Platform Access Terms (Landlord)
1. Parties and scope
1.1Provider: SPEEDRENT TECHNOLOGY SDN. BHD. (Registration No. 201601005661 (1176587-M)) (“SRT”).
1.2User: The account holder accepting these Terms (“User”).
1.3These Terms govern the User’s access to the Speedhome platform (“Platform”) for property listing, enquiry management, tenant screening review, viewing coordination, document preparation, and pre-tenancy transactions. SRT facilitates Platform tools and document preparation only; the User remains responsible for reviewing the transaction documents and obtaining any independent advice the User considers necessary.
1.4These Terms do not create any tenancy, master lease, or obligation for any party to proceed to a tenancy. A tenancy exists only after execution of the relevant tenancy documents (Master Lease Agreement, Sub-Tenancy Agreement, or Direct Tenancy Agreement) and Go-Live confirmation.
1.5If the User separately accepts a Master Lease Offer (MLO) for a Protect or Protect+ listing, that MLO governs the Protect / Protect+ listing authority and offer mechanics. These Terms continue to apply for Platform-level matters not covered by the MLO.
2. Definitions
2.1Go-Live means the point at which all tenancy documents are executed, required initial payments are completed, and the relevant party confirms activation in the Platform.
2.2Platform means the Speedhome digital platform (website and mobile application) operated by SRT through which invoicing, payment facilitation, ledger administration, notices, and document workflows are administered.
2.3Recorded Channel means a Platform message, email, WhatsApp message, SMS, recorded call, or other electronic message that can reasonably be recorded and retrieved.
2.4SHP means SPEEDHOME PROPERTY SDN. BHD. (Registration No. 202601021813 (1683910-A)), a related entity that may act as master tenant under Protect and Protect+ arrangements.
2.5Business Day means a day other than a Saturday, Sunday, or gazetted public holiday in the State of Selangor or a Federal public holiday in Malaysia.
3. Ownership and authority verification
3.1The User consents to SRT (and/or SHP) conducting verification checks reasonably required for listing activation and onboarding, including:
(a)identity and document verification (NRIC, passport, company registration, or other identification);
(c)screening checks on the User’s account history, listing history, and Platform compliance record.
3.2The User represents that:
(b)there is no court order, caveat, bankruptcy restriction, winding-up order, or other legal impediment that would prevent the User from entering into a tenancy for the Property.
3.3The User represents that all information and documents submitted for listing, verification, and onboarding are true, complete, and not misleading. Submission of false or forged documents may result in: (a) immediate rejection or deactivation of the listing; (b) recording of the incident in SRT’s internal screening database; and (c) reporting to relevant authorities where required by law.
4. Listing obligations
4.1Listings must be accurate, current, and not misleading in any material respect. The User shall promptly update or correct any listing detail that becomes inaccurate.
4.2The User must not discriminate against prospective tenants on the basis of race, ethnicity, religion, gender, disability, or other characteristic protected by Malaysian law. The User may state a nationality or residency-status preference where the preference is based on a genuine tenancy-related reason (e.g., visa validity, employer guarantor availability, property approval conditions). SRT may remove listings where a stated preference appears to be a proxy for unlawful discrimination.
4.3SRT may, at its discretion, remove, suppress, deprioritise, or suspend any listing for reasons including suspected inactivity, quality concerns, user complaints, potential fraud or misrepresentation, or Platform integrity.
4.4The User must not use the Platform to list any property that is the subject of pending litigation, enforcement proceedings, or regulatory action that would materially affect a prospective tenant’s quiet enjoyment.
5. AI-assisted features and automated tools
5.1The Platform includes tools that generate suggestions, estimates, draft content, or workflow recommendations (including AI-assisted features such as chatbot responses, rental yield estimates, listing optimisation suggestions, and tenant-matching recommendations). These are provided to assist the User’s decision-making only.
5.2No AI-generated output, automated suggestion, automated calculation, automated Platform action, chatbot response, estimate, system notice, or other automated Platform output constitutes a binding representation, warranty, undertaking, guarantee, legal advice, or commitment by SRT or SHP beyond what is expressly stated in the applicable signed documents. The User must review and verify automated outputs before acting on them. Where an automated Platform action is confirmed to be inconsistent with the applicable signed documents, the signed documents prevail and SRT’s obligation is limited to correction or reversal of that specific action within a reasonable time, subject to any express dispute window in the applicable signed documents.
