Waltz has a real layout split: do not blur it into one yield story
Waltz Residences is a whole-unit long-term candidate; its largest dual-key layout deserves a separate test, but it is not permission to operate an unapproved co-living or short-stay product. WCT identifies Waltz as a 419-unit freehold condominium in W City OUG, with two towers of 38 and 33 floors. Its published plans distinguish 3+1 layouts from a 1,691 sq ft dual-key Type D1. WCT’s Waltz project page is the strongest public reason to treat the large Type D differently from a standard three-bedroom unit.
For a Type B or C, the clean decision is a furnished family or professional-household tenancy. The investor needs a living room that works, storage and air-conditioning that is reliable, and an inspection of parking/lift access at the tenant’s likely commute time. Adding a room because a headline yield sheet expects it is the wrong move. For the Type D1, first verify the approved dual-key plan, meter arrangement and the management’s current tenancy and renovation rules. Its separate entrance may make two normal long-term tenancies operationally cleaner than an improvised room-by-room setup, but it still needs contractual and management confirmation.
WCT places Waltz next to KESAS and MEX within OUG. That can suit car-dependent households and tenants who want local retail close by.
