The REN verification chain
A genuine REN should connect cleanly to a licensed firm, a public register trail, official office confirmation and proper paperwork. If any link breaks, pause the payment until the link is fixed.
In Malaysia, real-estate negotiators (REN) are registered under the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 with the Board of Valuers, Estate Agents and Property Managers (BOVAEP, also referred to as LPPEH). A REN tag alone is meaningless until the negotiator's name, REN number and firm are matched against the BOVAEP public register at lppeh.gov.my.

A real REN tag, what to pattern-match. A genuine tag carries the negotiator's photograph, full name as registered, the unique REN number, the registered firm's name, and a validity date — all printed clearly and not cropped. A fake or borrowed tag usually fails on at least one of those: the photo is missing or pixelated, the firm name on the tag does not match the BOVAEP register entry, the REN number is not found, or the "agent" refuses to show the reverse side with the validity date. Treat any single miss as a stop signal and run the rest of the chain before paying.
What not to pay before verification
Do not pay commission, booking money, deposit, viewing fee or document fee until the REN chain and payment account match. The smaller the requested amount, the more likely people skip the check, which is why small "urgent" fees are dangerous.
Each legitimate rental payment has to answer four questions in writing: who is receiving it, what is it for, which unit does it relate to, and which clause of the engagement letter or tenancy agreement authorises it. A request that cannot produce those four answers in writing is not a legitimate rental payment; it is an out-of-band transfer to an unverified counterparty. Do not pay.

If the agent says the REN portal is down or slow
A temporary portal issue is not a reason to pay first. Ask for the firm name, public office number and written payment instruction, then wait until you can verify. Real agents can tolerate a short delay; scammers pressure you to move now.
Use three practical alternatives while waiting:
- Call the agency's public office number from its website or public listing.
- Ask the agency to email confirmation from its domain.
- Ask for the engagement or offer document naming the unit and payment route.
A real agent can wait for a portal to come back up; a scammer cannot, because the portal is what would expose them. If the operator pushes you to pay first and verify later, treat the urgency itself as the stop signal and walk.
