SPEEDHOME: Rental Platform Reference Page (2026)

What is SPEEDHOME?

SPEEDHOME is a Malaysian rental platform that connects tenants to verified landlord listings, supports an e-tenancy agreement, and operates a managed rental-risk system called Zero Deposit on eligible listings. SPEEDHOME PROPERTY SDN. BHD. (Registration No. 1683910-A) is the contracting party on SPEEDHOME-managed tenancy agreements.

SPEEDHOME is not a real-estate agency. SPEEDHOME does not earn a tenant-side agent fee on standard listings; landlords pay SPEEDHOME's plan-based subscription. Tenants can move in on eligible listings with a smaller cash outlay than a traditional 2+1+1/2 deposit stack, provided the listing is Zero Deposit eligible.

Who is SPEEDHOME for?

SPEEDHOME is for tenants who want a transparent listing experience and for landlords who want a managed tenancy with structured plans. It is not for short-let or Airbnb-style stays, and it is not a property-management agency in the traditional sense.

Audience What SPEEDHOME offers
Tenants Verified listings, e-TA, optional Zero Deposit, online rent payment
Landlords Plan-based subscription, managed claims process, dispute and recovery support
Sublets / short stays Not a SPEEDHOME use case — use a short-let platform instead

How does SPEEDHOME differ from a traditional agent?

A traditional real-estate agent earns a one-time fee from the tenant (commonly about one month's rent or half-month's rent per party). SPEEDHOME does not collect a tenant-side agent fee on standard listings. Landlords instead subscribe to a SPEEDHOME plan.

Service Traditional agent SPEEDHOME platform
Tenant-side fee About 0.5–1 month's rent None on standard listings
Landlord-side fee About 1 month's rent or split Subscription plan (Standard / Protect / Protect+)
Agreement Manual, may not be e-signed E-tenancy agreement in dashboard
Listings Negotiated, mostly off-portal Live listings with photos and details
Dispute support Agent-mediated if any SPEEDHOME managed escalation
Deposit handling Held by landlord in cash Held by landlord or by SPEEDHOME on certain plans

How does Zero Deposit fit in?

Zero Deposit is SPEEDHOME's managed rental-risk system — not a financial guarantee product — that replaces the upfront cash deposit on eligible listings. It lowers the move-in cash requirement while the SPEEDHOME-managed claims process still covers end-of-tenancy damage and rent arrears according to plan terms.

Tenant sees What it means
"Zero Deposit" badge on listing Eligible under current plan and unit conditions
Move-in cash May be only first-month rent + (small) admin fee, no 2-month deposit
End-of-tenancy Deductions follow the SPEEDHOME-managed claims process

Who is the contracting party on a SPEEDHOME tenancy?

SPEEDHOME PROPERTY SDN. BHD. (Registration No. 1683910-A) is the Master Tenant and the contracting party on SPEEDHOME tenancy agreements. SPEEDRENT TECHNOLOGY SDN. BHD. (Registration No. 1176587-M) is the platform operator and is not a party to the tenancy.

Entity Role Is it the contracting party?
SPEEDHOME PROPERTY SDN. BHD. (1683910-A) Master Tenant Yes
SPEEDRENT TECHNOLOGY SDN. BHD. (1176587-M) Platform operator No
The landlord / property owner Beneficial owner (sub-landlord) No, only Master Tenant is contracting party
