Sentul Point Suite Apartments: Rental Investment

Own a unit at Sentul Point (or buying one)? Run it whole-unit, furnished. The 3-bed is the money plate and the deepest measured market on this sweep: RM2,300-2,600 asking across 119 live listings, with our own dedicated card at RM2,320 — 128 chat requests over 3.3 years — sitting exactly at market. Against the RM390,000 asking entry that is about 7.4% a year gross. This is commercial-strata land under DBKL: partitions are banned, so whole-unit is not just the best model, it is the only legal shape. Short-stay has zero building-named units.

Three ways to run your unit

Pick a model card, tell the tool which unit you own, then put in your own numbers. The answer updates as you type, and the charts show the trade-offs.

What can you earn?

Three sources agree, read live on 12 Oct 2026: 119 iProperty rentals for the 3-bed plate at RM2,300-2,600 (915 sqft, cards days old), a 13-card dedicated portal entity at RM2,400-2,600, and our own board's record card at RM2,320. When three independent sources land within RM300 on the same plate, that IS the market. The 2-bed entry plate (721-848 sqft) asks RM1,800-2,000.

Worked out on the 3-bed: RM2,400 x 12 = RM28,800 divided by RM390,000 = 7.4% a year gross. Across the ladder the band runs about 4.9-8.0% — the top 3-bed asks (RM510,000-638,000) drag it down, so buy the entry, not the view. A transacted median of about RM397,500 (excerpt-grade) puts the same rent near 7.2%. The 2-bed plate runs 5.4-6.8% on its RM355,000-398,000 asks. The 4-bed asks (RM660,000-690,000) look rich against a rent ceiling of RM2,600 — the arithmetic, not opinion.

Know the demand you are joining: our own card's 128 chat requests and 24 viewings over 3.3 years is a long-run demand record, and the corridor's own-board counters say the same (The Tamarind's RM1,800 card at 157 requests, The Fennel's RM1,600 at 105). Sentul rents — the furnished zero-deposit card rents first in a 2,352-unit scheme.

Rooms: not a legal build here. The land is commercial strata and DBKL bans cutting new bedrooms in commercial-strata buildings — the bedrooms on the plan are the ones you have. The corridor's room cards (RM700-1,150 at The Tamarind and MiNest) are other buildings; a 3-room arithmetic sweep would gross RM2,100-3,450, and none of it is legal to build here. SPEEDHOME coliving is cat-friendly, and pet-friendly rooms earn about 15-20% more where they exist.

Short-stay: zero building-named units today. Only the management's written by-laws can open it, and Malaysia's top court has confirmed a management can ban short-stay outright. The letter comes before the listing.

Why whole-unit wins here

Sentul Point is a 2018-2020 UOA-YTL joint scheme of three 44-storey blocks — 2,352 units on 4 acres beside the Sentul turnaround, walkable to the KTM/LRT belt. Family-sized plates (700-1,001 sqft) with a genuine three-source rent market and a 3.3-year first-party operating record at the asking price: this is one of the cleanest whole-unit cases on this corridor. The commercial-strata title cuts both ways and both ways are knowable: it caps the model at whole-unit (partition ban), and it makes the per-parcel title category your first document check.

Costs: maintenance is quoted at about RM0.25 psf including sinking fund (about RM230 a month on a 915 sqft plate) — listing-grade, not management-confirmed, so verify on your statement. Quit rent and assessment are not published; the pet and short-stay positions are not public. The calculator's running-cost field is pre-filled with that excerpt figure — replace it with your invoice's number.

5 checks before you buy

  1. Get the real land title document — commercial strata is the scheme's fact; your parcel's exact category and conditions decide what an approved tenancy looks like. Done: you hold the title copy.

  2. Get the management's rules in writing — short-stay, a second occupant, pets. One letter answers all three. Done: you have the letter.

  3. Get the real running costs — management fee, sinking fund, quit rent. The RM0.25 psf figure is listing-grade, so confirm it. Done: a number on paper. See the real cost of self-managing a rental.

  4. Show your renovation plan to DBKL before you sign anything. Commercial strata means new bedroom walls are banned — furniture yes, walls no. Done: the council tells you in writing.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out converts the unit back in a day.

FAQ

Can you rent rooms at Sentul Point Suite Apartments?

No — and not for market reasons: the land is commercial strata and DBKL bans carving new bedrooms in commercial-strata buildings. The corridor's RM700-1,150 room cards are other buildings. The whole-unit case (RM2,300-2,600 on the 3-bed) needs no split anyway. See the room rental and co-living guide.

What yield does Sentul Point give?

About 7.4% a year gross on the worked pair: RM2,400 asking rent over the RM390,000 asking entry; the ladder band runs 4.9-8.0% and a transacted median near RM397,500 (excerpt-grade) gives about 7.2%. Asking-side figures with listing-grade maintenance — your real return is lower. Run your own numbers in the calculator above.

Is short-stay allowed at Sentul Point?

Zero building-named short-stay units exist today. Only the management's current written by-laws can grant permission — Malaysia's top court confirmed a management can ban it (Verve Suites ruling, 2020). Get the letter before spending money.

Are pets allowed at Sentul Point?

The building's rules are not public. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

What running it looks like

Setup is the two documents: title (category checked) and the management's letter. The work is one tenant whole-unit — a family or sharers on one agreement for the 700-1,001 sqft plates — with the cycle of one listing, viewings, a stamped tenancy agreement, then rent day. In a 2,352-unit scheme the differentiated card wins the race; SPEEDHOME runs the listing, the viewings and the screening, and you approve the tenant before the agreement is signed. Keep the fit-out reversible, and re-price on dated comparables at renewal.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

All figures are asking rents and prices read on 12 Oct 2026 from live listings (119-rental and 42-for-sale reads, a 13-card portal entity, and our own board's operating record); the transacted median is excerpt-grade. More: the landlord investment decision guide.
