The Maple Residences, OUG: how to operate this unit
The Maple Residences is a WCT Land freehold strata development inside the 63-acre W City OUG master plan in Taman Overseas Union (OUG), Kuala Lumpur, under DBKL (WPKL). As documented in the WCT Holdings project release and The Edge Malaysia report, WCT records three towers (A 32 / B 41 / C 51 storeys) on a 4.91-acre parcel, 940 freehold condominium units, eight published layouts, GDV RM954m, scheduled full completion 2025, and a portfolio GreenRE Bronze certification note. The published product is three-bedroom (808–1,163 sq ft) and a four-bedroom dual-key (~1,378 sq ft) on Tower C only. You already have the keys. This page is how to let this 3-bed or ~1,378 sq ft 4-bed without the yield disappearing into fees, empty weeks and a 3-4 year redo — not whether OUG is a good buy.

Not known until you have it in writing: which 3-bed size or the ~1,378 sq ft 4-bed you hold; today's strata fee; short-stay, multi-tenancy, pets, submeter and renovation in the current by-law; the issue document of title; a dated asking rent for your type, not an OUG corridor figure; how you reach the LRT or Jalan Klang Lama from this block.
Which model is even on the table?
The operating model is set by the parcel's actual layout and the management's written position on short-stay, multi-tenancy, and renovation — not by bedroom count. Get the MC letter first; the model table follows.
The Maple publishes 3-bed and 4-bed only — no 1-bed or 2-bed on record, so do not plan a smaller-unit whole-unit path this building does not sell. The 3-bed rooms might work in the existing three bedrooms if MC says multi-tenancy is allowed in writing; the ~1,378 sq ft 4-bed has more existing rooms but the same written MC nod is still needed. Do not partition. Short-stay needs its own letter. OUG is an established KL residential pocket next to Old Klang Road — that is the tenant catch, not a short-stay licence.
| Your unit | Questions for management |
|---|---|
| 3-bed (size on plan) | Is short-stay allowed in writing? Can more than one unrelated tenant occupy the existing three bedrooms? Is any new partition or built-in joinery banned? What is today's strata fee on this 3-bed? |
| 4-bed (~1,378 sq ft) | Same four questions, plus: confirm the fee on the ~1,378 sq ft 4-bed separately — do not reuse the 3-bed number. Are multiple unrelated tenants allowed in the existing four bedrooms? |
Why this changes the decision
JMB/MC stance on short-stay letting. Malaysia's Federal Court in Innab Salil & Ors v Verve Suites Mont' Kiara Management Corporation (5 October 2020) upheld a management corporation's power to prohibit short-term rentals through additional by-laws, and held that short-stay arrangements amount to licences, not "dealings" under section 70(5) of the Strata Management Act 2013. The Maple Residences rules are not in SPEEDHOME's records — treat short-stay as unavailable until management confirms the current position in writing.
JMB/MC stance on multi-tenancy in a 3-4 bed unit. The SMA 2013 allows a management body to make additional by-laws governing use of the building. Without the Maple Residences rules in hand, room-rental remains conditional on written management confirmation.
Renovation approval. The Maple Residences is in WPKL. If you are considering internal partitions, read the current DBKL/COBKL renovation guidelines and obtain the management body's written approval before spending.
Don't use the headline rent
Cash you keep is smaller than the listing price. This page has no published psf. Type the strata fee from your latest statement, then subtract empty weeks, the operator cut, and wifi/bills only if you actually let by room. An OUG corridor rent is not a 3-bed rent — type your type, do not cite other listing sites.
The 3-4 year refresh is the yield killer
Fit-out is not a one-off. Plan to refresh in about 3-4 years (edit the "useful life" field). True yield uses purchase + fit-out + furnishing in the denominator, with a yearly wear allowance so the refresh is not a surprise.
