When a Malaysian bank sizes up a landlord — for a mortgage, a refinancing, or a restructure — the rent you say you receive is worth nothing until it is documented. Documented versus actual: the gap that costs approvals

Undocumented cash rent does not count toward a bank's affordability calculation — the rule that surprises landlords most.

If rent arrives in cash and is banked as mixed deposits, the bank cannot separate it from other inflows, and the DSR calculation simply excludes it. Three habits close the gap:

  • One tenant, one recurring credit. Rent paid by transfer into the same account, monthly, referenced — a pattern a credit officer can read at a glance.
  • Statements, not screenshots. Full bank statements covering the tenancy period; highlight the rent credits yourself before submitting.

The tenancy track record

A single stamped TA proves one year of intent; a track record proves an income stream.

Banks read continuity: tenancies renewed, gaps between tenants, rent steps at renewal. A landlord who can show three consecutive agreements on the same unit — with the stamping dates and the bank credits matching — presents as an income borrower, not a speculator. Two documents make the record: the renewal letters and addenda (stamped), and a simple one-page timeline of tenants, start dates, end dates and rents.
