A tenancy agreement in Malaysia should do three jobs: record the deal, prevent predictable disputes, and give both sides a usable document if the rental goes wrong. It should not be a generic template with names pasted in.
What Must Be In The Agreement
At minimum, include landlord and tenant details, property address, tenancy period, rent, payment date, deposits, utility responsibility, inventory, maintenance responsibility, house rules, renewal, early termination, default and notice clauses. If the property is partly furnished, attach an inventory with photos.
Stamping

Deposit And Utilities
State exactly what can be deducted from deposit: unpaid rent, unpaid utilities, damage beyond fair wear and tear, missing items or other agreed charges. For utilities, state whose name the account should be under and require meter readings at handover.
Renewal And Ending The Tenancy
Do not leave renewal to casual WhatsApp messages. If rent, term or parties change, record it in writing and check stamping. If either side wants to end early, the agreement should explain notice, penalty and handover.