5.3Where the Platform executes automated actions during the pre-tenancy stage, SRT shall use reasonable efforts to apply the documented Platform logic. Confirmed incorrect automated actions are handled under Clause 5.2.
5.4SRT may use anonymised and aggregated Platform data, including listing interactions and operational records, to improve Platform features. No personally identifiable information is used for model training without separate explicit consent.
6. Data consent
6.1The User consents to SRT (and SHP, where applicable) processing personal data for Platform operations, listing administration, tenant matching, screening, fraud prevention, recordkeeping, dispute handling, and where applicable, credit reporting, in accordance with applicable law.
6.2Data may be disclosed to SHP, prospective tenants (on a need-to-know basis for listing and application decisions), payment processors, vendors, professional advisors, credit reporting agencies, regulatory authorities, and successor entities as required. Data may be processed outside Malaysia where needed for Platform operations, with reasonable data protection safeguards in place.
6.3Data is retained for seven (7) years from the later of account deactivation or the last tenancy transaction, unless a longer period is required by law.
6.4Internal records and external credit reporting. The User consents to SRT recording and using payment conduct, fraud/screening incidents, platform-risk events, listing conduct, and default information in SRT’s internal landlord/user record, fraud/screening database, and future Platform screening workflows, subject to applicable law and correction rights. External disclosure to licensed credit reporting agencies, including CTOS Data Systems Sdn Bhd and RAM Credit Information Sdn Bhd (RAMCI), shall be limited to information that is legally permitted and operationally accepted by the relevant agency. As the default position, external credit reporting is limited to verified financial defaults, including outstanding fees, forfeiture amounts, and other verified payment defaults. Fraud allegations, screening flags, or platform-risk events shall not be disclosed externally unless they constitute a verified financial default, are required by law, or the relevant licensed agency confirms it may accept that category. Before reporting a default externally, SRT will issue a cure notice through the Platform giving at least seven (7) days to cure, unless immediate reporting is required by law.
6.5Data subject rights. Under the Personal Data Protection Act 2010 (PDPA), the User may request access to, or correction of, personal data held by SRT, or withdraw consent to processing (subject to contractual and legal obligations). Requests may be submitted via the Platform. SRT will respond within twenty-one (21) days or such other period as required by law.
6.6Sensitive personal data. Where SRT processes sensitive personal data (including credit check data and ownership verification records), such processing is carried out under the User’s explicit consent given under these Terms and in compliance with applicable law.
7. Limitation of liability
7.1SRT does not guarantee that any listing will receive enquiries, that any viewing will occur or convert, that any tenancy will proceed, or that any level of market demand exists for any Property. The Platform facilitates matching, screening, and contracting; it does not guarantee tenant quality, rental yield, or tenancy outcomes.
7.2To the maximum extent permitted by law, SRT’s total liability arising from or related to these Terms or the User’s use of the Platform at Stage 1 (pre-tenancy) is limited to Ringgit Malaysia Five Hundred (RM500) or the total fees actually paid by the User to SRT for the relevant listing transaction, whichever is higher. SRT is not liable for indirect, consequential, or incidental loss.
7.3Nothing in this Clause excludes liability for fraud, wilful misconduct, or death or personal injury caused by negligence, to the extent such exclusion is prohibited by applicable law.
8. Notices and communications
8.1The User consents to receiving Platform notices via Platform notice inbox, email, WhatsApp/SMS, and other channels configured in the Platform.
8.2Notices are deemed served at the time shown in the Platform transmission log or the time sent via the relevant channel.
8.3The User must keep contact details updated; failure to update does not invalidate service.
9. General
9.1These Terms are standalone and do not incorporate external documents by reference.
9.2If any provision is invalid, the remainder continues.
9.3These Terms are governed by Malaysian law and the parties submit to the Courts of Malaysia.
9.4Electronic acceptance and Platform records are valid and binding.
9.5SRT may update these Terms with at least thirty (30) days’ notice via the Platform. Any change that materially affects the fees, liability framework, or obligations under any active tenancy agreement (a Material Change) is effective only if the User is shown the updated Terms in the Platform and explicitly accepts them (e.g., by clicking “I Agree” / OTP confirmation). Non-material changes take effect on the effective date stated in the notice, and continued use of the Platform after that date constitutes acceptance. The User may close their account if they do not accept a Material Change.

10. Execution
