Choosing a letting model for an Unipark Condominium unit

Unipark Condominium, Kajang-Bangi: Rental Investment

Whole-unit is the default at Unipark, and this sweep is unusually clean: six dedicated Mudah cards put the 3-bed mode at RM1,450-1,600 with a single October-2026 PropertyGuru ask at RM2,000 topping the band, and a live Brickz bind prints RM330,000 median at RM278 psf over nine transactions — which grosses 5.7-6.5% a year on the 3-bed plates at transacted prices. The sleeper is the short-stay clock: one alias-titled operator ("Putrajaya-Bangi DeCentrum 3-bedroom Service Condo", 4.83 rating, 131 reviews) runs at RM940 a night per five nights = RM188, and matching the whole-unit band takes just 8-9 booked nights a month — the strongest measured ratio of this cohort. Two fences before you buy anything: our own board's one card is a six-year-stale RM2,800 alias outlier that anchors nothing, and the Phase-2 "Unipark Suria" developer pricing from RM575,000 is a new-launch class never to be mixed into this resale basis. Maintenance is forum-grade (~RM300 a month); rooms have zero in-building evidence.

Three ways to run your unit

Pick a model card and put in your own numbers — the rent field loads RM1,525, the mid of the measured 3-bed mode RM1,450-1,600, and the purchase field loads the Brickz live median RM330,000 (nine transactions, RM278 psf), not an asking price. The answer updates as you type.

What can you earn?

First-party first, with an honesty flag — SPEEDHOME's board reads "1 Zero Deposit Houses for Rent in Unipark Condominium Kajang" across a 76-card corridor pool, and the one dedicated card is the alias — "De Centrum Unipark Condominium, Kajang" at RM2,800 with a single chat request, sitting since September 2020. PropertyGenie resolves the alias ("Unipark Bangi Kajang, also known as De Centrum Unipark Condominium"), so it counts as ours — but a six-year-stale ask sitting far above the live band anchors nothing. The corridor demand sits in other buildings: Savanna Executive Suites' 4-mate plate at RM250 holds a record-class 270 chats, Saville Kajang RM1,600 at 217, EVOSOHO RM1,500 at 228, Greenview RM1,300 at 179 — counters, not comparables.

The measured band, every card an excerpt. Mudah's dedicated entity prints "6 Apartment / Condominium For Rent Unipark Condominium in Kajang, Selangor": "RM 1,450 ... 1,062sq.ft 3Bed 2Bath", "RM 1,600 ... 1,088sq.ft 3Bed 2Bath", and twice the "RM 1,600 ... 1,252sq.ft 4Bed 2Bath ... Bigger Corner Unit". PropertyGuru adds one live 3-bed ask — "This Condominium with 3 bedrooms is for Rent at RM 2000 /mo", 2 October 2026 — a single search-excerpt card that tops the band to RM2,000 and is flagged as single-card on every use; the mode stays RM1,450-1,600.

Worked arithmetic, transacted governs. Brickz live: "Median price RM330,000 278 psf", "Price range RM160,000 (P25) - RM382,000 (P75)", "9 sold transactions in last 5 years". The 3-bed mode RM1,450-1,600 is RM17,400-19,200 a year; on the psf-derived plate values RM295,000-302,000 (1,062-1,088 sqft at RM278) that is 5.7-6.5% gross — the number this page stands behind. The PropertyGuru RM2,000 single ask on the same denominators prints 7.9-8.1%, labelled single-card; the sweep's own summary line quoted 6.7-8.1%, which does not re-derive from its stated inputs — corrected here, inputs shown. On ask-basis prices (RM336-370 psf) the same cash flow compresses to 4.3-5.4% (the sweep's 4.4-5.2% also failed re-derivation — corrected); the 4-bed corner at RM1,600 grosses 5.5% on its psf-derived ~RM348,000. And the fences: the ~RM320,000 auction reserve is a 732-sqft tail, and Phase-2 "Unipark Suria" from RM575,000 (RM455 psf) is developer new-launch pricing — a different product class, never blended into this basis.

The short-stay clock, worked. RM940 per five nights is RM188 a night; gross RM5,640 a month at full occupancy; matching the RM1,450-1,600 long-let mode needs 8-9 booked nights a month — roughly 26-28% occupancy. No listing title contains "Unipark" — the operator rides the De Centrum alias, and the corridor's Mirai and Jade Hills machines (RM600-1,329 per five nights) are other buildings. The 131 reviews say the clock runs; the MC letter says whether yours may.

