wound-up-developer scheme, ask who holds the common-property files. Done: statements on paper. See the real cost of self-managing a rental.

  4. Show your renovation plan to DBKL before you sign anything. DBKL is the council, and KL's 2023 commercial-strata partition ban shows how hard new bedrooms get in this city — this scheme is residential, so the ban does not name it, but new walls still need approval and existing bedrooms are the only safe split. Done: the council tells you in writing.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. For Bukit OUG: furniture yes, walls no — a reversible SPEEDRENO rental fit-out converts the unit back to normal in a day.

FAQ

Can you rent rooms at Bukit OUG Condominium?

No in-building room rate has ever been measured. Corridor rooms run RM500-750 on our own board, so a 3-bed split grosses RM1,500-2,250 — which does not clearly beat the RM1,700-2,000 whole-unit corridor band — and the smallest formats here start from one room at ~775 sqft. JMB written yes first. See the room rental and co-living guide.

What yield does Bukit OUG Condominium give?

It cannot be stated honestly yet: the building's own rent is unmeasured and the sale band (RM260,000-410,000) is 2017-18 material. Worked on labelled corridor numbers: RM1,800 x 12 over the recorded RM290,000 (775 sqft, December 2017) = 7.4% a year gross, if corridor rents transfer. Beware the RM397 psf "Bukit OUG" median you may find quoted — that is terrace-class area data, not this condo.

Is short-stay allowed at Bukit OUG Condominium?

Nothing measurable exists: no building-named short-stay unit surfaced in the sweep's reads, and the body whose permission it would need is a JMB in a scheme with an unissued-title history. Obtain the written position before buying anything guest-facing.

Are pets allowed at Bukit OUG Condominium?

The building's rules are not public. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

What running it looks like

Setup is the two documents — the title position (this scheme's open question) and the JMB house rules — plus the service-charge statements, because the running costs are self-verified here. The work is one tenant for a whole unit: one listing, a handful of viewings, a stamped tenancy agreement, then rent day. This page is about this specific scheme; the wider Bukit OUG condo cluster and Old Klang Road rental picks cover the neighbourhood's other towers. SPEEDHOME runs the listing, the viewings and the zero-deposit screening; you approve the tenant before the agreement is signed.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

All figures are asking prices read on 10 Oct 2026 (SPEEDHOME's own board — corridor comparables, labelled; the sale band and per-sqft excerpts are 2017-18 and staleness-critical). Running costs are not published. More: the landlord investment decision guide.