Renovation and interior design for rental at The Maple Residences requires two distinct quotes, not one blended budget — The Maple only publishes 3-bed and 4-bed layouts, so do not model smaller-unit paths that do not exist here. The 3-bed redo addresses one kitchen and two bathrooms across 808–1,163 sq ft; the ~1,378 sq ft 4-bed dual-key is an entirely separate quote (more floor area, three bathrooms, larger kitchen cabinetry; do not reuse the 3-bed figure). Interior design for rental here must be easy-clean, reversible, and tenant-durable — not owner-occupier styling. Use interior design for rental in Malaysia for country-level yield-first guidelines; this page sizes the work strictly to the actual 3-bed or ~1,378 sq ft 4-bed floor plan.
The SPEEDRENO decision boundary for The Maple Residences follows clear capital discipline:
- What must remain reversible: Initial fit-out should be limited to durable interior paint, tenant-grade loose furniture, standard LED lighting, window curtains, appliance maintenance with intact warranty records, and basic kitchen joinery. In a newly completed 2025 WCT development, original developer fixtures and finishes are fresh; do not rip them out or construct permanent drywalls, micro-room partitions, or private submeters without approval.
- What evidence justifies irreversible capex: Irreversible expenditure—such as building drywall partitions, installing private digital submeters after the TNB meter, or extensive smart-lock automation—is justified only if you have written JMB/MC by-law approval for multi-tenancy and submetering in hand, paired with verified 6-month comparable rental transactions showing an incremental net operating income (NOI) that recovers the capex and void period within 24 to 36 months.
- What facts remain unknown pending owner verification: You must independently verify your individual strata title category, the current monthly strata maintenance fee and sinking fund per square foot from your management statement, the specific JMB/MC by-law clauses on short-stay and room subletting, and dated achieved rents for your exact layout band and tower.
A lean SPEEDRENO package for this OUG long-term let starts around RM15,000 as an illustrative scenario (not a quotation) — the actual on-site quote on your specific unit is the real budget figure; see SPEEDRENO rental fit-out for the matched capex reference. Higher finishes increase annual maintenance overhead without guaranteeing rent uplift — leave heavy additions out until management confirms them on paper.
Recurring workload, vacancy and exit
The 940-unit scale makes same-block and same-type comparisons important. Keep a dated sheet for the exact built-up, bedroom count, parking allocation, furnishing and tower; do not average every Maple listing into one rent. A whole-unit home runs one inventory and one renewal cycle; a room model adds common-area cleaning, internet, utility allocation and staggered handovers, so the calculator must show that the incremental economic NOI pays for that burden. Treat vacancy as a signal about the exact product — correct the observable constraint before upgrading finishes. Preserve the exit as a normal three- or four-bedroom home: retain the approved plan, avoid partitions, keep defect and warranty records, and document keys, access cards, meters and management charges at handover.
Viewing / MC checklist
Bring this to the management office or your lawyer:
- [ ] By-law text + filing date for short-stay (cite the Innab Salil precedent if management disputes its power)
- [ ] Same for multi-tenancy / room rental
- [ ] Same for pets and renovation
- [ ] This unit's exact size and the approved layout on the issue document of title
- [ ] Latest strata fee and any special-levy history (last 3 years)
- [ ] Painting / renovation restriction schedule
- [ ] The MC's position on a downstream submeter fitted after the TNB main meter, in writing
What to do next (order of operations)
- Pull the issue document of title for the unit. Confirm residential or commercial.
- Get the MC by-law text from the JMB. Confirm short-stay, multi-tenancy, pet, and submeter clauses.
- Get a SPEEDRENO quote for your specific unit type (RM15,000 is an illustrative planning scenario, not a binding quotation).
- Get a dated rent record for the past 6 months — use an actual comparable for the same phase, layout and furnishing condition.
- Run the calculator below with your actual numbers. The yield is the real yield, with renovation in the denominator.
- If the verdict is whole-unit long-term, list with SPEEDHOME only after the conservative economic-NOI case works. For room-rental confirm the JMB in writing before signing any room-rental TAs (Room Rental & Co-Living Landlord Guide). For short-stay read the JMB's by-law text together with the Airbnb vs Long-Term Rental page — the calculator's short-stay model is gated by default; the JMB's by-law text is the unlock.
