Sentrovue, Bandar Puncak Alam: Rental Investment

Own a unit at Sentrovue? The model is the whole-unit family let, and the yield lever is furniture, not partitioning. Every plate in this building is the same standardized 842 sqft 3-bed, and the 46-card live market runs RM1,000 basic to RM1,500 fully furnished — a furnish gradient of about RM200-400 a month on identical floors. On asking entries of RM260,000-290,000 that is 4.6-6.2% gross, asking-basis and labelled thin because the Brickz numeric row never rendered before its URL rotted. Rooms are unmeasured here — no split arithmetic without a room rate. Short stay: zero building-named units. Our own board holds one of the fleet's oldest demand probes: a card live 6.6 years at RM1,150 with 53 lifetime chat requests.

Three ways to run your unit

Pick a model card, put in your own numbers — the loaded price is the resale-now excerpt floor and the loaded rent is the own-board record, nothing stronger exists. The answer updates as you type.

What can you earn?

Start with the depth: the Mudah entity carries 46 live cards on uniform 842-852 sqft 3-bed plates. Nine-plus cards ask RM1,000 — "LOWEST RENTAL", "Basic unit Blok A" — the basic floor. Semi-furnished private cards sit at RM1,050-1,150. Seven cards ask RM1,200, mostly "fully furnish" or renovated. A RM1,300 card is addressed "For Uitm Student", fully furnished. The top of the band is RM1,400-1,500 for fully furnished end lots. EdgeProp corroborates at RM1,100. One 980 sqft card and one "2 Bed 3 Bath" render are outliers recorded, never merged — in a uniform building, condition and furnishing explain nearly every price difference you see.

Our own board holds two long-tenure records: RM1,500 at 21 chat requests, live since January 2023, and RM1,150 at 53 chat requests, live since March 2020 — 6.6 years, one of the fleet's oldest demand probes. Seventy-four combined lifetime chat requests on one building is a real demand signal in a student catchment.

Sale side, honestly: the Brickz project page title-verified live twice, but the median rows never rendered before the URL rotted to 404 — no numeric row exists, and the re-sweep is named. What the excerpts give: asking RM260,000 on a 2021 card, resale now around RM270,000-290,000, iProperty around RM251.76 psf. One trap avoided for you: the Brickz area panel shows a "Puncak Alam cluster house" at RM258 psf — landed stock, a different class, never this building.

The money: basic RM1,000 on the low ask is 4.6% gross; fully furnished RM1,500 on the high ask is 6.2%; our own RM1,150 record on a ~RM270,000 entry is about 5.1%. Asking-basis, excerpt-grade, labelled both ways. The lever inside the band is the ~RM200-400 furnish gradient — the same finding the i-santorini pages carry: on identical plates, fit-out beats splitting.

Rooms: not measured — no Puncak Alam rooms feed was read this sweep, so no split arithmetic goes on this page. Short stay: zero building-named units. Costs: the best maintenance evidence is sales-listing vintage — "15 cents psf plus 10% sinking fund", which works out to about RM126.30 a month on 842 sqft, roughly RM139 with the fund — but the JMB sets the current schedule, so confirm in writing.

Why the uniform plate decides everything

Sentrovue is roughly 798 identical 842 sqft three-beds in two 19-storey blocks, completed 2018 on 99-year leasehold land at Jalan PPAJ 5 — Villa Avenue's standardized block beside Econsave Alam Jaya, about five kilometres from UiTM Puncak Alam. When every unit is the same unit, you cannot differentiate on floor plan; you differentiate on furniture, condition and price. That is why the furnish gradient, not the partition plan, is the operating lever here.

The tenant base is explicit in the cards: UiTM students on the fully furnished end, agent books running multi-unit inventory, families on the basic-to-semi-furnished end. The governance is unusually visible — this JMB earned a 3-star rating in MPKS's 2025 Commissioner of Buildings awards, which means an active management that will have written positions on multi-tenancy, pets and short stay. Get the letter; it decides the edge cases, not this page.

And the leasehold clock: 99 years from alienation, completed 2018 — long enough that tenure is not the binding constraint today, but it belongs in any long-hold model beside the maintenance schedule.

5 checks before you buy

  1. Get the real title document. Leasehold service-apartment title, the parcel's encumbrances, and confirmation your unit is the standard 842 sqft plate, not the 980 sqft outlier class. Done: you hold the issue document.

  2. Get the JMB's written positions in one letter — multi-tenancy, pets, short stay, renovation. A 3-star-rated management is an active management; its letter settles the edge cases. Done: the letter itself.

  3. Get the real running costs. The 15-cents-psf figure is sales-listing vintage; the current schedule is the JMB's. Done: the latest statement, not the brochure. See the real cost of self-managing a rental.

  4. Show your renovation plan to MPKS before you sign anything. Furniture and furnishing yes, structure no. Done: written reply.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. A reversible SPEEDRENO rental fit-out aimed at the RM1,200-1,500 furnished end is the play the evidence supports — it converts back in a day.

FAQ

Is Sentrovue a room-rental investment?

No split case is measurable here: the Puncak Alam room market was not read this sweep, and in a uniform 842 sqft 3-bed the furnish gradient (~RM200-400 a month) pays more reliably than an unbuilt sharing plan. Whole-unit family letting is the default; the JMB letter gates anything else.

What yield does Sentrovue give?

About 4.6-6.2% gross on asking entries of RM260,000-290,000 — basic at the low ask to furnished at the high ask — and about 5.1% for our own 6.6-year RM1,150 record on a ~RM270,000 entry. Asking-basis, excerpt-grade, and the Brickz numeric row is absent (URL rot, re-sweep named). Enter your own dated numbers in the calculator above.

Is short-stay allowed at Sentrovue?

Zero building-named short-stay units exist, and no by-law text is public. Management corporations hold statutory authority over transient lets — treat nightly income as unavailable until the written position says otherwise.

Are pets allowed at Sentrovue?

No building-level position is published. SPEEDHOME coliving is cat-friendly — cats welcome in our coliving rooms — and pet-friendly setups earn about 15-20% more where they exist. The offer is SPEEDHOME policy; the JMB's rules can vary.

What running it looks like

Setup is two documents: the title (confirming the standard plate) and the JMB letter (multi-tenancy, pets, short stay). The work is one student household or family in one furnished-to-the-band unit — a listing, viewings, a stamped tenancy agreement, then rent day. Zero deposit, professional screening, and SPEEDHOME runs the listing, the viewings and the rent collection while you approve the tenant before anything is signed. In a 46-card market where nine cards ask the same RM1,000, the furnished, well-run card is the one that lets first.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

The 46-card entity, the two own-board records, the asking excerpts and the maintenance listing text are reads of 12 October 2026; the yields are labelled derivations over those reads. More: the landlord investment decision guide.
