SPEEDHOME Membership Terms of Use
SPEEDHOME extends Membership to tenants through a monthly subscription service, granting members exclusive benefits throughout their rental period on our platform.
These Terms of Use (“Terms”) regulate your utilisation of the Membership. In the context of these Terms, “Membership,” “the membership,” or “membership” collectively denote the subscription service provided by SPEEDHOME to tenants. Meanwhile, “Member,” “member,” or “members” refer to the tenant(s) utilising SPEEDHOME’s subscription service. Any mention of “you” (and its variations like “your” and “yours”) within these Terms denotes the member subscribing to SPEEDHOME Membership, who is expected to adhere to the outlined Terms.
Effective April 1, 2024, these Terms of Use are applicable to Members with tenancies commencing on or after this date, continuing throughout the duration of their tenancy.
Membership
SPEEDHOME Membership is open to all tenants seeking to rent through SPEEDHOME, providing exclusive benefits outlined in the BENEFITS section of these Terms of Use. Membership is activated upon subscription and payment of the monthly “Membership fee” of RM79 + SST, sustained throughout the member’s tenancy using a valid and accepted Payment Method. A “Payment Method” refers to a current and valid form of payment. Subscribed tenants become Members who will benefit from unique advantages which are listed out below.
Benefits
SPEEDHOME Members enjoy exclusive benefits outlined in the Membership, not extended to non-subscribed tenants. These privileges include:
- Hassle-Free Move-In:

Members can secure any room or whole unit listed on SPEEDHOME without needing a deposit. - 21-Day Move-In Repair Guarantee:
Any non-structural defects discovered within the first 21 days from the start of the tenancy will be repaired hassle-free.

Members are protected against any unfair treatment by landlords throughout the tenancy period. - Guaranteed 30% Co-share for Damage Repairs:
Members are guaranteed a 30% co-share for damages caused by the tenant and repairs exceeding RM1000, undertaken solely by the tenant, with assistance provided exclusively by SPEEDFIX.

Members will receive a RM350 rebate at the end of the 12-month tenancy, provided they adhere to the following conditions:- Complete 12 months with on-time rental payments**.
- Settle all dues, including utility bills.
- Ensure the house is in its original condition*** upon move-out.
- Refund issued upon meeting all conditions above.
**Note: “On-time rental payment” refers to paying rent on or before the due date.
***”Original condition” means returning the property in the same state as at the start of tenancy, minus reasonable wear and tear.
- 15 Cash Vouchers of RM20 Each:
Members are provided with 15 cash vouchers worth RM20 each, which can be used for any cleaning or air-conditioning service facilities. The vouchers are redeemable by friends and family until the end of the tenancy tenure. Each voucher is redeemable for one service only. - RM200 Off on Tenancy Renewal:
Members are guaranteed a RM200 discount on renewal fees when they renew their current tenancy agreement.

Billing & Cancellation
Billing Cycle
The Membership fee of RM79 + SST will be invoiced to your account prior to the monthly rental due date. An invoice will be sent to your registered email associated with your SPEEDHOME account 7 days before the due date of your rental payment. You will be charged on a monthly basis for the entire duration of your active tenancy.
Payment Methods
To sustain your Membership subscription, you are required to settle your recurring Membership fee. An invoice encompassing both your monthly rent and Membership fee will be dispatched to you before the due date. SPEEDHOME accepts various payment methods, including:
- Credit/debit card
- Online Banking
- ATM/CDM
Cancellation or Forfeiture
Your Membership may be cancelled, forfeited, or deemed null and void under the following conditions:
- Failure to pay the Membership fee in any given month during your active tenancy.
- Failure to pay the monthly rent.
- Postponement of the tenancy commencement date to a later date without mutual consent from the landlord upon signing the digital tenancy agreement.
- Non-signing of the digital tenancy agreement on or before the mutually agreed tenancy commencement date.
- Non-payment of the full amount required for vacant possession within seven (7) days of the mutually agreed tenancy commencement date.
- Cancellation of the deal after 24 hours from when the deal was made.
- Failure to sign the digital tenancy agreement within three (3) days once the Landlord has sent it to you via speedmanage.com.
Consequence for Non-Payment of Membership
In the event a member fails to pay the membership fees in any given month by the due date, the following consequences shall apply:
- Three (3) warning letters will be issued to the Member’s email address within a 14-day grace period after the due date.
- If the membership fee remains unpaid after the 14-day grace period, the payment will be considered defaulted, resulting in the termination of the tenant’s membership.
- A notification email will be sent to the email address associated with the SPEEDHOME account to confirm the membership termination, and the account status will be updated accordingly within the app.
- No refunds will be issued for any membership fees paid to SPEEDHOME.
- Access to the benefits associated with Membership will be revoked.
- Tenants will no longer have the option to rent with Zero Deposit and must pay the required deposit as stipulated by the property listed on SPEEDHOME.
- SPEEDHOME will notify credit reporting agencies or financial institutions of the payment default, with which the tenant hereby consents to. This record will be removed by SPEEDHOME upon receipt of the overdue membership payment.
SPEEDHOME Service
- To apply for SPEEDHOME’s Membership, you must be a tenant with a complete and verified account on our platform.
- Tenants become eligible to apply for Membership when they apply to rent a new property with Zero Deposit.
- Membership is granted once tenants have completed and passed their Background Credit Check.
- Members are required to pay the recurring Membership fee every month by the due date to maintain their status as a member, along with the associated benefits.
- Members are entitled to benefits as outlined in the aforementioned BENEFITS section above, which SPEEDHOME will facilitate and administer accordingly only when members adhere to the Terms of Use.
Miscellaneous
- Governing Law
These Terms of Use shall be governed by and construed in accordance with the Laws of Malaysia. These terms will not limit any consumer protection rights that you may be entitled to under the relevant and mandatory legislations.

- Survival
In the event any provision or provisions of these Terms of Use are deemed invalid, void, illegal, or unenforceable, the validity, legality, and enforceability of the remaining provisions shall remain intact and fully effective.
- Changes to Terms of Use
SPEEDHOME reserves the right to modify these Terms of Use as needed for the regulation of the Membership service. In the case of changes affecting you as a Member, SPEEDHOME will provide you with a one-month advance notice before such changes become applicable to you. If you choose not to continue your membership due to these changes, you have the option to cancel your Membership with SPEEDHOME before the changes take effect. However, upon cancellation, you will no longer have access to the benefits associated with the Membership.
- Electronic Communications
SPEEDHOME will communicate account-related information (Membership Status, Membership Fee billing, Terms of Use changes, notices) to you solely in electronic form. This may include emails sent to your registered email address associated with your SPEEDHOME account.
