How to make a claim when something goes wrong

Under Protect and Protect+, when your tenant abandons the property or is evicted for non-payment, you can claim under the Inconvenience Benefit for eligible costs. Here’s how the process works.

Vacancy is confirmed

The tenancy ends — either through abandonment, eviction, or termination due to the tenant's default. The clock starts from the date Speedhome confirms the property is vacant.

Speedhome issues a DRI

Speedhome will send you a Deposit Release Instruction (DRI) within the ordinary administration timeline. This sets out the proposed deposit refund to the tenant and any proposed deductions for utilities, cleaning, or damage — with supporting evidence attached.

3 business days to dispute (if needed)

If you disagree with any part of the DRI, you must raise your dispute within 3 business days with specific reasons and supporting evidence — photos, invoices, or contractor quotes. A bare disagreement without evidence is not a valid dispute.

Release the deposit within 7 calendar days

If you don't raise a valid dispute, you must apply and release the deposit as directed in the DRI within 7 calendar days. Failure to do so allows Speedhome to set off the unreleased amount against your next payout.

Submit your Inconvenience Benefit claim

You must submit all supporting documents — utility invoices, cleaning receipts, contractor invoices — within 14 days of vacancy confirmation. Claims submitted after this window may not be considered.

Speedhome verifies and pays directly

Inconvenience Benefit payments are made directly to the utility company, cleaning contractor, or repair vendor — not as cash to you. This ensures verified costs are settled against verified invoices.

Important: Claim amounts are subject to the Inconvenience Benefit cap shown in your Plan Subscription Confirmation at Go-Live. The cap is a single shared pool across utilities, cleaning, and fixture repairs. Quotations, unpaid invoices, self-estimates, and unperformed works are not payable.

What Speedhome can and cannot cover

Understanding what qualifies for a claim saves time and avoids disputes. The Inconvenience Benefit covers verified, documented costs for specific categories — not general property costs or landlord-side maintenance.

Claimable
  • Outstanding utility bills (electricity, water, sewerage) left unpaid by the tenant
  • Professional cleaning required after the tenant vacates
  • Accidental damage to fixed fittings — built-in carpentry, doors, walls, ceilings, floor finishes, fixed kitchen and bathroom fittings, windows, plumbing, and electrical fittings
  • Like-for-like repair or reinstatement (not upgrade or replacement of a whole unit where only part is damaged)
  • Replacement of items with no remaining usable life for future tenants (e.g. a hygiene-compromised mattress)
Not claimable
  • Normal wear and tear — scuffs, surface marks, fading
  • Gradual deterioration or inherent defects
  • Pre-existing damage present before the tenancy
  • Betterment — replacing a damaged part with a brand new full unit
  • Owner-side maintenance (structural issues, ageing failures, building charges)
  • Unverified claims, self-estimates, or unpaid invoices
  • Items not documented in the tenancy inventory at Go-Live

How to make sure your claims hold up

The single most important thing you can do as a landlord is maintain a complete photographic record of your property’s condition — at move-in, periodically during the tenancy, and at move-out. Claims are assessed against documented evidence. Without it, even a valid claim can be difficult to substantiate.

  • Photograph every room, all fixtures, furniture, and fittings
  • Upload condition media through the Speedhome platform
  • Record the condition of all items in the inventory list
  • Note any pre-existing marks, scratches, or defects
Do this at move-out
  • Upload comprehensive move-out photos and video
  • Get contractor quotes or invoices for any repairs needed
  • Submit documentation within 14 days of vacancy confirmation
  • Respond to any DRI issued by Speedhome within 3 business days
