The Holmes, Bandar Tun Razak: Rental Investment

Own a unit at The Holmes? The default is the whole-unit let, and the plate makes it easy: every one of the 604 units is the same 1,018 sqft three-bed, and the measured ladder on the dedicated Mudah entity runs RM1,800 partially furnished to RM2,000 fully furnished — a RM200 gradient that is the entire yield lever on a uniform plate. Against the live Brickz transacted median of RM286,875 (71 transactions) that is 7.5-8.4% gross, fleet-strong; against the ~RM490,000 resale asks it is 4.4-4.9% — the spread between those two bases is your entry negotiation. Rooms: no by-room market exists here. Short stay: zero Holmes-named units. One flag to carry: the transaction file is decaying — two trades in 2025 — so treat the median as slowly ageing and re-check before you transact.

Three ways to run your unit

Pick a model card, put in your own numbers — the loaded price is the live Brickz transacted median and the loaded rent is the ladder's measured floor. The answer updates as you type.

What can you earn?

The rent evidence is a clean natural experiment: one agent posted three cards the same day on the same 1,000 sqft 3-bed 2-bath plate — RM1,800 partially furnished, RM1,900 unfurnished, RM2,000 fully furnished. That is the furnish gradient, measured: furnishing moves RM200 a month here, and on a uniform plate it is the only lever that distinguishes your card from 603 others. Our own board carries zero dedicated Holmes listings today — first-mover vacancy — while the corridor counters run hot: M Vertica at RM2,500 with 167 lifetime chat requests, Residensi Tasikmas at RM1,500 with 180 over 3.4 years, The Leafz at RM1,800 with 149, EkoCheras at RM2,200 pet-friendly with 147 over 7.3 years.

The sale side carries two bases and both are on the table. Brickz live rows read RM278 psf and RM286,875 over 71 transactions spanning 2018-2025 — but the tail is decaying (twenty trades in 2022, two in 2025), so the median ages slowly and the re-sweep is named. The ask side is a single RM490,000 excerpt on a 1,106 sqft three-bed, sitting about 1.7x over the transacted median. RM1,800-2,000 on RM286,875 is 7.5-8.4% gross; on RM490,000 it is 4.4-4.9%. Which side you transact on is the whole negotiation.

Rooms: not measured — zero by-room cards in this sweep, and a uniform family-flat plate is the wrong physics for a rooms play without written consent anyway; the nearest room objects (Pangsaria Desa Petaling RM300, Nidoz RM750-1,000) are other buildings' corridor class. Short stay: zero Holmes-named Airbnb units; the Arte Cheras corridor absorbs that demand at RM825-1,815 a night. Running costs: the only fee signal is RM279.95 a month combined maintenance and sinking fund from one listing field — about RM0.275 psf on the uniform plate, excerpt-grade, single-source; verify it against the AGM schedule before underwriting. Quit rent is not published.

Why the uniform plate decides everything

The Holmes is a single 41-storey leasehold block (term recorded to around 2113) of 604 identical units on Jalan Yaacob Latif — one layout, 1,018 sqft, three bed, two bath, balcony and yard — completed 2018 by the Aset Kayamas Group through Sinerjuta Sdn Bhd, beside Permaisuri Lake Gardens with HUKM's medical demand and Bandar Malaysia on the map, under DBKL.

Uniformity cuts both ways. On the sell side, every listing competes with dozens of identical plates, so the furnish gradient — not layout claims — sets your card apart. On the model side, one management answer covers all 604 parcels, which makes the written MC position both easy to obtain and impossible to route around. One naming caution travels with the record: resale marketing renders the sequel tower as "The Holmes 2" — this page governs the 2018 604-unit entity the project record describes.

5 checks before you buy

  1. Get the real title document. Leasehold, the parcel's actual plate on the uniform 1,018 sqft plan, and any encumbrance. Done: you hold the issue document.

  2. Get the MC's written positions in one letter — multi-tenancy, pets, short stay, renovation. One answer governs 604 identical parcels; get it before modelling anything but a whole-unit let. Done: the letter itself.

  3. Get the real running costs. The RM279.95 signal is one listing field; the maintenance schedule and sinking-fund statement are the numbers. Done: the latest statement. See the real cost of self-managing a rental.

  4. Show your renovation plan to DBKL before you sign anything. Furniture yes, structure no, partitions never without written approval. Done: written reply.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out aimed at the RM2,000 furnished top is the play the gradient rewards — and it converts back in a day.

FAQ

Is The Holmes a room-rental investment?

No measured room market exists — zero by-room cards this sweep on a uniform family-flat plate. Whole-unit first is not a style choice here, it is the physics of the layout; any sharing question starts with the MC's written position, which is not public today.

What yield does The Holmes give?

7.5-8.4% gross on the live transacted base — RM1,800-2,000 over the Brickz median of RM286,875 (71 transactions) — or 4.4-4.9% on the ~RM490,000 resale ask. Both bases are carried because the spread is the negotiation. Enter your own dated numbers in the calculator above.

Is short-stay allowed at The Holmes?

Zero Holmes-named short-stay units exist and no by-law text is public. The Arte Cheras corridor's nightly demand (RM825-1,815) belongs to other addresses. Treat nightly income as unavailable until the written position says otherwise.

Are pets allowed at The Holmes?

No building-level position is published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist (the corridor's EkoCheras card runs pet-friendly at RM2,200). The offer is SPEEDHOME policy; the MC's rules can vary.

What running it looks like

Setup is two documents: the title (which names your plate) and the MC letter (which settles multi-tenancy, pets and short stay). The work is one household in one furnished three-bed — a listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a 604-unit block of identical plates, the furnished card at the top of the gradient is the one that lets.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

The three-card furnish ladder, the Brickz live rows, the RM490,000 resale excerpt, the corridor counters and the Airbnb read are reads of 12 October 2026; the yields are labelled derivations over those reads, shown on both bases. More: the landlord investment decision guide.