Rooms and costs, honestly. No in-building room card exists on either channel — and with a freehold residential title the question gates on the management's written position, not on title law; the corridor's RM250-500 room class is other buildings. Maintenance ~RM300 a month including sinking fund is Lowyat-forum community grade (~RM0.23 psf on ~1,300 sqft; ~RM245-250 on the 3-bed plates if the psf extrapolates) — the AGM pack is the only number that counts. Why an institution-belt freehold runs whole-unit with a nightly upside

Unipark is Protasco's 640-unit freehold on the Jalan Ikram-Uniten institution belt between Kajang and Bangi — Phase 1's two 20-storey blocks completed 2012, Phase 2A by end-2016 per the audited Protasco reports (Brickz prints building age 11, roughly 2014 — the audited record governs, and the triple-print is carried, not hidden). The belt decides the product: UNITEN students, college staff and institution workers fill 3-bed family plates steadily, which is why the whole-unit mode is both measured and boring in the best way. Two local quirks matter more than anywhere else in this cohort: the council itself is contested at parcel level — the Kajang mailing address sits under MPKj while the JMB community site places the parcel under MPSepang, so the assessment record decides whose written rules you collect — and the alias ("De Centrum") splits the building's paper trail across two names on portals, our own board and Airbnb alike. The scarce differentiation stays the pet-friendly whole-unit card: pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says for the corridors; the offer is our policy, the by-law variance is one line in the same letter.

5 checks before you commit

  1. Get the real title document — freehold, residential land title per the developer's own Phase-2 page: the issue document names your phase (2012 Block A/B or end-2016 Block C/D), plate, parking and accessory parcels. Done: you hold the copy.

  2. Get the MC's written position on short-stay, multi-tenancy and pets — with a proven 131-review operator in the building, this letter decides whether the strongest clock of this cohort is yours to run. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — whatever the handbook says. Done: the letter itself.

  3. Settle the council question on the assessment record — MPKj or MPSepang, the assessment notice decides; it names whose quit-rent and renovation approval regime your parcel answers to. Done: you hold the current assessment.

  4. Underwrite at Brickz, not at asks. RM278 psf transacted against RM336-370 psf asking is the whole spread; the Phase-2 RM575,000 launch class and the RM320,000 auction tail are different products — never your comparable. Done: your offer references a dated transacted basis.

  5. Get the real running costs and keep the fit-out reversible. The ~RM300 forum figure is a placeholder, not a rate; the AGM statement carries the revisable number, and a durable SPEEDRENO refresh keeps both the family-plate and (if the letter allows) the guest clock open. Done: scope stays reversible.

FAQ

Can you rent out rooms at Unipark Condominium?

Nothing was measured — zero in-building room cards on either channel. The residential title means rooms are not structurally closed; the MC's written multi-tenancy position gates them. Whole-unit default; see the room rental and co-living guide.

What yield does Unipark give?

5.7-6.5% gross on the 3-bed plates: RM1,450-1,600 monthly against psf-derived RM295,000-302,000 at the Brickz live RM278 psf (nine transactions, RM330,000 median). At asking prices RM336-370 psf the same cash flow is 4.3-5.4%; the RM2,000 single ask would print 7.9-8.1% — labelled single-card throughout.

Is short-stay allowed at Unipark Condominium?

One proven operator runs it — 131 reviews at RM940 per five nights under the De Centrum alias — and the break-even is just 8-9 booked nights a month. Allowed is still the MC's written call: measured presence, not permission.

Are pets allowed at Unipark Condominium?

The MC's stance is not published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn roughly 15-20% more where allowed, market context from the operator registry. The offer is SPEEDHOME policy; the by-law variance travels in the same letter.

What running it looks like

Setup is three documents at this address: the title copy (phase and plate named), the MC letter (short-stay, multi-tenancy, pets), and the current assessment notice (which council). The work is one durable 3-bed family plate inside the measured band with zero deposit — and if the letter opens the guest clock, the same plate is the 8-9-nights-a-month product. Professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed; an institution belt fills on calendars, and calendar-driven turnover is exactly where one company beats a contractor who leaves after handover. The plans sit on top: Standard at RM799 + SST a year, Protect at one month's rent, Protect+ at one and a half.

Ready? List your Unipark unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

The 76-card board full read, the 6-card Mudah dedicated entity, the Brickz live bind, the sale and maintenance excerpts and the Airbnb RM-locale read are reads of 12 October 2026 (evidence file unipark-condominium-market-evidence-2026-10-12.yaml); the yield bands 5.7-6.5% / 7.9-8.1% single-card / 4.3-5.4% ask-basis and the 8-9-night break-even are labelled derivations from those inputs, with two of the sweep's own summary figures corrected by re-derivation.
