Own a unit at Ramah Pavilion? The default is the plain whole-unit family let at thin economics — 17 live cards put 3-bed asking at RM900-1,750 with a mode around RM1,400, against a Brickz transacted median of RM420,000: about 4.0% gross at the mode, 4.9% at the top of the band. The flagged case is the split: one in-building room card at RM700 means three rooms could ask RM2,100 against a RM1,200-1,400 whole-unit mode — but n=1 is a flag, never a flip, and the management's written sharing position gates it. Short stay: zero building-named units. Our own board already runs a dedicated card here at RM1,700, three and a half years live.
Three ways to run your unit
Pick a model card, tell the tool which plate band you hold, then put in your own numbers — the loaded price is the Brickz median and the loaded rent is the 17-card band, nothing stronger exists. The answer updates as you type.

What can you earn?
This address carries the deepest live rent read of the batch. The Mudah entity holds 17 live cards, every one a 3-bed between 800 and 1,350 sqft: RM1,600 fully furnished at 1,150 sqft, RM1,400 at 900, RM1,300 at 850, RM1,500 newly renovated at 1,100, RM900 partially renovated at 800 (the low end is condition, not market), RM1,700 seaview at 950, RM1,200 at 1,250, and RM1,750 fully furnished sea view at 1,350. Band RM900-1,750, mode about RM1,400 — and ten of the seventeen were listed within eleven days, which tells you the churn is real. The compact band 800-950 sqft and the larger band 1,100-1,355 sqft are different businesses, and the card mix reflects it.
Our own board runs one dedicated card at RM1,700 with 13 lifetime chat requests, live since April 2023 — steady, not hot. The corridor pool around it is the better story: Forestville asks RM1,900 at 19 CRs and RM1,700 at 12, Halaman Cendana RM1,500 at 17, Dua Residensi RM1,000 at 62, and One Foresta carries the fleet-record pair — RM2,200 at 56 CRs and RM1,100 at 66 CRs on a listing running since 2019. The corridor machine is proven; the building-level card is the scarce one.
Sale side: Brickz shows 15 transactions between July 2025 and June 2026 at a median RM420,000 (400 psf). The quartiles are a story in themselves — the page body says RM405,000 to RM458,000 while the meta tag says RM342,000 to RM550,000; the body governs, both recorded. iProperty asks from RM318,000, below even the body P25 — aggressive asks live here. Unlocked rows read RM405,000-430,000 on 969-1,389 sqft plates, freehold apartment title on Jalan Bukit Gemuruh.
The money: RM1,400 over twelve months is RM16,800 — about 4.0% on the median, 4.1% on the P25 of RM405,000. Push rent to the RM1,700 top of band and you reach about 4.9%. Thin, honest, family-let economics.
The split flag is the yield lever. One private room card inside the entity asks RM700 on a 1,350 sqft plate: three rooms at that rate is RM2,100 a month, RM25,200 a year — about 6.0% — against a whole-unit mode of RM1,200-1,400 on the same plates. That is a 1.5-1.75x lead, resting on a single unbound card. Bind more room cards and the management letter before the split becomes an argument.
Short stay: nothing — zero Airbnb titles name the building. Costs: not published; a 2014 forum figure and a summarizer psf rate are both parked as unpublishable. Your statement is the only number.
Why the corridor decides everything
Ramah Pavilion is 759 units in two towers of 36 and 38 storeys, completed 2018 on freehold land at Jalan Bukit Gemuruh — M Summit Group's affordable-category scheme on the island's southern corridor. The tenant base is the airport, free trade zone and Second Bridge workforce; demand follows that employment, and new southern supply competes for the same households. Underwrite voids conservatively and let comparables set the rent, not corridor optimism.
The band decides the business. A compact 800-950 sqft plate is a simple whole-let home — one tenant, one agreement, furniture that survives it. The larger 1,100-1,355 sqft plates are where the sharing question lives, and only the management's written position can open it: the 2018 risers, submetering and fire safety all need written clearance before any rooms plan is real. The launch-era affordable-housing category also means purchase-side conditions on some parcels — a title-file question, not a brochure one.
5 checks before you buy
-
Get the real title document and read the band and conditions. Freehold apartment title, actual built-up, and any affordable-housing encumbrance recorded against the parcel. Done: you hold the issue document.
-
Get the written house rules in one letter — multi-tenancy, pets, short stay, renovation, plus the renovation-deposit and contractor-hours schedule. Done: the letter itself, not a summary.
-
Get the real running costs. Nothing publishable exists — forum and summarizer figures are parked. Done: the latest statements and AGM papers from a scheme that has had a formed management corporation since 2018. See the real cost of self-managing a rental.
-
Show your renovation plan to MBPP before you sign anything. 2018 stock needs finishing and furnishing decisions, not replumbing. Done: written reply.
-
Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out — durable finishes for compact whole-lets, shared-space standards for the big plates if the gates clear — converts back in a day.
FAQ
Is Ramah Pavilion a room-rental investment?
Not yet, on evidence. One live room card asks RM700, and 3 rooms at that rate would out-earn the RM1,200-1,400 whole-unit mode by 1.5-1.75x — but that is a single card, and the management's written sharing position gates the model. Whole-unit is the compliant base case at every band until the letter and more room cards exist.
What yield does Ramah Pavilion give?
About 4.0% gross at the RM1,400 mode on the RM420,000 Brickz median, 4.1% on the P25 of RM405,000, 4.9% at the RM1,700 top of band — all labelled derivations over an 11 October 2026 read. Enter your own dated numbers in the calculator above; the split case (about 6.0%) is n=1-gated.
Is short-stay allowed at Ramah Pavilion?
Zero building-named short-stay units exist, and no by-law text is public. Management corporations hold statutory authority over transient lets — treat nightly income as unavailable until the written rules say otherwise.
Are pets allowed at Ramah Pavilion?
No building-level position is published — every card in the sweep, ours included, carries no pet flag. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; the house rules can vary.
What running it looks like
Setup is two documents: the title (band and conditions) and the house-rules letter (multi-tenancy, pets, short stay). The work is one workforce household in one durably finished unit — a listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a 759-unit scheme where seventeen identical cards churn in days, the well-priced, well-run card is the one that lets — and our board has proven the corridor works.
