D'Sands Residence, Old Klang Road: Rental Investment

Own a unit at D'Sands Residence on Old Klang Road (or buying one)? Underwrite the whole-unit let. Live listings run RM1,500 for a 2-bed to RM2,800 for a furnished 1,335 sq ft 3-bed, and at the RM444,000 asking floor that works out to about 4.1-4.7% a year gross. The room split only wins on paper at the very top of the bands — and no room rate has ever been measured inside this building. Our board carries zero dedicated listings here in a corridor we rent all day: list first, own the demand.

Three ways to run your unit

Go whole-unit if you want the let this building actually proves — one tenant, one agreement, RM1,500-2,800 live. Try a room split only if you hold the 1,335 sq ft plate, the management's letter says yes, and you accept that its winning edge exists only at the top of unmeasured corridor rates. Pass on short-stay until you hold that letter; nothing is asserted here.

Pick a model card, tell the tool which unit you own, then put in your own numbers. The answer updates as you type, and the charts show the trade-offs.

What can you earn?

The live reads: iProperty's profile for this building carries 37 rentals, from RM1,500 a month (2-bed, 915 sqft, partially furnished) to RM2,800 a month (the 1,335 sqft type, fully furnished). Worked out: RM1,500 x 12 = RM18,000 over RM444,000 (the live asking floor, about RM610 psf) = 4.1% a year gross; at the RM380,000 low ask (about RM369 psf) it is 4.7%. Asking figures over asking prices — your real yield is lower after vacancy and costs. For scale, an auction listing showed a RM650,000 market value against a RM475,000 reserve.

Rooms: no room rate has ever been measured inside D'Sands — a room platform markets master rooms here, but the rate is unpublished. The corridor on our own board asks RM600-1,000 (OUG Parklane RM600 with 15 chat requests; a Sunway corridor card at RM900; Arte Kuchai Lama RM1,000 with 40 chat requests), so a 3-room split of the 1,335 sqft plate grosses RM1,800-3,000 on those asks — above the RM1,500-2,800 whole band only at the top, and it is corridor arithmetic, not a measured D'Sands rate.

Whole-unit corridor proof on our board: OUG Parklane asks RM2,000 for a 950 sqft 2-bed and has drawn 47 chat requests and 10 viewings; Riverville Residences asks RM2,600 (pet-friendly); The Scott Garden asks RM1,800 for a 1-bed. That is the demand a furnished, zero-deposit D'Sands card walks into — none exists today.

Short-stay: this sweep collected no Airbnb read for the building, so no short-stay rate is asserted — and permission is the management's letter anyway.

SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

Why whole-unit wins here

Because the split's case is the weakest kind of evidence: corridor asks stacked into arithmetic, winning only at their top end, against a whole-unit band this building proves live every day. The 1,335 sqft plate is the only honest split candidate; nothing here supports inventing room markets for the smaller plates.

The market shape makes the whole-unit call stronger: 37 live rentals against roughly 6 resale asks makes this a renting building, and transacted prices stay unproven (the Brickz page does not exist; aggregator excerpts of about RM651 psf from 9 nearby transactions stay labelled, never cited as measured). Treat selling as a bonus.

The opening is the story: zero dedicated listings on our board in a corridor where own-board cards pull 47 chat requests — the first furnished zero-deposit card owns the demand. Honest gaps: the live 37-rental count disagrees with two search summaries (36 and 43) — the live read governs; no Mudah entity page exists; maintenance, quit rent and the management's pet, rooms and short-stay position are unpublished.

5 checks before you buy

  1. Get the real land title document — not the agent's ad. The project is marketed as a serviced apartment; the title category decides what an approved tenancy looks like. Done: you hold the title copy.

  2. Get the management's rules in writing — short-stay, room rental, pets. One letter answers all three. Done: you have the letter.

  3. Get the real running costs — nothing is published; ask for the latest fee and sinking-fund statement. Done: a number on paper. See the real cost of self-managing a rental.

  4. Show your renovation plan to DBKL before you sign anything. DBKL is the council, and KL bans cutting new bedrooms into commercial-titled strata units — rooms happen in bedrooms that already exist, never in new walls. Done: the council tells you in writing.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. For D'Sands: furniture yes, walls no — a reversible SPEEDRENO rental fit-out converts the unit back to normal in a day.

FAQ

Can you rent rooms at D'Sands Residence?

Corridor rooms ask RM600-1,000 on our own board, so a 3-room split of the 1,335 sqft plate grosses RM1,800-3,000 on those asks — but no in-building room rate has ever been measured, the edge exists only at the top, and the management's written yes comes first. See the room rental and co-living guide.

What yield does D'Sands Residence give?

About 4.1-4.7% a year gross: RM1,500 x 12 = RM18,000 over the RM444,000 live asking floor is 4.1%, rising to 4.7% at the RM380,000 low ask. Asking figures, vacancy and costs excluded; your real yield is lower.

Is short-stay allowed at D'Sands Residence?

No short-stay rate is asserted — the sweep collected none. What governs is the management's written rules, and Malaysia's top court confirmed a management can ban short-stay outright (Verve Suites ruling). Get the letter before buying guest kit.

Are pets allowed at D'Sands Residence?

The building's rules are not public. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

What running it looks like

Setup is the two documents — the title copy and the management's letter — plus the fee statement, because the running costs are self-verified here. The work is one tenant whole-unit: one listing, a handful of viewings, a stamped tenancy agreement, then rent day. Whole-unit is also the low-regret shape if the rooms letter never arrives. The DIVO Residences record next door covers the same corridor's title questions, and the Old Klang Road rental roundup shows the renting side. SPEEDHOME runs the listing, the viewings and the zero-deposit screening; you approve the tenant before the agreement is signed.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

All figures are asking prices read on 10 Oct 2026 (live iProperty profile and SPEEDHOME's own board first; search summaries and Brickz-gap aggregator excerpts labelled as such). Running costs are not published. More: the landlord investment decision guide.
