Emira, Shah Alam: Rental Investment

Own a unit at Emira (or buying one)? You have three ways to run it — here's how to pick. A whole unit earns about 4-5.8% a year at today's rents; rooms earn more if the management allows it; short-stay has the highest ceiling. And Emira is the first building in this series where the running costs are measured — so the net number is on this page, not a guess.

Three ways to run your unit

What can you earn?

Buy around RM480,000 — that is the median of actual Emira transactions (RM566 psf, transacted records, 10 Oct 2026). Rent asks the same day: one-beds RM1,600, two-beds RM1,500-1,900, three-beds RM2,300 — live portal listings. Our own Emira listing has rented at RM2,000 since October 2018 — 38 chat requests and counting.

Worked out: RM2,000 x 12 = RM24,000 divided by RM480,000 = 5.0% a year gross.

Now the part no other building page here can show you: the fee. Emira's maintenance is measured at about RM0.29 psf — call it RM256 a month on the two-bed. RM2,000 − RM256 = RM1,744 a month, which is 4.4% after the measured fee — before quit rent, assessment and the odd vacant month. Every other building in this series has to say "running costs unknown". Emira is the first where the biggest running cost is on the record.

Based on comparing current listings: "RM 1,600 per month, 1 Bed 1 Bath, Fully Furnished" and "RM 2,300 per month, 3 Bed 2 Bath" (live portal listings, 10 Oct 2026). Our own listing's record — the rent and the 38 requests above — has been live since 2018.

What you are competing against

About 28 Emira units were live for rent when we checked (66 counting aggregator sites) — near-identical serviced layouts, so an unremarkable listing drowns. The other side: demand in Seksyen 13 runs deep. On our own site, nearby Avenue Crest pulled 174 chat requests and The Greens 159. Priced inside the band and furnished for the tenant you want, a whole unit clears — the Shah Alam condominium guide shows how the precinct compares.

5 checks before you buy

  1. Get the real land title document — not the agent's ad. Emira is leasehold, 99 years to about 2111. Done: you hold the title copy.

  2. Get the management's rules in writing — short-stay, room rental, pets. One letter answers all three. Done: you have the letter.

  3. Confirm the fee on your own statement — we measured ~RM0.29 psf (RM158-256 a month by layout); make your number match before you commit. Done: a number on paper. See the real cost of self-managing a rental.

  4. Show your renovation plan to MBSA before you sign anything. Shah Alam's council has its own rules on alterations. Done: the council tells you in writing.

  5. Until checks 1 and 2 are done, buy nothing you cannot undo. For Emira: furniture yes, walls no — a reversible SPEEDRENO rental fit-out converts the unit back to normal in a day.

FAQ

Can you rent rooms at Emira?

Only if your unit already has 2-3 bedrooms (the A types) and the management allows it in writing. City-wide, medium rooms sit at RM800-900 — no Emira-specific room rate has been measured. The room rental and co-living guide covers the operator side.

What yield does Emira give?

About 4-5.8% a year gross at the RM480,000 median: one-bed RM1,600 ≈ 4.0%, two-bed RM1,900-2,000 ≈ 4.75-5.0%, three-bed RM2,300 ≈ 5.75%. After the measured RM0.29 psf fee, the two-bed nets roughly 4.4% before other running costs.

Is short-stay allowed at Emira?

Nine Emira units already run on Airbnb at RM143-338 a night (review counts up to 209), so the demand is real — but the management's written position is not public, and the courts have confirmed it is their call. Get the letter before you spend money.

Are pets allowed at Emira?

The building's rules are not public. SPEEDHOME coliving is cat-friendly, and pet-friendly rooms earn about 15-20% more. The offer is SPEEDHOME policy; building rules can vary.

What running it looks like

Setup is the two documents: title, house rules. Then the work is one tenant whole-unit, or three-to-five tenants if you rent rooms. Whole-unit, the cycle is one listing, a handful of viewings, a stamped tenancy agreement, then rent day. Rooms multiply the cycle — more viewings, more house rules, more small repairs. Short-stay multiplies it nightly and stays gated until the letter is in your hand. SPEEDHOME runs the listing, the viewings and the zero-deposit screening; you approve the tenant before the agreement is signed. Owners weighing the same calls in Shah Alam: the Residensi Dian 2 guide covers that building.

Ready? List your unit with SPEEDHOME — zero deposit, we run the viewings, you approve the tenant.

All figures are asking prices read on 10 Oct 2026 (live portal listings, Airbnb, SPEEDHOME's own listings); the sale median is from transacted records. The maintenance fee (~RM0.29 psf) is the published project rate. More: the landlord investment decision guide.
