The Residensi record
You already have the keys at Residensi Senuri in Mutiara Subang, Seksyen U5, Shah Alam. This page is which letting model survives after scheme rules, fees, empty weeks and a 3–4 year redo — not whether the building is a good buy. And at Senuri the first gate is not the management office. It is your own sales and purchase agreement.

- Name: Residensi Senuri, marketed as Senuri Residences.
- Area: Mutiara Subang, Seksyen U5, Shah Alam, Selangor — the Subang Bestari belt (developer project page).
- Developer: Angkasa Senuri Sdn Bhd, a wholly-owned subsidiary of Inta Bina Group Berhad. The Star reported the RM100.5 million construction award for this 24-storey commercial development, with a 26-month build from October 2023.
- Published types from the developer page: Type A — 3 rooms, 2 baths, 2 carparks, 850 sqft; Type B — 1 room, 1 bath, 2 carparks, 550 sqft; Type C — 850 sqft dual key, 3 rooms, 2 baths.
- Facilities deck on Level 15: 27 m pool, gym, co-working space, herb and kitchen gardens (developer page).
- Distances from the developer page: SMK Subang Bestari 0.7 km, HELP University 1.5 km, DASH interchange 2.1 km, Subang Skypark KTM 5.2 km.
- Programme: launched and marketed under Selangor's affordable-housing banner as a Rumah Selangorku (RSKU) service apartment. The developer's own page does not state the scheme — read your SPA before you rely on any operating model on this page.
Not known until you have it in writing: whether your parcel carries the Rumah Selangorku conditions, today's strata fee and sinking fund, the JMB/MC by-law text on short-stay, multi-tenancy, room rental, pets, submeter and renovation, this parcel's title category (service apartments often sit on commercial-titled land — this build was contracted as a commercial development), your vacant-possession date and defects-liability status, and a Senuri-specific dated rent.
Which model is even on the table?
The operating model is set by the parcel's actual layout and the management's written position on short-stay, multi-tenancy, and renovation — not by bedroom count. Get the MC letter first; the model table follows.
At Senuri, one question comes before even that letter. Selangor's state assembly has answered in writing that you cannot sell or transfer a Rumah Selangorku home for five years. The scheme is for people who live in the unit themselves. The state's housing board LPHS has said publicly that it issues notices to owners who rent out Rumah Selangorku units, acting on rental complaints. If your parcel is a scheme parcel, no letting model — whole-unit, rooms, co-living or short-stay — is on the table until the scheme question is settled. Your SPA and LPHS's position in writing settle it.
If — and only if — your parcel is clear of the scheme conditions, the published layouts set the models:

Short-stay needs its own written yes. Never recommend it to yourself by default; a management corporation can prohibit short-term letting by by-law, and a verbal nod is not a by-law.
Don't use the headline rent
Cash you keep is smaller than the listing price. There is no published maintenance fee we can rely on here — type the service charge and sinking fund from your latest statement, and add any special levy you find in the last three years of AGM minutes. Type your own achievable rent; do not cite other listing sites. Then subtract empty weeks: the tenant catch for Mutiara Subang is Subang Bestari families, HELP University students and staff 1.5 km away, and car-owning workers using the DASH 2.1 km away. The nearest KTM at Subang Skypark is 5.2 km away — this is not a LRT-doorstep address, so don't price it like one. A 550 sqft Type B quote is not an 850 sqft Type A quote; size your number to your own type letter.
The 3–4 year refresh is the yield killer
Fit-out is not a one-off. Plan to refresh in about 3–4 years. Size two quotes if you hold two published envelopes: 550 sqft for Type B, 850 sqft for Type A or C. Keep the redo reversible — paint, durable floors, a working kitchen, baths that photograph. Not partitions: a partition needs the management's prior written approval under the Strata Management Act 2013, and a scheme parcel has no business adding bedrooms at all. Leave hospitality kit and any dual-key second-kitchen fit-out until every gate on this page is a written yes.

Scheme first, then the building:

Once the scheme gate is settled and whole-unit long-term is still standing, put in your purchase basis, the rent you can actually get, the yearly cost from your statement, and the fit-out. What to do next
If your parcel is scheme-bound: live in it, or wait out the conditions — do not let it in any model until LPHS and your lawyer confirm in writing that you may. If your parcel is clear of the scheme and whole-unit long-term stands, list with SPEEDHOME and confirm Zero Deposit on that listing. If rooms-as-built stand on a Type A, get the by-law in writing before any room tenancy. If short-stay is the only path that looks rich, stop until management says yes in writing.
