Mizumi Residences, Kepong: Rental Investment

Own a unit at Mizumi Residences (or buying one)? Run it whole-unit, furnished. The 901 sqft plates ask RM1,800-2,000, and against the RM388,000 asking floor that is about 5.6-6.2% a year gross — asking over asking, with no clean transacted record behind it. Nobody holds a zero-deposit dedicated listing here yet, so the first mover sets the bar. Rooms have no measured rate, and short-stay has not formed at this building. One structural item before money: this is leasehold — check the remaining term.

Three ways to run your unit

Pick a model card, tell the tool which unit you own, then put in your own numbers. The answer updates as you type, and the charts show the trade-offs.

What can you earn?

The measured asks, read on 11 Oct 2026 from the building's six live cards: the 901 sqft plates at RM1,800-2,000, the 932 sqft 3+1 plates fully furnished at RM2,400-2,600, one 1,027 sqft card at RM2,500, and the floor — an 800 sqft basic unit with aircon at RM1,500. The cards are hours to weeks old, which tells you this market turns over.

Worked out on the 901 plate: RM1,900 x 12 = RM22,800 divided by RM388,000 = 5.9% a year gross; the band runs 5.6-6.2%. The denominator is the asking floor off an agent page (about RM430-490 psf), and the widely-quoted transacted median of about RM533-534 psf is summarizer text with no registry row behind it — treat every figure here as asking-side until your own purchase binds. For-sale supply sits at 6 units asking RM480,000-700,000.

Know the demand you are joining: our own board holds zero dedicated Mizumi listings today — you would be the first — while the genuinely-local corridor pool carries the proof Kepong rents: PPAM Metropolitan's RM2,000 card has drawn 144 chat requests across a 5.7-year record, Opal's RM880 card 104, and United Point's room card 250. A furnished 901 plate at the measured band with zero deposit answers that demand pattern. Browse the live Kepong rentals to see the pool yourself.

Rooms: no in-building rate exists. The corridor's room cards (RM600-950) are other buildings; on that arithmetic a split of the basic RM1,500 three-bed barely clears the whole ask — no premium, and it is not a Mizumi measurement. SPEEDHOME coliving is cat-friendly, and pet-friendly rooms earn about 15-20% more where they exist.

Short-stay: zero building-named units. The Airbnb page for the address serves generic KL and Kepong stock — no in-building market has formed. If the model tempts you, it starts from zero, with the management's letter as the first gate.

Why whole-unit wins here

Mizumi is the 2020 stack of Metropolitan Kepong: three 42-storey towers, 1,512 units, beside the lake park and the KTM/MRT belt — family-sized plates (901-1,027 sqft), not investor cubes, and that is exactly why whole-unit wins: the tower was built for conventional households, and the deepest demand records nearby are conventional lets. In a KL service apartment the split question is also closed by rule: DBKL bans carving new bedrooms in commercial-strata buildings, so the rooms on the plan are the rooms you have.

The leasehold tenure is the one item that changes underwriting rather than model: a 2020 completion leaves decades of term, but your price and your exit both read off the remaining years and any renewal path — get the title's numbers before you commit. Maintenance: a fee figure exists on the agent page but the source truncates right at the number, and the circulating RM0.27 psf is unverified — enter your statement's real figure in the calculator, not that one.

Honest gaps: the management's pet and short-stay positions are not public, and quit rent is not published. The calculator's running-cost field stays a placeholder until your statement says otherwise.

5 checks before you buy

  1. Get the real land title document — leasehold, so the remaining term and its conditions decide your exit as much as the price does. Done: you hold the title copy.

  2. Get the management's rules in writing — short-stay, room rental, pets. One letter answers all three. Done: you have the letter.

  3. Get the real running costs — management fee, sinking fund, quit rent. The published figure is truncated at the source, so ask. Done: a number on paper. See the real cost of self-managing a rental.

  4. Show your renovation plan to DBKL before you sign anything. This is a Kuala Lumpur service apartment: new bedroom walls in commercial-strata buildings are banned, so furniture yes, walls no. Done: the council tells you in writing.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out converts the unit back in a day.

FAQ

Can you rent rooms at Mizumi Residences?

No in-building room rate has been measured — the corridor's RM600-950 room cards are other buildings, and a split of the basic RM1,500 plate barely clears the whole ask. Any split needs the management's written OK first. See the room rental and co-living guide.

What yield does Mizumi Residences give?

About 5.6-6.2% a year gross on the 901 plate: RM1,800-2,000 asking rents over the RM388,000 asking floor. Both sides are asks — no transacted registry row exists — and the maintenance figure is unverified, so your real return is lower. Run your own numbers in the calculator above.

Is short-stay allowed at Mizumi Residences?

No building-named short-stay unit exists today — the market has not formed here. Only the management's current written by-laws can open it, and Malaysia's top court confirmed a management can ban it outright (Verve Suites ruling, 2020). Get the letter before spending money.

Are pets allowed at Mizumi Residences?

The building's rules are not public. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

What running it looks like

Setup is the two documents: title (term read) and the management's letter. The work is one tenant whole-unit — a family or a sharing household on one agreement for the 901-1,027 sqft plates — with the cycle of one listing, viewings, a stamped tenancy agreement, then rent day. As the first dedicated zero-deposit listing in the tower, you set the reference price; SPEEDHOME runs the listing, the viewings and the screening, and you approve the tenant before the agreement is signed. Keep the fit-out reversible, and price on dated comparables at renewal, not on the launch story.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

All figures are asking rents and prices read on 11 Oct 2026 from the building's live cards and raw search snippets. Running costs are not published. More: the landlord investment decision guide.
