This tenant FAQ gives the current answers renters need before booking, paying, signing, moving in, renewing, or ending a tenancy through SPEEDHOME. The short version: keep every payment on-platform, read the tenancy agreement before signing, and treat Zero Deposit as a deposit replacement model, not insurance or a waiver of tenant responsibility.
Before You Book a Unit
Only book after you have checked the listing, viewing arrangement, rental amount, move-in date, and payment flow inside SPEEDHOME.
Do not transfer money directly to a landlord, agent, or personal bank account outside the platform. Off-platform payment is the fastest way to lose scam protection and documentation.
- Check that the listing is on SPEEDHOME.
- Confirm viewing details through the app or official support channel.
- Keep screenshots of the listing and payment instruction.
- Ask before paying if any charge is unclear.
Payments and Zero Deposit
Zero Deposit reduces the upfront cash needed to move in, but it does not remove your obligation to pay rent, utilities, damages, or agreed charges.
Zero Deposit is not deposit insurance. It is a rental model where eligible tenants skip the traditional cash security deposit while SPEEDHOME manages screening, documentation, rent collection, and eligible landlord protection under current product terms.

Tenancy Agreement and Stamping
A signed tenancy agreement protects both tenant and landlord, but it should also be stamped so it can be used properly as evidence if a dispute reaches court.
For current 2026 stamping, use e-Duti Setem through MyTax. Stamp duty rates follow Finance Act 2024: RM1, RM3, RM5, or RM7 per RM250 of annual rent depending on tenancy duration. The old RM2,400 exemption was removed from January 2025. Use the 2026 stamp duty calculator to work out exactly how much stamp duty applies to your tenancy.
During the Tenancy
Pay rent on time, report maintenance early, and keep written records for every serious issue.
If something breaks, report it with photos or video. If rent will be late, communicate early through the proper channel. Most disputes become expensive because both sides rely on memory instead of records.
Move-Out, Damage, and Refunds
Your best protection at move-out is evidence: condition photos, handover records, utility bills, and written confirmation of keys returned.
Normal wear and tear is different from damage. Broken fixtures, unpaid utilities, missing items, or unauthorised changes can still become tenant responsibility depending on the tenancy agreement and evidence.

FAQ
Is Zero Deposit free for tenants?
Zero Deposit means you do not pay the traditional cash security deposit upfront if you qualify. It does not mean every charge is free. Check the current checkout page for first rent, agreement, stamping, short-term surcharge, or other applicable charges.
Does Zero Deposit mean I do not pay for damages?
No. Tenants are still responsible for proven damage, unpaid rent, unpaid utilities, missing items, or breaches of the tenancy agreement. Zero Deposit changes the upfront cash flow; it does not cancel your obligations.
Can I pay the landlord directly?
Do not pay outside the SPEEDHOME platform unless SPEEDHOME support has clearly instructed you in writing. Off-platform payments create scam risk and make it harder to prove what happened later.
Do I need a stamped tenancy agreement?
Yes. A stamped tenancy agreement is much stronger if there is a dispute. From 2026, stamping is handled through e-Duti Setem via MyTax, using the Finance Act 2024 rates.
What should I do before moving out?
Clean the unit, settle utilities, take dated photos and videos, return keys properly, and keep written confirmation of handover. This reduces disputes over damage, missing items, and refund timing.

what if the landlord decides to terminate the agreement early ?

When a Landlord does his claim to Allianz, does the Tenant have to pay the claim amount?
No, tenant does not need to pay the claim amount.
Hi. I want to ask, can the lanlord postpone the tenant date of move in through messaging (reason the house not ready) eventhough already put a specific date on the agreement?
Hello, in this case, you will need to liaise with your tenant and respective SPEEDHOME personnel assisting you.
Will speedhome undertakes to ensure tenant paid up the monthly utilities charges on or before due date, and/or outstanding charges due before date of moving out.?
On a monthly basis, the SPEEDHOME team will send out multiple reminders before the rental due date, during the due date and even after the due date. This applies to tenants that are moving out as well.
On the other hand, if the landlord has subscribed to an insurance package on SPEEDHOME, the landlord will get a loss of rental, Overstay Cash Defender and on-time rental protection where the landlord will get their rental even If the tenant does not pay. SPEEDHOME landlord insurance also covers unpaid utilities up to RM3000.
Hi the speedsign fee in only paid one time when I move in or I have to pay rm399 every month on top of the house rent
The SPEEDSIGN fee is a one-time fee for tenancy agreement, so you will only need to pay it when you sign the tenancy agreement