Run your numbers
Put in your purchase, the rent you can get for your type, yearly cost (operator + the strata fee you confirmed + finish upkeep), and fit-out. Run the 3-bed and the ~1,378 sq ft 4-bed as different units. Compare list-as-is, a lean redo, and a heavier finish.

FAQ
Should I renovate a Maple Residences unit before the first tenant?
Yes, but only what the unit needs to pass a compliant long-term tenancy, and only after obtaining the management office's written renovation approval. A 3-bed layout (808–1,163 sq ft) and the Tower C ~1,378 sq ft 4-bed dual-key unit represent completely different capex scopes—the 4-bed requires additional flooring, sanitary ware maintenance, and larger kitchen fittings, so do not reuse the 3-bed quote. Essential initial scope is limited to painting, flooring checks, basic kitchen fittings, bathroom fixtures, lighting, and air-conditioning servicing. Keep irreversible drywalls, smart locks, and hotel-style fixtures off the table until written JMB/MC rules permit them.
Whole-unit vs room rental vs short-stay at The Maple Residences?
Whole-unit long-term tenancy is the baseline evidence-backed default. Room-rental is viable within existing approved bedrooms without internal partitions, but remains strictly gated on written JMB/MC by-law confirmation regarding multi-tenancy and house rules. Short-stay is gated on an explicit additional by-law passed by the management corporation under the Strata Management Act 2013, following the Federal Court ruling in Innab Salil & Ors v Verve Suites Mont' Kiara Management Corporation (2020), which confirmed an MC's legal authority to prohibit short-term rentals. Treat short-stay as unavailable until management confirms permission in writing.
How does the Tower C dual-key 4-bedroom layout differ from standard 3-bedroom units for leasing?
Tower C includes a 4-bedroom dual-key layout (~1,378 sq ft), whereas Towers A and B focus on 3-bedroom configurations (808–1,163 sq ft). While the dual-key architectural layout provides a separate studio-like entrance on plan, it does not constitute automatic statutory or management permission for separate submetering, multi-tenancy sub-leasing, or commercial short-stay operations. An owner holding a Tower C dual-key unit must independently verify strata maintenance fees for the larger parcel and obtain written management confirmation before operating split tenancies.
What are the key pre-letting checks required before listing a Maple Residences unit?
Owners should retrieve the individual issue document of title to confirm the residential strata category, obtain current written JMB/MC by-laws (covering short-stay, multi-tenancy, submeters, and pets), request the latest maintenance and sinking fund billing statement, secure a tailored SPEEDRENO site quotation for the specific layout, and benchmark against dated 6-month transaction comparables for the identical tower and layout band before running the net yield calculation.
The Maple is a family-product decision, not an automatic room-rental model
Lead with a complete, well-furnished long-term home; any room-rental sensitivity starts with the exact approved three- or four-bedroom plan. WCT identifies three towers, 940 freehold condominium units and products up to 1,378 sq ft inside W City OUG; the public record does not itself prove a dual-key, split-use or subletting permission. A compact three-bedroom type can become cramped when over-furnished or marketed as co-living; a larger four-bedroom type can justify a room-rental sensitivity only when its actual approved plan, common-space usability and current management conditions support it. Do not infer split-use, submeter or short-stay permission from the bedroom count.
Unit condition, appliance warranties, access-card allocation and renovation scheduling can matter more than a grand fit-out. View the unit with a condition list, check air-con ledges, water pressure and broadband readiness. Ask the management office for the latest renovation form and working-hour rules before a contractor is appointed — a small, reversible SPEEDRENO package can outperform a large design spend when it fixes observable usability gaps without assuming an unrealistic rent uplift. Whole-unit long term remains the fallback that must work on its own. If the unit passes the handover and management checks, list with SPEEDHOME and check Zero Deposit qualification at that point.
Matched SPEEDHOME close
For a The Maple Residences three- or four-bedroom unit where the per-JMB verdict is whole-unit long-term, the matched SPEEDHOME close is the landlord service: tenant screening, tenancy preparation, monthly rent collection and renewal support.
