How to Write a Great Listing Description (with examples!)
Attracting potential tenants’ attention is one thing, but how to maintain that attention on your listing?
This is where great descriptions come into play. Sure, tenants want to know about the facilities, information about the neighbourhood and more. But if they’ve read similar descriptions an endless amount of times, they’ll get bored. Alternatively, if the description is messy, they’re more likely to skip your listing.
For example, you’re a tenant and you come across a listing you like with this description:
“Fully furnished apartment in Petaling Jaya – Free internet – 24/7 security – friendly environment – walking distance to LRT – Full furnishing – aircons – dining table and chair – Curtain – Wardrobe – Ceiling Fan – coffee table – tv cabinet – sofa – mattress – refrigerator -”
And it goes on for another 3 to 4 lines. Straight.
Hard to read, isn’t it?
On the other hand, a good listing description would contain good formatting and attractive details. It’d be something like this:
Good listing description (sample):
- Fully furnished apartment in Petaling Jaya
- Free internet
- 24/7 security
This cosy yet modern apartment in the centre of Kuala Lumpur has easy access to KL Sentral which lets you go everywhere and anywhere with LRT, KTM, ETS and Monorel.
From the famous Bukit Bintang district – known for its shopping, entertainment and vibrant night-life, to Ipoh, a popular hotspot for foodies, the possibilities are endless with this easy connectivity.

So you see, it contains a simple summary (or overview).
The four points before the starting paragraph capture the potential tenant’s attention. Now that the attention is there, it’s time to give them a summary of your listing.
The first paragraph example contains a very attractive feature – this being “easy access to KL Sentral” and uses descriptive words “cosy yet modern” which enhances the description 🙂

#1: Ask yourself 3 questions
Okay, so before you start writing your listing description, ask yourself:
- What do I like about my neighbourhood?
- Is there a unique feature you like about it/or activity you can do?
- E.g: a nearby bird park, historically designed houses
- What activities are there in my neighbourhood? / Are there any special facilities?
- Is the place convenient and accessible? / Is there public transport? / What highways are accessible?Example:
- 5 minutes’ walk away from Bukit Bintang
- 20 minutes drive to the airport
- …takes about 30 minutes to get to KL with the LRT
#2: Formatting
A good listing description usually has good formatting, so make sure to organize your points well. An example format you can use is:
Sample format:
- Overview of your listing: general review or summary
- Most attractive point of your listing or Highlight. It can be about the neighborhood, accessibility or anything.
- 1-2 Attractive or main points: activities/facilities available
- Summary / Appeal statement

Now, let’s put some details with the format.
Sample format with examples:
i. Overview:
Right in the heart of Petaling Jaya’s Golden Triangle, this fully furnished apartment unit is just 5-minutes away from KESAS and NKVE. This neighbourhood has tons of activities for everyone from bowling to shopping and more.
ii. Most attractive point:
Fun fact: a major highlight is the famous Jumpstreet Asia, a recreation center well-known for trampoline fun and dodgeball!
iii. Attractive/main point(s):
Parents will be happy to know that their children can enjoy the fabulous Kidzania KL, a famous children’s theme park in Petaling Jaya.
iv. Summary / Appeal statement:
Whether you’re a small family of three or a single, working professional, there’s tons of things to do – just minutes away!

And then put them together…
