Choosing a letting model for a D'Summit Residences unit

D'Summit Residences, Skudai: Rental Investment

Own a unit at D'Summit Residences? The default is the whole-unit let, and the plate is proven: fresh measured cards pin the 750 sqft one-bed at RM1,450-1,500 fully furnished. But read the supply line first — 54 live cards on the Mudah entity, about 182 on PropertyGuru — this is a tenant's market where listing speed and a zero-deposit card are the edge, and our own board carries zero dedicated D'Summit listings today. Yield is entry-price-dependent: on the Brickz median of RM390,000 the measured rent is about 4.5-4.6% gross; on the P25 of RM235,365 it is 7.4-7.6% — near P25 or not at all is the buy rule. The measured upside is short stay: fourteen building-named Airbnb units at RM107-183 a night, review counts to 186 — an operating short-stay estate that is yours only if the MC answers in writing. Rooms: unmeasured. Run all three through the calculator before committing anything.

Three ways to run your unit

Pick a model card, put in your own numbers — the loaded price is the Brickz median excerpt and the loaded rent is the measured RM1,450-1,500 one-bed plate. The answer updates as you type.

What can you earn?

First-party first: SPEEDHOME's dedicated slug for D'Summit 404s and the area board carries zero in-building listings — in a 3,150-unit estate your card would be the only live dedicated zero-deposit one. That is not a footnote; in a tenant's market it is the edge.

The measured long-let market: the Mudah entity carries 54 live cards, and the fresh asks are explicit — RM1,500 for a 750 sqft one-bed one-bath fully furnished with a carpark (posted 3 hours before the read), RM1,450 on the same plate fully furnished, and RM1,500 on an 883 sqft two-bed. The wider market agrees on the floor: iProperty prints "Rental starting from RM 1,500/month" and PropertyGuru carries about 182 units — supply-heavy, so the furnished tier and the listing channel decide your vacancy, not the brochure. Rooms: no in-building room card surfaced on any channel read — the room market exists as a JB corridor norm, but this page does not quote a rate it cannot measure.

The sale side is excerpt-grade but consistent: Brickz's building page prints a median of RM390,000 at 531 psf with P25 at RM235,365 and P75 at RM795,900 (service-residence cut), iProperty floors purchase at RM255,000, and no priced live sale card was bound. The honest yield statement follows the entry price: RM1,450-1,500 over the RM390,000 median is about 4.5-4.6% gross; over the P235,365 P25 it is 7.4-7.6% — both Brickz-excerpt basis, labelled. Short stay is the measured alternative model: fourteen building-named Airbnb units at RM536-950 per five nights — RM107-183 a night — with review depth to 186 ("HaiderHomestay@Dsummit Residence" at 90 reviews, "Homestay El@sya" at 186). The arithmetic, labelled, not a forecast: the long-let day-rate at RM1,500 a month is RM50; the measured nightly band is 2-4x that — RM140 a night is RM4,200 a month at full occupancy and already matches the long-let at roughly a third occupancy. Grid-level from-prices, unit-level binding not done, and the MC letter gates every ringgit of it. Running costs: no live fee surface this sweep — the dated prints are RM0.25 psf (review era) and RM0.36 psf (developer estimate), unreconciled; the RM330 default is a fenced placeholder and the latest management statement governs.

Why the estate's shape decides the strategy

D'Summit is IOI Properties' freehold 9.8-acre, four-tower, 35-storey estate of 3,150 units at Taman Kempas Utama — Aries, Orion, Phoenix, Celena — with an expected completion of December 2017 and a fully furnished handover, beside the Kempas toll, 3km from ETS Kempas Baru station and about 13km from the upcoming RTS and the CIQ per the developer page. Units run from a 527 sqft Type A one-bed to a 1,238 sqft Type E four-bed; launches ran RM343,900-960,000 and the developer page now lists from RM380,000.

Two structural facts shape the letting. First, scale: 3,150 largely similar units means a generic listing competes against the building itself — which is exactly why the scarce conversions (a pet-friendly whole-unit card, a properly managed co-living room) and the zero-deposit dedicated channel outperform the identical-card crowd. Second, the equipment clock: a December 2017 completion puts the first major cycles — lifts, pumps, facades — inside a normal holding period, so the maintenance history in the AGM paper is underwriting, not paperwork. RTS proximity is demand context, not a rent figure; no by-law text is public, and it gates short stay before any capital moves.

5 checks before you buy

  1. Get the real title document. Serviced-apartment scheme — the per-parcel category comes from the individual issue document, not from this page. Done: you hold the issue document.

  2. Get the MC's written positions in one letter — multi-tenancy, pets, short stay, renovation. With fourteen Airbnb units operating, an enforced no-short-stay rule would reset the income model of recent buyers: this letter is the highest-value document in the estate. Done: the letter itself.

  3. Get the real running costs. The two dated prints — RM0.25 psf at review, RM0.36 psf developer estimate — are unreconciled on purpose; the latest maintenance and sinking-fund statement is the number. Done: the latest statement. See the real cost of self-managing a rental.

  4. Show your renovation plan to MBJB before you sign anything. Furniture yes, structure no, partitions never without written approval. Done: written reply.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out targets what the next tenancy actually pays for — and in a tower of near-identical furnished inventory, condition-led scope is the whole margin. It converts back in a day.

FAQ

Is D'Summit Residences a room-rental investment?

Unmeasured — no in-building room card surfaced on the entity read, and this page does not quote a rate it cannot measure. The 527 sqft Type A cannot host sharing at all; any sharing question on the larger plates starts with the MC's written position. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the MC decides about sharing.

What yield does D'Summit Residences give?

Entry-price-dependent, and that is the finding: about 4.5-4.6% gross at the Brickz median RM390,000, 7.4-7.6% at the P25 RM235,365 — measured rent RM1,450-1,500 over a Brickz excerpt denominator, labelled both ends. The buy rule the numbers support: near P25 or not at all. Enter your own dated numbers in the calculator above.

Is short-stay allowed at D'Summit Residences?

The market is measured and operating — fourteen building-named Airbnb units at RM107-183 a night, review depth to 186 — but permission is not: no by-law text is public, and a management corporation can prohibit short-term letting. The measured nightly band is 2-4x the long-let day-rate; run the occupancy math through the calculator, get the written position, and only then price any guest equipment.

Are pets allowed at D'Summit Residences?

No in-building pet flag was measured this sweep. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms; the roughly 15-20% premium class for pet-friendly setups is market context, applied in the calculator only when pet-friendly is confirmed for your unit. The building-level MC position is not published and can vary; the offer is SPEEDHOME policy.

What running it looks like

Setup is two documents: the title (which names your parcel's category) and the MC letter (which settles multi-tenancy, pets and short stay — here it also prices the short-stay upside). The work is one household in one fully furnished unit — a listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed; if the furnish tier needs refreshing first, that is one company too, not a contractor who leaves after handover.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

The zero-dedicated board read, the 54-card Mudah entity, the PG and iProperty scale excerpts, the Brickz building page and the Airbnb grid are reads of 10 October 2026; the yields are labelled derivations on the Brickz-excerpt basis. More: the landlord investment decision guide.
