Epic Residence, Johor Bahru: Rental Investment

Own a unit at Epic Residence in Taman Suria Muafakat, Johor Bahru (or buying one)? Here, rooms lead on evidence. The building's only dedicated listing on our board is a room — RM750 a month, pet-friendly, zero deposit — and a 3-room split of the big 1,001-1,163 sq ft plate grosses RM1,200-2,250 against a RM650-1,650 whole-unit band. Every split input except our own RM750 room is portal-level, so the management's written yes is the whole game. Short-stay measured zero. This is the Johor Bahru estate — not the same-name building in Puchong.

Three ways to run your unit

Go rooms-first if you hold a 3-bed plate, the management's letter says yes, and you will run three tenants' viewings, house rules and small repairs. Go whole-unit if you want one tenant and one agreement — the RM650-1,650 portal band is your range. Pass on short-stay until that letter says otherwise; nothing measurable runs here today.

Pick a model card, tell the tool which unit you own, then put in your own numbers. The answer updates as you type, and the charts show the trade-offs.

What can you earn?

The sharpest number is ours: a RM750/month medium room with a shared bath in a 900 sq ft unit — the only dedicated Epic Residence (JB) listing on SPEEDHOME, pet-friendly, zero deposit, live since 26 Sep 2026. It is 14 days old with no chat requests yet — a fresh probe; the counter gets re-read in 4-6 weeks.

Whole-unit context from the wider market: PropertyGuru's building page starts at RM650 with 528 units listed for sale or rent, iProperty's rentals start at RM900 across 23 listings, and a fully furnished 1-bed of about 500 sq ft asks RM1,650. Rooms at the building: an aggregator carries individual rooms at RM400-550, alongside our RM750 room.

Worked out, whole-unit: RM900 x 12 = RM10,800 over RM400,000 (the Brickz transacted median) = 2.7% a year gross. Rooms: 3 rooms at RM400-750 = RM1,200-2,250 a month; over the RM265,000 asking floor for a 3-bed that is 5.4-10.2% a year — asking and excerpt figures, labelled, vacancy and costs excluded, and only the RM750 end is first-party.

The entry basis is real, though: Brickz records a building median of RM400,000 at RM406 psf across 83 sold transactions (middle half RM223,000-550,000) — cheap measured entry for JB. Asking floors run RM230,000-300,000 for the 513-549 sq ft studio/1-bed plates and RM265,000 (700 sq ft) to RM400,000-445,000 for 3-beds. A second Brickz excerpt (RM530,000 at RM417 psf, apartment category) does not reconcile with the median; this page cites neither as settled.

Short-stay: zero building-named units on Airbnb when swept on 11 Oct 2026 — the nearest cards are corridor villas at RM190-2,408 a night, different properties.

SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. Our own room listing here is set pet-friendly; the building's own pet rule is not public. The offer is SPEEDHOME policy; building rules can vary.

Why rooms lead here

Because the only measured first-party fact at this building is a room. Where SPEEDHOME holds one dedicated listing, that is the demand we can actually see — and it is a RM750 room, not a whole unit. The portal math points the same way: even at the aggregator's low RM400 room rate, three rooms beat the RM650 building-level whole-unit floor, and at RM750 per room the split clears the entire RM650-1,650 whole band.

The estate itself: 206 units across two 21-storey towers by GuocoLand (Malaysia) Berhad, 99-year leasehold, completed 2017 in Taman Suria Muafakat, under MBJB. Low density keeps whole-unit lets viable — and it is exactly why the room gate needs the management in writing.

Honest gaps: no live portal entity pages were read (search excerpts, 11 Oct 2026); the Brickz RM530,000/RM417 psf excerpt is unreconciled with the RM400,000/RM406 psf median; maintenance, quit rent and the MC position are unpublished; the room card has no demand counter yet.

5 checks before you buy

  1. Get the real land title document — not the agent's ad. The estate is 99-year leasehold and marketed as a serviced apartment; the title category decides what an approved tenancy looks like. Done: you hold the title copy.

  2. Get the management's rules in writing — rooms first. This page's verdict is rooms-led, so the multi-tenancy answer is the gate; pets and short-stay ride the same letter. Done: you have the letter.

  3. Get the real running costs — nothing is published; ask for the latest fee and sinking-fund statement. Done: a number on paper. See the real cost of self-managing a rental.

  4. Show your renovation plan to MBJB before you sign anything. MBJB is the council; new bedrooms need approval, and rooms happen in bedrooms that already exist, never in new walls. Done: the council tells you in writing.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. For Epic Residence: furniture yes, walls no — a reversible SPEEDRENO rental fit-out converts the unit back to normal in a day.

FAQ

Can you rent rooms at Epic Residence?

The market says yes — our own board carries a RM750 room at the building and an aggregator band of RM400-550 — but permission does not: the management's written multi-tenancy position comes first. And make sure you mean this JB estate in Taman Suria Muafakat, not the same-name building in Puchong. See the room rental and co-living guide.

What yield does Epic Residence give?

Whole-unit, about 2.7% a year gross worked at the RM900 portal floor over the RM400,000 transacted median. Rooms, 5.4-10.2% worked on 3 x RM400-750 over the RM265,000 3-bed ask floor — asking and excerpt figures, labelled. Your real yield is lower after vacancy and costs.

Is short-stay allowed at Epic Residence?

Nothing measurable runs here — zero building-named units surfaced on Airbnb. What governs is the management's written rules, and Malaysia's top court confirmed a management can ban short-stay outright (Verve Suites ruling). Get the letter before buying guest kit.

Are pets allowed at Epic Residence?

The building's rule is not public. Our own room listing at the building is set pet-friendly, and SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — with pet-friendly rooms earning about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

What running it looks like

Rooms are a three-tenant job — three sets of viewings, house rules and small repairs — against the whole-unit single cycle: one listing, a handful of viewings, a stamped tenancy agreement, then rent day. SPEEDHOME runs the listing, the viewings and the zero-deposit screening; you approve the tenant before the agreement is signed. The Johor rental guide covers the state-wide picture.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

All figures are asking prices read on 11 Oct 2026 (SPEEDHOME's own board first; PropertyGuru, iProperty, Mudah, an aggregator and Brickz as dated market context, several via search excerpts and labelled). Running costs are not published. More: the landlord investment decision guide.
